Automate Land Flipping Contracts (Docs Automator Tutorial)

Learn how to automate land purchase agreements using Docs Automator, Google Docs, and Airtable instead of copy-pasting contracts manually. Map your property data (APN, county, acreage, price) to a template, add a button in Airtable to generate contracts instantly, then save or email them. Docs Automator costs $15/month for 200 contracts.

Do you ever feel like a simple land deal ends up turning into a document nightmare? Great. Go ahead and send over the purchase agreement, and then you're opening up a Google Doc trying to copy and paste everything on the fly, download it as a PDF, and then send it off to the seller. Or you could spend anywhere from $200 to $400 a month for a CRM with half the features you're not going to use other than that one. So today in this video, I'm going to show you how to whip up purchase agreements in no time using Doc Automator. To connect to most CRMs that you use, and you can ditch that headache for good without having to pay hundreds of dollars a month. All right, so I'm logged into a Docx Automator account. This is a free account that I have. You could easily create one in just a couple of minutes. They do have a paid plan as well too. So if you want 200 automations or like 200 contracts created, um, and you're doing that per month, that's only going to cost you $15 a month. So that is, that's pretty legit. If you are doing a very high output of like 500 contracts a month, then it's gonna only cost you $27 per month. So it is very helpful if you do have a, a high output. But for most people starting off, the free plan is going to work great. So let's go ahead and click new automation. Let's go ahead and connect it to Airtable 'cause that's what I'm gonna be using. So I'm gonna connect it to my Airtable account. Go ahead and add a base here. Let's add it to this one, which is my old CRM that I used to, that I used to use. To be good for this example. Now let's log into a Google account. So let me log into one of my Google accounts that has purchase agreements that we're going to be using. Okay, perfect. So what I'm going to do now, since I'm logged into my Google account, we could start from scratch. They have templates as well too, but in the land flipping space, we want to have our own contracts. So let me go ahead and pick one. So I have it under Docs Automator test. Let's go ahead and add that here. Now it's right here. And it's gonna be checking stuff. And what we wanna do is we're gonna edit it from here. So as you can see here, it pulls up my purchase agreement, which is great. And what we need to do now is we just wanna make sure that these brackets actually make up with what we want. So here we have the parcel ID and APN number. What I'm doing now is I'm pulling up my old Airtable CRM because we need to make sure the right fields transfer over. So I know a lot of people in the land flipping space use Airtable. So this is going to be a very helpful exercise if you're not looking to spend a boatload of money on a new CRM and you still want to be able to handle or do some sort of automations, right? And this is one of the most time-consuming things that is just, I feel like, very unnecessary. So we have the APN, or let's see what we have here. We have parcel number. Now, if I want the parcel number to transfer over correctly, I need to make sure it says parcel number. Here is actually APN. So what we need to do here is we need to turn this into actually be APN. And let's remove the highlight. I do not want the highlight to transfer over. We also have county and state. I think I have that. I don't see why that would be different. Yeah, we'll just do that. And then county. So that's fine. And acreage, I have it under acreage size, but this should be So this is just acres. So let's just do 5 on this one. And this is going to be acres. Great. And so we're just going to leave it like that for this example. Obviously, I think you guys get the hang of it. It's just having those curly brackets and making sure that it aligns exactly with what we want to transfer over from the CRM that we have connected. So what I'm going to do now is I actually need to make adjustments to this Airtable So what we have here is Benny Curtis here, and let's go ahead and add a field. And what I want to do is I definitely want to add a button here, and I'm gonna actually leave this blank for now. Actually won't let me. Let's discard that. What we're gonna do first is let's have an attachment, and we're gonna leave this one blank for now. And what we want to do here is let's go ahead and hit save and continue. And what we can do now is we can map this. So base, this is going to be my CRM, for example, and primary table. I want this to be under leads. Okay, document field name. We're gonna leave this blank for now. So this is what we wanna transfer over. So APN is going to match here on the APN. The county is going to match for the county, state here, and then acres, and then offer price is— let's just put agreed price because I think that's what I have filled out. Let's see, please. So this is what I wanted to add here. So I have an attachment field. So it's just going to be under attachments. Let me go back here. It's going to be under attachments, document name field. I don't think it matters what I need to have here. Let's see. Please select a field from your table. Oh, that would be stored to generate the documents. Can we have it under attachments as well? Hmm, let's just have it under lead for now. I'm not sure if that's gonna if that's going to work or not. We'll test that out. I normally use a different CRM, actually haven't done this yet in, my goodness, in Airtable. So we can send this as an email too. I have no problem having that sent as an email. Oh cool, you can even have it to that individual as well. Actually, we'll leave that blank. Notify webhook, that's fine. What we need to do now, this is what I wanted to see because what's really nice too is they have a video and it shows you how you can connect everything as well too. So if you play that, it's actually gonna walk you step by step on how to connect it. But what I'm gonna do is I'm just gonna click to copy this right here. And what I'm going to do now is I'm going to add the button. So what we could do here is we want the URL formula to be here. So when we click the button, Just have it as generate contract. And you could design this to look cleaner as well too, of course. But we use that. And I think this should all be good to go now. I'm curious to know if it works. My only concern is that I have— I think I mapped it incorrectly, but let's go ahead and test this out. Yeah, I think I keyed in something incorrectly. Nope, perfect. Actually, this works right here. So as you can see here, this transferred over. We have the APN number, we have the county and the state and the acreage size. So all of this had transferred over correctly. We have a little formatting issue here when it comes to the price, but that's really easy to fix. And as you can see here, this is based off of— perfect, it actually linked over correctly. So now the attachment is actually saved in Airtable. So moving forward, when you are looking to automate purchase agreements, this is such an easy way to do this. This is my first time doing an Airtable. I'm like 5 minutes in and this is one way to really streamline your processes. Again, get rid of the whole copy-pasting. This is an easy way to transfer everything over every time to then easily upload into an e-signature platform. Or if you want to do like a one-off mailer, you could automatically generate that contract, print it out, and shoot off a nice customized one-off mailer with a purchase agreement on there. So hopefully you guys found this video helpful. Make sure to like and subscribe for more videos like this, and I'll see you guys in the next one. One.
