Vincent, man, happy to have you here. It's funny too, because we literally just wrapped up a coaching call and dude, I couldn't stop laughing because you're doing so many different things, but within what, 4 or 5 months, you're absolutely killing it. And you have in terms of net profit around anywhere from $70,000 to $80,000, but also you have projected profit of what's in the pipeline, either listed for sale or under contract at what, like $150,000 of what you're expecting after everything's all said and done within that timeframe?
Yeah, just, just around there total.
Dude, that's absolutely insane. How long have you been doing this for?
I started the business about 5 and a half months ago. I mean, coaching-wise, I think we're on like month 6 now, so going strong.
Wow, that's awesome, man. So about 5 or 6 months now. How much net profit have you gotten so far?
Uh, full cycle deals, I'm at around $76,000.
$76,000. That's That's crazy. Within, you saw that within what, 5 months you said?
Yeah, yeah, that was to me after the 5-month mark.
Okay, and so I already know a little bit about your background, but for the people watching, what's your background like before you got into this?
Yeah, I do technology work, I do some real estate as well. I kind of, you know, try to try a bunch of different things.
Yeah, yeah, so your real estate background, Nothing really related to this business model per se, right? Because you were telling me it's, you help renters or help explain what that real estate background is like.
Yeah. Yeah. So I act as a real estate agent, but exclusively for rentals. So I'll help people find a rental apartment instead of them trying to buy a house or a condo.
Yeah.
Okay.
And what got you into land flipping, by the way?
I got really excited about the business model. I saw that there was a lot of, scalability with it. I've always been big about wanting to do something for myself and kind of build that on my own. And so I felt like it was something that I could jump into and as long as I applied the principles that I was being taught and that I was learning, it felt like something that I could really grow and that excited me and continues to excite me.
Yeah, I mean, it makes sense. I mean, you're blowing it out of the water and it's so funny too, because when I tell people about your story, It's kind of hard to believe because with the deals that you've gotten net profit, you were averaging what, like 2,500 text messages being sent out per month? Is that real?
Yeah. I think at this point of the recording, I think I've sent like 15,000 total. So I'm definitely very grateful for that.
That's absolutely insane because I tell people like, hey, try to send out 20,000 text messages a month. You should at least average a deal or two, but you've sent out 15,000 messages. How many deals have you gotten under contract, 2 have actually gone full cycle after profit splits was around like the upper $70,000s. But how many deals have you gotten under contract with 15,000 text messages?
So 3 have gone full cycle and then— 3? I had one that fell through, so I won't count that.
Okay.
And then I've got one listed and then another one under contract. So 5 legitimate ones total so far.
That's absolutely insane.
Again—
Sorry.
6. 6. There was another one that we just talked about before this.
Sorry. Oh, that's right. That's right. And so all through SmarterContact, right?
Yes, all through SmarterContact.
Was there anything when you first joined the coaching program, like anything that was unexpected that, that you feel like you need a little bit more help with coming into the business, or was it like just anything unexpected when jumping into this business model?
Yeah, so I feel like I tend to be or at least in the past, a little bit more risk-averse. So I didn't really know what to expect. This is kind of like my first legitimate business, and that was really the biggest driving force between, you know, me wanting to join the coaching because I wanted a little bit more handholding actually to get things up and running because I felt like I needed to get past that hump of actually getting things going. And then I was kind of off to the races. Um, unexpected. I mean, I still remember my first day when I sent out texts and I was getting people's calls and everything back and I had no idea what I was doing and I would just hop on the call and, you know, I'd text Anthony and be like, oh, like they just said this, what do I say? Yeah, I remember that was unexpected. I was unexpected with just people responding and being open to actually talking with me, you know, a stranger that I just reached out of the blue.
Yeah, absolutely. So I'm curious, like, how do you manage everything? Because you're a tech consultant by day, you have your, your realtor side hustle with connecting landlord, landlords and renters, if I got that correctly, then also land flipping, right? How do you manage all those moving pieces, man?
Yeah, I kind of feel like I have a process, if you want to call it. You know, I do my day job, you know, I'm focused throughout the day. I get home and I, you know, I know what I kind of think about throughout the day, like what I need to do and accomplish before that, before I go to bed and everything. So yeah, I just try to make sure that I'm, um, you know, kind of checking things off as they go throughout the night, um, and, you know, just Really, I think deep down the motivation of wanting to scale this and grow it is what kind of keeps me and holds me accountable for it. So it's just a matter of making sure I get done each day what I want to get done and having a plan for the next day before it even comes to it.
