I'd love for you to start things off just telling people about your background and how you got started within land flipping. So how I got started, I actually started out doing houses for an investor. He was actually down in Houston. I'm actually in the Tennessee area. So I literally started off cold calling people just to like, hey, how do I talk to people, sellers, blah, blah, blah. And then obviously over the 5 years working with him, I basically ran his entire company for him. So I did houses and yeah, it was very— it's a grind, like very competitive compared to land. It was crazy. I think we did like over 100 deals. But yeah, I just happened to do one land deal and the light bulb went off that like, this is so much easier and there's so much less competition. I don't have to like have someone go out and walk in this house and figure out repair costs and ARV and all this kind of crazy stuff. So yeah, started my land business almost— or over 3 years ago, a little bit after I think you started your land business.
