Alex Hormozi Is Right About This (But Most Land Investors Miss It)

Alex Hormozi's customer avatar framework works for land investing too. Target owners with specific traits: long ownership, recent inheritance, or out-of-state location. Narrowing your prospect list cuts burnout, boosts conversions, and stops you from chasing sellers who won't actually sell.

—do what I did. The niche matters less to me. It's more what are the psychographics of a customer who's highly successful and will get the most value from it. And so you want the fewest common denominators among the customers that are the most valuable. And so if you look at all of them, you might find out that it's, you know, people who do over $1 million a year is thing 1. Thing 2 is they might have at least 3 employees. Thing 3 is they might have at least 20 customers. And thing 4 is maybe they're all organic-driven. And so you'd be like, okay, these are the true avatars. And the reason this is so important is that most people hear that and think, oh shoot, that's half my customers are not that. But the other half of the customers that you're selling that are not that avatar are the ones that are churning out, causing reputational issues, burning out your team. And so then the follow-up question is, if you only had customers that were the perfect customer, how much more value do you provide to them comparatively?
Now think about this from a land flipping perspective, right? If you've been in the land flipping space, or if you're thinking about just getting started, A lot of us do this mass blast approach, we'll pull a list of who all the property owners are within multiple counties, we'll do cold calling campaigns, text messaging campaigns, direct mail campaigns, even cold email campaigns. And it can be draining because a lot of people aren't interested in selling. But if we actually focus and narrow this down on the people who are more likely able to sell to us, just like Hormozy was talking about what makes them an ideal customer. So is it With the land flipping space, think of things like length of ownership. Think of age. Did they just recently inherit the property? Are they out of the state in comparison to where the parcel is? Are they out of the county from where the parcel is? And then we can narrow down that focus. And the people that we speak to are going to be most likely more motivated to sell rather than if you have a team, your team just getting just mentally drained by all these cold calls and text messages and all these FU messages that are coming their way. It could be, it could be mentally draining. So again, from a land flipping perspective, really think about how you can navigate your approach and the people who are more likely able to sell to you.
