Win the Listing with RealVitalize / RealVitalize / Overview

This recorded training explains the RealVitalize program — a service agents can offer sellers that fronts upfront costs for non-structural home improvements (interior and exterior) via a partnership with Angie/Angi, with repayment due at closing. The session presents benefits (no enrollment fees or interest, Angie Project Consultants, vendor network and an Angie Happiness Guarantee), eligibility rules and exclusions (no credit checks; excludes bankruptcies, bank-owned/pre-foreclosure/foreclosure/forbearance/short sale), geographic restrictions (not available in DE, RI, LA, ND, SD; cannot be used to prospect in NJ), budgeting and workflow (enroll via myCBdesk, virtual Angie consultant, approve estimates, sign Participation Agreement, repayment at closing) and repayment contingencies (seller must repay within 15 days if listing expires/cancelled, if 12 months pass from first project completion with no close, or if net proceeds are insufficient). The session gives multiple before/after case studies with concrete numbers and time-to-sale examples, describes project coverage (anything non-structural; maximum program budget $50,000), and notes operational requirements in certain title markets (must close with an "anywhere integrated" in-house title company).

We do want to highlight the importance of the Telephone Consumer Protection act, better known as tcpa. The general rules are that it's okay to call people if the person recently gave you their phone number, but remember to check the DNC lists regularly if they haven't spoken to that person or contacted the lead in a while. You will also want to check the DNC lists anytime you don't have express permission. Automated calling and texting platforms should never be used. Pre recorded messages and artificial voices should never be used. You will be personally liable for any violations of the tcpa.
Let's get started talking about the RealVitalize program. Listings are one of the most lucrative and time efficient ways to build a sustainable real estate business. There is a well known saying in our industry list to last to launch and sustain a business that lasts, top agents focus their business on working with sellers. With listings comes inventory and with inventory comes market share. And the best part about listings is that you and the seller have the same sell the house. Your role is to demonstrate to the seller at every point of contact that you have the skills, resources and tools needed to achieve that goal. But there are some challenges happening in the market that agents are overcoming to obtain new listings. Both interest rates and the housing supply continue to fluctuate. These changes can affect a seller's confidence in diving into the real estate market. Rapid advancements in technology, including AI and automation, really require agents to continuously update their skills and adapt new tools to stay competitive. And these market and technology trends are resulting in a very tight competition for listings. Sellers are ultimately looking for the right agent who demonstrates the ability to help them meet their goals. We are here today to talk about a program that can help you overcome these challenges and show your sellers exactly how you can help them meet their goals. The Real Vitalize program is an exclusive offering for your clients that helps them make home improvements and repairs to prepare their home for sale. This program covers the upfront cost for the customer and gets paid back when the listing sells. The revitalize Program is partnered with Angie, a home services platform that connects contractors, project consultants and homeowners. This partnership gives you access to trusted service providers, project management support and more. There are a few big benefits to share with your sellers and potential sellers when you are pitching the Revitalize program as part of your services. First, there are no enrollment fees to participate or even to simply get an estimate. If your clients are thinking about making some upgrades at any point in the listing process, you can offer the Revitalize program as an easy option to get a professional consultation and project estimate. If they decide to move forward, then no interest will be charged on the capital funded to cover those upfront costs. They simply pay the money back at closing with no added interest. And just to be clear, you are also not charged any enrollment fees or interest when participating in this program. The Revitalize program creates a really powerful opportunity for agents to differentiate yourself in your marketplace and can help build that listings based business. I'd like to share three key numbers that point to potential benefits for your business. Firstly, 27% of agents using the Revitalize program state that they won the listing because of the program. In addition, agents that use this program for their listings earn on average 0.66% higher commission rates over agents who do not. And to top it all off, listings that use the Revitalize program sell on average for 6.8% higher. Now let's take a look at the Revitalize program in action. An agent was presented with an opportunity that might make some agents shy away from a house that was filled to the brim. But thankfully they didn't flinch. They pitched the benefits of the Revitalize program along with their other services, won the listing and got to work. The agent knew that with the Revitalize program on their team, this listing could be reborn in no time. The Revitalize program can help modernize a space, making it easy for any buyer to imagine living there. The agent suggested the upgrades that could make a big impact. Once Angie's Home Improvement Vendors provided work estimates, the seller decided to move forward with junk hauling a deep, clean new flooring, refreshing of the kitchen and bathroom, and some other minor repairs. These might seem like upgrades we wish all sellers would do because we know even the simple upgrades can make a huge impact. The good news is that the Revitalize program can make pitching these upgrades to your sellers even easier. There is no cost to enrolling the listing for work estimates and the seller doesn't have to worry about paying for the upgrades up front. Repayment is handled at closing. This after photo truly looks like a different kitchen entirely. The agent and their client utilize the RealVitalize program to transform this space from crammed and cluttered to a relaxing oasis. And part of any oasis is of course a peaceful primary bedroom. Before the services through the Revitalized program, this bedroom was not an ideal spot for any buyer to lay their head at night. But the after is what dreams are made of. Both calming and on trend, this primary bedroom really became a place that any buyer would love to call home. Bathroom needed a bit of remodeling too. These before and after photos are simply