So when I hired Kim to coach Erica and Brian for 12 weeks, she made them read the contract every day for two weeks. And this one can fight you out of a contract in about two seconds because she knows it in and out. So if you want to be really good for your clients, you better know that contract in and out and those buyer brokers and those things, because you should be able to get your clients out of something on a whim. And interesting story is I talked to a client, which I was aggravated with him, one of our investors, and they just randomly went into an open house and bought a condo. And then of course, when it became a problem, I got the call. They didn't want it. It was a pain in the ass, all the things. And he's like, how do we get out of this and not lose our 10 grand? I'm like, well, have you gotten the HOA disclosures yet? He's like, no. There you go. They were already passed their inspections. They already negotiated everything. But Title had not sent them the HOA disclosures. I'm like, you can cancel based on that. And they did. They got their earnest money and they walked on. But their own agent wasn't smart enough to figure that out. Oh, no, you're going to stay in this like you already passed. Well, if there's a will, there's a way. Until we exhaust all those options. So that's why it's important to know you're outs of a contract and where you're protecting your buyer.
