Using direct mail to find land flipping deals is dead, at least if your envelope and letter looks something like this. Now, be honest with yourself. Would this pique your interest and make you actually open it? And when you open it, is it actually engaging? It feels like a credit card statement or a phone bill. People go through mail by standing above the trash can and sorting it out. So your first job is to stand out. Everybody is fatigued by advertising and even politics right now, so people won't give you any attention unless you earn it. Now, this is what I love using for one-off mailers, and I use it because it's a lot more personalized. I handwrite it. I make it unique by adding a custom stamp with an American flag on it since a lot of landowners are conservative. Then you have to make sure what you're saying is actually speaking to them. That means your offer can't be generic and what everybody else does. It needs to scream value with something that feels tailored to them, or at least enough to get them to reply and show initial interest.
