Anthony Weiler shows how switching from low-profit infill lots to rural land parcels (2-30 acres) near growing cities changed his business. Same due diligence work, but deals jump from $7,000 to $40,000, letting him make the same income with just 1-2 sales monthly. One student, Scott, made $245,000 profit in 60 days using this model.

How are you getting deals that big while I'm still grinding on low-profit infill lot deals? And look, if you're still making $3,000 to $8,000 a deal and relying on builders to close, keep watching this video because I used to be that guy doing 7 deals a month just to hit my goals, basically building myself a second job. But as soon as I made this one change, everything flipped. What I did was that I completely stopped looking at infill lots and I started targeting high-ticket rural land. I'm talking 2 to 30-acre parcels that are 2 to 3 counties removed from growing populated areas. The crazy part is that the the due diligence, the seller conversations. It's exactly the same amount of work as a $7,000 infill lot, but the check is $40,000. And instead of guessing where to buy, I use a software called Landsat to look at state-level heat maps. I look for counties with high turnover activity and low competition. Then I find out-of-county and out-of-state owners who just want to cash out, and I flip those parcels to city buyers who are desperately looking for space, recreation, or off-grid living. And the best part, you don't even need your own capital. You can use transactional or joint venture funding to fund the entire purchase. Now I only need to do 1 to 2 deals a month to make what most flippers make doing 10. And my student Scott just did $245,000 in profit in 60 days using this exact model.
