#1 Marketing Method to Get Land Deals (Beginner Friendly)

Start with cold calling or texts to land sellers, outsourcing to agencies like Land Talk Pros for around $500 a month. Follow up with personalized direct mail to re-engage leads, and track how many offers you send monthly since offers are what close deals.

All right, so we have cold calling, text messaging campaigns, and direct mail when it comes to capturing leads in this land flipping business model. So now we need to figure out when you're first getting started, what's the best marketing channel to choose and why. So my top recommendations of what I tell my coaching students is to start with either cold calling or text messaging campaigns. And I say that for 3 reasons. One is that it's normally going to be a little bit more budget friendly when it comes to text messaging campaigns. You're probably using something like SmarterContact or Launch Control. It's going to average around $500 a month in terms of what that's going to be to use that service. You also need to take into consideration the property record cost. I go all of that into detail on a previous episode, so feel free to give that a listen. But reason number one, it's going to be a hell of a lot cheaper. Now, what I do recommend though is I highly recommend outsourcing that to a marketing agency when you're first getting started. Now, I do think it's going to be pivotal in your business to build an in-house team at some point, but you really don't know what you're doing yet. You don't have any SOPs in place. You don't have a playbook, you don't understand like a commonly asked seller objections, for example, you don't have a script. There's a lot of things needed to get started when it comes to building out a team and an infrastructure. So I highly recommend getting started with a marketing agency. There's some good options out there and they are quite affordable in comparison still to direct mail campaigns. So my recommendations would be a company like Land Talk Pros, who I have a partnership with. There's Land Caller, there's Lead Mining Pros. They all do a fairly well job. There's pros and cons to each of them, in my opinion. So feel free to shop around and figure out which one works best for you. And reason number 2 on why you should do that is because you're going to have a hell of a lot more leads to work with that come across your plate. So when you have more leads that come across your plate, that means you're going to be having more conversations. When you're having more conversations with more sellers, you're going to understand commonly asked seller objections. You're going to understand your talk track, what you're comfortable saying. What your pitch looks like. You're going to be receiving more leads. You're going to be comping them out. You're going to figure out what type, what types of offers you can provide to them. Is this a double close play? Is this a quick all-cash offer? Are they strapped for cash? Is this going to be an owner financing play to where I can leverage a private money lender on the down payment and I have enough capital to make monthly payments? Is this going to be partnering with a joint venture or partnering through a joint venture agreement, partnering with an investor like you're going to have way more reps that are built in from that in comparison to doing something like a direct mail campaign. Now, direct mail campaigns still work, but I think direct mail is kind of in a weird limbo right now to where we're all trying to figure out how to make it more effective rather than the traditional 2-page offer letter. But the nice thing with this is that you could still do multi-touch marketing. So if you have qualified leads that come across your plate when it comes to cold calling and text messaging campaigns, you'll notice there's a lot of times to where those people just don't call you back anymore, or they just never called you back for some reason when you captured them as a lead. So what can we do? It's not like we're just going to keep cold calling them and text messaging them. They're not responding to that. Why not hit them up with a strategic one follow-up, or like a follow-up mailer? So for that, you can make it personalized like I just held up to the screen. I have a 6x9 yellow envelope here. You could handwrite it on the first page. You could do a unique stamp. You could put stickers on there if you'd like. Even the first page, you could handwrite some of that because because you have contacts from when you captured the lead based off of whatever information that they said from the marketing, from whatever the marketing agency told you. So you could be a hell of a lot more personable when it comes to that. Hell, you could even look up the seller, see if you could find them on social media, figure out what they like and dislike, and find any way you could personalize it. And then you could have a purchase agreement on the second page just to show that you're serious. There's an offer price on there, you have your signature on there, and you send those out. Now, this is really important because leads are one thing, but another KPI is how many offers are you actually sending out per month? You're not going to get deals if you're not sending out offers, right? So what I'm saying, if you're just getting started, I highly recommend doing either cold calling or text messaging campaigns with strategic follow-up mailers. I think that's the best reason or the best way to get started for the reasons that I had just mentioned. So if you're considering getting started, Those are the routes that I would go. Um, if you have any questions, feel free to hit me up. You could find me in my school community, and I'll see you guys in the next one.
