If you're hunting for your first land flipping deal, do these two things to show that you're legit to sellers. I'm Anthony and I started flipping land in 2022, built a six-figure business, and I've coached hundreds of other investors. So save this video so you can come back to it later. So the first thing you need to do is set up your foundation before you reach out to anybody. So your website, business email, and LLC, it doesn't take more than a few hundred dollars, but it makes you look like a real company and not just another random buyer. You're not a person making offers, you're a land investing business. And secondly, run your deals through a local title company or closing attorney. Sellers are hit with all-cash quick-close offers all the time. The only way they'll trust you is a professional third party that is handling the transactional process. That protects them and it protects you. Title search, liens, deeds— they handle all of that. You do not want to be self-closing yourself. There's way too much risk associated with that. So do these two things and sellers will actually take you seriously.
