Most land investors chase the same Zillow listings. Three better strategies: buy from owners who've held land for decades and forgotten about it, target absentee owners burdened by taxes, or approach heirs who inherited land they don't want. Real examples from Ohio, Arizona, and Alabama show how each works.

99% of land investors and flippers are fighting over the same land deals on Zillow while I'm finding properties for 40% of perceived market value that most people don't even know exist. So here are 3 strategies I use so I'm never fishing in the same pond with other investors. So strategy number 1 is the 20-year time capsule, and this is where owners are detached. Life changed, they're older now, and maybe they bought it with big plans that just never happened. For example, I had someone in Perry County, Ohio sell me their 10.5 acres because they've owned it for decades with the dream of building a camping retreat for kids. But life got in the way and they've just been paying taxes on it. They were just ready to let it go. And strategy number 2 is the out-of-state ghost owner. So someone owns land in Arizona, but they live in New York. That property is collecting dust. They can't visit it, they can't use it, but they're still paying the tax bills on it. It's just a headache and they want it gone. So last strategy is inheritance. Nobody wanted it. They didn't buy it, they don't want it. And it's usually multiple heirs who just want to split the cash and move on. There's no emotional attachment here. They just want to get it off their plate. For example, I was doing my outreach in Lee County, Alabama, and someone who reached out to me had 6 acres in a trust. And he's like, look, I'm an accountant. I don't live in the area and it was passed down to me. I just want to get rid of the land. And that was the perfect deal for me to get. And that was actually my very first deal. So again, there's no emotional attachment here. These are perfect people to target. This is exactly the stuff I teach my free community, The Land Lab.