to show what can be accomplished with the help of the Real Vitalized program and those Angie service providers, A new buyer was found in only 17 days of the house being on the market. The estimated list price prior to updates was $350,000 and the home sold for $504,000. Everyone won here. The buyer got a new home, the seller netted a higher return and the affiliated agent earned a higher commission. The agent was also able to use this story to market their services and bring in even more business today. Throughout this session we are going to cover everything you need to know about the Revitalize Program and the benefits it can provide for your business. Here's a brief overview of what we will be sharing with you. Let's get started talking about the Revitalize program experience. The RoboLize program covers the upfront costs for a large variety of different services to make your listing sale ready, ranging from staging to painting, junk hauling, repairs and more. And this is all just what's on the inside. The program also covers the upfront costs for a variety of outdoor projects including landscaping, pavement repairs, roof repairs, pool cleaning, and more. And of course, larger projects are also offered too, such as carpentry, plumbing and electrical work, drywall repair, refreshing the kitchen or bathroom, new flooring, etc. The main takeaway from all these potential project lists is that the Revitalize program covers the upfront costs for anything non structural. Structural projects such as foundation work, building an addition to a home, or tearing down a load bearing wall are not included in the the Real Vitalize program is available as a service to all sorts of sellers. If the seller doesn't have upfront funds for repairs or upgrades because their equity is tied up in their home or their funds are being put towards their next move, you could pitch the Revitalize Program. The seller keeps their money tucked away exactly where it is while using the Revitalize Program funds to make those impactful upgrades with no enrollment fees and no interest charged. All they do is pay it back at closing. Another pitch might be to a seller that doesn't have resources like time or access to the property to complete the projects. They could be moving out of state, living out of state already, or have little time to project manage. You can pitch the Revitalize program to get the support they need to coordinate projects and services through angie. This third type of seller may have funds, may also have resources, but they desire that one stop shop experience and you can provide it by using the rovitalize program. Your clients will have access to a dedicated ANGIE project consultant who will coordinate vetted local vendors to get the desired projects done, making small and large renovation projects a breeze. Now you're probably thinking of a few past, present or future clients that would benefit from their WellVitalize program. I'm going to help expand that scope even more. The RealVitalize program can be used at any point in the listing process. First and foremost, you can pitch the program during your listing presentations. As part of your service package. You can enroll listings in the Revitalize program to make the home show ready. You can refresh a listing that has gone stale or help with repair requests after the inspection. So let's take a moment to talk budget. Every property enrolled in the Rel Vitalize program will have a project budget based off your list side commission. So let's say we have a home coming to the market at $600,000. You as the agent are receiving a 2.5% list side commission which equates to $15,000 in commission for you. Please note that this commission rate is for illustration purposes only. Commissions are not set by law and are fully negotiable. This same formula is how we actually calculate project budget. So in this example, your sellers would set the equivalent of your list side commission $15,000 as the top budget through the Revitalize program. Now we do not touch your commission. This formula is simply how we've decided what we are comfortable fronting to your sellers for updates and repairs. And since we equate the seller's budget to your list side commission, this really gives you negotiating power. You can leverage this opportunity to negotiate higher commissions for yourself and in turn more project budget for your seller. Your sellers are welcome to pay for overages if they'd like to get additional projects done while using the ANGIE service providers and ANGIE project consultants. And keep in mind, the program maximum budget is $50,000. Now what is the journey going to look like for you and for your seller. The first step is to enroll the listing in the RealVitalize program. Simply submit the listing details through the RealVitalize enrollment form available on my CB desk. And remember, enrollments are no obligation. Estimates are complementary. You and your seller will then connect with a virtual Angie Project consultant to determine services needed and the scope of work. Step three is where your seller has a decision to make. After reviewing the estimates, they have to decide if they want to move forward or not. If they choose to move forward, they can approve the estimates and sign the Revitalized Participation Agreement. This is a good time to remind sellers that they are not obligated to move forward and sign the Participation Agreement. If they decide to move forward and the work is completed, then the listing process continues until the property sells. And finally, step six is the demand for repayment which will happen at closing. Throughout the Revitalize Program journey, you will be connected with an Angie Project Consultant who will source home service providers from Angie's network. Let's take a moment to review how they are here to help you and your business grow through the Revitalize Program. We are partnered with Angie. The first benefit to this partnership is access to a large network of professional local service providers. The RealVitalize program taps into this Angie network to source only the top notch vendors for your project. All Angie vendors sourced for your projects come with the Angie Happiness Guarantee. Through this guarantee, if your seller is not happy with any part of the work done, Angie will do what is needed to make things right. If you're interested in working with your own trusted service pros, you can get them onboarded. All that is needed is for your vendor to submit their business details through a brief online form and they will be connected with the Angie vendor onboarding team for next steps. This process can take up to one week to complete, so definitely get this started ahead of your project. The link to onboard your vendors is available on my CBdesk. Please note as well, all agent referred vendors must be vetted through the Angie Screening process which does include a background check and agreement