House Flipping vs Land Flipping

Anthony Weiler explains why house flipping margins are collapsing and land wholesaling is roughly ten times more profitable. Land deals have fewer buyers, motivated sellers, faster closings, and lower competition. One student turned $37,000 in debt into $41,000 profit on a single land deal while keeping his day job.

If you're a wholesaler making $2,000 to $5,000 per deal and wondering why you're grinding so hard for so little, by the end of this video, you are going to understand exactly why my students are making $25,000 to $50,000 per deal. And more importantly, you'll know if you can do it too. So I've coached over 300 people into this, and most of them thought they'd have to start from scratch, but they didn't. One of my students, Clyde, for example, went from $37,000 to debt to $41,000 of profit on a single deal, all while still working his 9 to 5. But there is one thing that shocked me about his success. So in this video, I'm going to show you exactly why Wholesaling margins are collapsing right now. The 5 mechanics that make land deals 10 times more profitable while your wholesaling skills transfer directly. You are not starting over. Now, before we dive in, if you're serious about making this transition and want to talk to my team about what's possible for you, book a call below. And what we'll do is we're going to map out your specific situation and show you exactly how your wholesaling background applies to land. Now, this is for operators ready to move. And if that's you, the link is in the description. Let's start with what you already know is that the wholesaling market is saturated. We have hedge funds, institutional buyers, other wholesalers, everyone's competing for the same deals. And when everyone competes, margins compress. Now, most wholesalers that I talked to are celebrating a $5,000 to a $10,000 profit per deal. That is the industry standard. But here's the problem that nobody talks about— that, that $10,000 fee, after marketing costs, your mailers, your cold calls, your ads, that $10,000 becomes $2,000, maybe less. So you're grinding for $2,000 net profit per deal. And to hit $10,000 a month, you need at least 5 deals every month competing against everyone else doing the same thing. And that's not wealth, that is a job. Now, I'm not saying that wholesaling is dead. I'm saying that the math has changed. And once you see what's happening on the land side, you'll understand why so many experienced wholesalers are making the switch. And here's why land deals are so much more profitable. So let's start with reason number 1, which is less competition. Because in wholesaling, you're competing against thousands of other wholesalers and hedge funds. Now when it comes to land, the buyer pool is smaller. You're selling to developers, investors, and owner occupants actively searching for land. Reason number 2, we have motivated sellers. So here's who's selling land right now. People who inherited property from grandparents and live 2,000 miles away, or people who bought land decades ago thinking that they'd build on it someday, and now they just want it gone. So people paying taxes every year on land they haven't visited in over a decade. Now these sellers don't want to list with a realtor and wait 18 months. They want a check and the problem off their plate. That's why they'll accept anywhere from 50% to 70% of market value, which I normally buy again at 50% to 70%, and I sell it 80% to 100% to eager buyers. Now that spread, that's my profit. Now reason number 3, we have fewer contingencies. So with house wholesaling, you've got appraisals, inspections, other contingencies, and deals fall apart, buyers back out. And with land, the transactions are simpler. There's no contractors, no tenants, no renovations. No 3:00 AM calls, just land and just profit. Now, I've personally closed deals where the entire transaction from accepted offer to cash in my account took no longer than 30 days. And reason number 4, we have faster closings. So land deals close faster. You're not waiting for bank approvals, your capital deploys faster, and you move on to the next deal sooner. And reason number 5 is that one deal funds 3. So here's the real difference with wholesaling. To scale, you need more deals. More marketing, more cold calls, more mailers. But with land, one $40,000 deal funds my entire operation for the next quarter. You're not grinding for volume, you're grinding for quality. Now, here's the part that matters most. Your skills transfer. Deal analysis is the same skill. You're running comps, calculating margins, identifying profit opportunities. The math is identical. And negotiating, you've already mastered that. Sellers are sellers, whether it's a house or land. You know how to build rapport and get to a number. And when it comes to buyer networks, you already have them. You have developers, investors, owner occupants, they're all looking for land, your existing network is already qualified. And the only thing that changes is the asset class. You're not managing contractors or tenants, you're not dealing with inspections or appraisals. So you're not starting from zero, you're taking everything you've built in wholesaling and applying it to a higher margin asset class. That's not a restart, that is a promotion. And that's exactly what I've seen happen with my students over the last 4 years. They come in as wholesalers, they learn the system, and within 90 days, some students are closing their first high-ticket land deal. So if this resonates with you, here's what you need to do. Book a call with my team at the link below and we'll talk about what's possible for you. And if you want to see exactly what this looks like in action, check out Clyde's story because he went from $37,000 in debt to $41,000 of profit on a single deal while working his 9 to 5. His story is the clearest example of how this works for someone just like you. So watch that next. The link is right here. And thanks for watching.
