In this short, a real‑estate coach advises beginners on the most effective marketing channels to launch their business. He recommends starting with cold calling or text‑messaging campaigns because they are budget‑friendly—text platforms like SmarterContact or LaunchControl typically cost around $500 per month plus property record fees. He stresses that newcomers should initially outsource these campaigns to specialized marketing agencies (e.g., Land Talk Pros, Land Caller, Lead Mining Pros) since they lack SOPs, scripts, and experience handling seller objections. Outsourcing provides a higher volume of leads, which accelerates learning about common seller objections, refining talk tracks, and determining which deal structures (double close, all‑cash, owner financing, joint‑venture) are appropriate. While direct mail still works, the coach notes it is currently in a “limbo” as marketers try to improve its effectiveness beyond the traditional two‑page offer letter.

So now we need to figure out when you're first getting started, what's the best marketing channel to choose and why? So my top recommendations of what I tell my coaching students is to start with either cold calling or text messaging campaigns. And I say that for 3 reasons. One is that it's normally going to be a little bit more budget friendly. When it comes to text messaging campaigns, you're probably using something like SmarterContact or LaunchControl. It's going to average around $500 a month in terms of what that's going to be to use that service. You also need to take into consideration the property record cost. I go all that into detail on a previous episode, so feel free to give that a listen. But reason number 1, it's going to be a hell of a lot cheaper. Now, what I do recommend though is I highly recommend outsourcing that to a marketing agency when you're first getting started. Now, I do think it's going to be pivotal in your business to build an in-house team at some point, but you really don't know what you're doing yet. You don't have any SOPs in place, you don't have a playbook, You don't understand like a commonly asked seller objections, for example, you don't have a script. There's a lot of things needed to get started when it comes to building out a team and an infrastructure. So I highly recommend getting started with a marketing agency. There's some good options out there and they are quite affordable in comparison still to direct mail campaigns. So my recommendations would be a company like Land Talk Pros, who I have a partnership with. There's Land Caller, there's Lead Mining Pros. They all do a fairly well job. There's pros and cons to each of them, in my opinion. So feel free to shop around and figure out which one works best for you. And reason number 2 on why you should do that is because you're going to have a hell of a lot more leads to work with that come across your plate. So when you have more leads that come across your plate, that means you're going to be having more conversations. When you're having more conversations with more sellers, you're going to understand commonly asked seller objections. You're going to understand your talk track, what you're comfortable saying. What your pitch looks like. You're going to be receiving more leads. You're going to be comping them out. You're going to figure out what type, what types of offers you can provide to them. Is this a double close play? Is this a quick all-cash offer? Are they strapped for cash? Is this going to be an owner financing play to where I can leverage a private money lender on the down payment and I have enough capital to make monthly payments? Is this going to be partnering with a joint venture or partnering through a joint venture agreement, partnering with an investor? Like you're going to have way more reps that are built in from that in comparison to doing something like a direct mail campaign. Now, direct mail campaigns still work, but I think direct mail is kind of in a weird limbo right now to where we're all trying to figure out how to make it more effective rather than the traditional 2-page offer letter.