to the revitalized program terms and conditions. The onboarding of an agent referred vendor is not guaranteed and these vendors are also not covered by the ANGI Happiness Guarantee. There will be support for the projects too. We have an entire team of Angie Project consultants working with our Revitalize program to guide agents through the experience. Each project gets assigned a dedicated Angie Project Consultant that will help coordinate the entire project from start to finish. These Angie Project consultants help source vendors schedule Walkthroughs deliver estimates to the client and ensure the vendors are paid and clients are happy. They are working with you virtually to ensure project success. Throughout the revitalize journey, there will be something for everyone to do. You can be responsible for enrolling the seller, supporting them to determine the scope of work, and continuing that support through to project completion. The seller may or may not want you to be present for walkthroughs and to be checking in on project progress, but you can offer this as a service as your schedule allows. The seller will be responsible for determining the work they need done, being present for the vendor walkthroughs, communicating with you and with the Angie Project Consultant regarding the project, and approving the finished projects. Now, the Angie Project Consultant will be in constant communication with both you and your seller throughout the process as they source vendors, schedule walkthroughs, send estimates, check in on project progress, and process those vendor payments. As a reminder, the Angie Project Consultant is virtual so they will not be able to attend walkthroughs or to see the finished project. I hope you're getting excited about the many advantages and opportunities that the Revitalize program can offer you and your sellers. Let's now take a look at the program requirements and restrictions as there are a few all residential property types are eligible for the Revitalize program. The project estimates will need to be within the project limits or the seller must be willing to pay the overages. We try to make this program widely accessible to as many sellers as possible, so there are very few seller qualifications to get started. There is no minimum or maximum housing price to qualify. There's also no minimum project cost to participate and there are no credit checks to qualify for the program. As you pitch this program to your clients, this is one of the biggest selling points of the program. No credit check simplifies the experience for your clients at a time when they are typically selling their home to purchase another one and a credit check would impact that experience. If the seller is in bankruptcy or if the home is bank owned in pre foreclosure, foreclosure, foreclosure, forbearance, or a short sale, the home unfortunately will not qualify for the program. If any of these conditions apply, then they are not allowed to fill out the application. And finally, for those of you located in seller control title markets, we do have a requirement in place to close with an anywhere integrated services in house title company. This requirement is put in place because we handle the demand for repayment at closing and if we can work with an in house title and escrow affiliate, it really streamlines the process for everyone. One of the questions we typically hear at this point is what if the property doesn't sell? Putting it simply, if your seller uses revitalized program funds on their property upgrades, they agree to either pay us back through the proceeds of the sale or directly out of pocket if things do not go according to plan. So the seller agrees to pay the revitalized program directly within 15 days if any of the following scenarios occur. If the listing agreement expires without renewal, if the listing agreement is canceled or terminated, if the listing goes 12 months from the first project completion date with no close, or if the net proceeds are insufficient to repay the program in full. Your seller agrees to these repayment terms when they enroll in the program. So please ensure they are aware of this and comfortable with this part of the agreement. Now let's wrap up with a few final revitalize transformations so you can see how agents are using the program. This is really where the program comes to life. I'll start with some quick and easy updates. This condo had good bones, as they say, but needed a couple updates to get it ready for the market. The agent saw the potential, pitched the program to the seller, got the listing, enrolled in the program, and sold the property. With the revitalize program, this home was reborn. The full house was painted to be on trend with what buyers are looking for in today's market. This condo had good light, but felt dark and outdated. Buyers these days are looking for their homes to feel relaxing. Some are willing to put the work in, but most want something turnkey, so it was fully freshened up in this room. Small changes like fresh paint made a huge difference in creating a welcoming environment for new buyers and their future guests. Fresh paint and new carpet was all this bedroom needed to become a space where dreams come true. This property would have been listed as is for about $280,000. After just $10,000 in renovations, the home went pending within 12 days of being on the market and sold for $305,000. Now let me show you one more example of a great listing that needed a little sprucing up to get show ready. This cozy home needed a big refresh. Take a good look at this before picture. Not really something many of us would want to advertise on farming postcards. The after photo, however, is just the opposite, something we would all be proud to show off. The updates were carried through to the living room to create a welcoming environment for new buyers and their future house. Guests. Some work was done by Angie service providers in the kitchen to make strategic renovations that could really make a big impact. New counters, new floors, modern appliances, granite countertops and professional painting of the cabinets quickly turn this kitchen into the heart of the home. These before and after photos are simply to show what can be accomplished. With the help of the Revitalized program and Angie service providers, this property could have been listed as is at $150,000. The seller wasn't exactly ecstatic about that list price, so the agent proposed the RealVitalize program as a solution. After deciding on a few key projects that could really make an impact and enrolling the listing in the program, the project estimates came to 6,500 DOL and the work was completed by a team of Angie's home improvement professionals. The home was listed at $186,900 and after just four days on the market sold for $235,000. Now to wrap up, I'm going to show you how you can get started incorporating the Revitalize program into your business.