Yeah, absolutely. And we were just talking on the coaching call right before this. You're planning on if everything goes away that it's going, your end date with certain things would be like September. Is that right?
Yeah, I mean, it's contingent on a lot of things, right? But, you know, if I can continue growing and scaling, I mean, that's my goal to, you know, really make this a legitimate thing and continue making it more legitimate going forward.
How much cash collected are you expecting with the results that you've had, let's say, by the end of the year?
If I continue at the pace you're saying? My goal coming into the year was $200,000 net profit. I mean, Again, fingers crossed that everything goes well as it states. It should be a few more deals hopefully after these couple close. I think that's definitely attainable. I mean, I think my goal close might move if things could keep going well though.
Well, imagine we, like we talked about just before this, imagine we beef up your text messages to 20,000 text messages per month with the numbers that you have, 6 deals that you had under contract, a couple fell through, And that's with 15,000 messages. Imagine at 20,000, it would be almost— it'd be hard for you to manage in a way because you'd be locking up so much stuff. It's absolutely crazy. And I'm curious, is there anything that you feel like you do differently than other people? Because your numbers, I feel like, are so abnormal in such a great way. Is there any like secret sauce, or what are you doing differently?
I just try to be a person at the end of the day, you know? Like, I put myself in their shoes. We're, we're investors. We're people interesting, you know, interested in just reaching out of the blue. You have to understand, like, when I receive a text from somebody I don't know, it's like initially I'm going to be a little apprehensive. So I try to put myself in their shoes, you know, think about actually having a conversation with them, even if it is just texting, you know, make them realize like I'm a real person, I'm not here to scam you, I'm just an investor. That's really all it is. And I think that's, that's kind of helped me out a lot because I just had a phone call with a lady the other day and she's like you know, before we do anything, like, I want to make sure you're actually who you say you are. And like, at the end of the phone call, she's like, okay, I feel a lot better about this. Like, you sound legitimate and genuine. So that's, I mean, that's kind of what I feel like is what I've been trying to focus on since I started.
Yeah. So sounds like building trust and credibility and almost putting the seller first. Is that, is that kind of fair? Like how you evaluate things?
Yeah, certainly. I think trust is the name of the game with early in sales. So yeah. And Sorry, go ahead.
Oh no, I was going to say, especially with automation these days, I think personalization beats automation any day, especially in this business model.
Yeah. No, I think, I mean, what I've learned so far, you know, in real estate and everything is trust, but then also, you know, the follow-up process is very, very important. You know, because naturally people are busy. So, you know, you got to stay on them and really show that you care and appreciate their time just as much as you hope that they appreciate your time.
Right. It's a fine balance, right? Because you don't want to bombard the hell out of them and they'd be like, dude, like you got to stop calling me. So it sounds like you balance it out properly.
Yeah, that's the personability part of you. You got to realize when someone's not interested, they're not interested, move on.
Yeah, read the room. So one of the things too I find interesting about you is that you've invested in other programs as well too. So how important is your network and networking? Like how important do you think that to be as part of your success?
Yeah, my appreciation for that has grown drastically. I realize that I'm a person where Like, I'll try to do a bunch of things on my own, but I've come to the terms with that, like, I need to be around other people that are, that are, you know, following similar passions. Yeah. Um, you know, kind of there to hold me accountable, like yourself. So I, I mean, I think there's not enough things I can say about just like being around and interacting with people, even if it isn't the same industry, but like those that are like interested in doing more, you know, going above and beyond just like the norm. Is, you know, it's super invaluable. And especially, you know, when it comes to like one-on-one stuff like this, I mean, you know, you're paying to gain some time back, uh, you know, and kind of accelerate the process. So I'm big on that, especially these days. Definitely.
And just out of curiosity, how much have you invested in when it comes to overall like mentorship and communities and things like that?
Um, probably around $20,000 so far.
$20,000. Totally. Yeah. And what has been your return on investment in your opinion on stuff like that?
Well, I've made the $75,000 so far, so I guess that, but I mean, I could, I mean, I, I could be sitting here 9 months after I kind of like made this commitment to myself and I could be in the same exact spot. So I mean, if I look back to where I was just kind of spinning my wheels with things to now where I am, where I kind of feel like I have a little bit more sense of direction. I can't even really quantify that return because it's just great to feel like I'm actually working towards my goals. Whereas before, again, I could just be sitting stagnant and being concerned and all that.
Yeah, definitely. Where do you feel like you struggled the most at first? Because it sounds like mainly just talking to sellers, but where did you struggle the most when getting started with land flipping?
