Actually taught one of my very good friends that, you know, he had gotten out of real estate. He went to rehab. He had a really hard time in his life. And then he came back, and I remember standing there at Christmas time, and he's like, I think I'm gonna get my insurance license. Like, that's stupid. My dad showed me this wholesale thing. You'd be really good at it because, you know real estate. And I taught him what to do, and next thing you know, he is, like, pounding the phones. I mean, back then, it wasn't nearly as cutthroat as is now, but he was going to town. Like, we were picking up 10 deals a month, and I had enough investors to partner with to buy this and buy this. And we were moving things around. And then as we started flipping things, we're like, hey, I told Wendy. I'm like, we need to start keeping. Like, this is really important because we're doing all this work. We're getting 10,000 or $20,000 in profit, and there's more to it than this, right? We got to pay taxes and all that stuff, right? And so our goal is to keep one a quarter. And next thing you know, it got a little bit addicting because I'm like, okay, I got money from the investors. I can refinance. It's not really cost me any money. So next thing you know, we're like, I don't know, 50 properties deep.