Coming into it having no idea and kind of— I do remember actually listening to podcasts a few years ago and being like, "Oh, I'm doing land flipping." And to me, I was like, "Okay, that's obviously over simplified and, you know, overglorified. I think I feel like I had that sort of apprehension. So coming into it and like forcing myself to have an open mind and actually be like, people are doing this. It's a business model that people have trusted, you know, why not myself? Why not at least commit myself to trying it for a year? I think that was the biggest hurdle for me. And then just like making sure, like I said, I, you know, I feel like I tend to be semi-risk averse when it comes to like business and everything, making sure that I felt comfortable. That I had everything set up and I was ready to actually go forward and not just spend money aimlessly. Right.
So where do you feel like people mess up the most when they get started with land flipping? Because I know you connect and network with plenty of people. Where do you feel like the most common pitfalls are?
Just getting excited about it and then maybe you send out your first marketing and then that kind of falls off the rails because it's easy to get sidetracked, even if it's just normal life or maybe your job, everything. So I think that's probably the biggest pitfall. And I've experienced that myself with plenty of other things where, of course, I have super, you know, I'm excited, I'm really excited about something and then I do it and it's like, oh, well, now I got to do it again. So kind of, that definitely seems to be the common trend, not only with this business, but just business in general.
Yeah, I completely agree. I tell people it's a lot of, think of it almost like working out, right? A lot of people, they have this idea, they start thinking about it, they buy all these shoes and all these things, but then they actually do a workout and then and the next day is like, oh, fuck this, I'm way too sore, I don't want to, I don't want to keep doing this. Um, but yeah, man, I think you've absolutely been killing it, and I'm, again, I'm so stoked to be interviewing right now. Where do you feel like coaching has benefited you the most? Because I feel like from my perspective is I was just giving you some guidance, but you just pretty much just hit the ground running. Again, your numbers are outstanding, but where do you feel like coaching helped you the most?
Yeah, I mean, from the get-go, it helped me feel comfortable that I was like taking an educated leap into something that I was not familiar with. I mean, that, that alone in like having your experience and, you know, at least having you in my corner to be like, hey, is this correct? Uh, that, that was, was super beneficial. And now after having done it for, you know, for a few months, just having you as like a sounding board, especially when we're doing like, you know, comping properties, which I'm still, you know, learning and everything, that's, I mean, that's been super beneficial and has really kind of guided me to, to not only build my business better, but like teach me, which I think is the most important.
Yeah. No, that's awesome. I'm really happy to hear that because again, I think you've absolutely just hit the ground running. Now, those were honestly all the questions that I had for you. I think you've just been absolutely killing it and I'm so stoked to be working with you and I'm excited to keep working with you. Is there anything you want to tell people that are maybe considering land flipping or on the fence? What would you tell people that are looking into this business? Kind of like how you were when you first started because you were saying you're very risk adverse and you were a little iffy about it. What would you tell somebody in your shoes back then?
Yeah, I've, I've come to, you know, really live by, uh, I got some Nike shoes over there, so just, you know, just do it. Um, but like at the same time, you know, it's like feel comfortable enough to where you're not just like, you know, blowing money or blowing your time, but really just, you know, commit, commit yourself. Uh, even if it's not land, I think that goes without saying, you know, like if you really put your mind to it You know, I feel like that's kind of cliché, but like if you put your mind to it and you're actually committed to like bettering yourself and, and learning and learning and always being open-minded and learning whatever stage you're at, that's, you know, that's where the most value is. Because I'm blanking on the book, but I think maybe it's Atomic Habits, but like getting 1% better every day. Yeah, I think that's, you know, that's like the best lesson that I've learned. And I encourage everyone to kind of, you know, go for it and, and feel comfortable and, you know, be excited about, you know, every day.
Yeah, I completely agree. I'm pretty sure that is from Atomic Habits by James Clear. It's just, it is, it's a phenomenal book. And I always tell people, just if you're going to do this, give this at least 90 days, go all in, figure out where you're at after that. Then if it makes sense to continue, absolutely do so. But like you said, just get 1% better every day. Always improve, always look to learn. So no, I couldn't agree with that more. But man, I really do appreciate your time. Again, I just can't wait to see where you're at from like 6 months from now because I think it's going to be a completely different conversation in a great way with just you growing scaling and building a team or whatever you envision your land flipping business to be. But again, I really appreciate your time, man. And yeah, that's— we'll wrap it up right there.
Yeah. Thank you as well. I appreciate everything.
Yeah. Likewise.
