It's really important to have a network of investors that fund land deals. And it's extremely important to have, especially just getting started off. If you're not able to fund your own deals, you can only grow as much as the capital that is readily available to you. So one of the best ways to stand out to investors is to not only contact them, but to be active in land investing groups, you know, give valuable information, discuss what's working, what's not working, show that you are an active player in the space that knows what they're talking about. Or you're at least willing to learn and you're building meaningful connections with people and you're, you're really taking this seriously. It's one of the best ways to stand out in my opinion. And just having those relationships set up on the front end, as you get deals across your plate, you're like, wow, I know this fits Max's buy box or this fits Gabe's to a T. Having that information is extremely helpful. That way you really don't have to worry too much about finding the right partner. However, it's quite daunting trying to figure out what do you, where do you even start? So actually came across this really neat website. I actually just discovered it not too long ago, actually like last week. And it's this website called, is called Land Funding Partners. And it shows you all of the investors that fund land deals. Obviously there are definitely more that are not on here, but I've actually, I've reached out to a few of these people before in the past. So there's some actually good quality stuff. So the nice thing you could do is you could search for funder. You can search for it here. Someone looking for subdividing, someone that is a private money lender, so hard money, for example, transactional funding, assignments, profit splits, total funds available. So you give that a click, should be able to tell you once you click on those as well too. So you can only view 3 at a time, but this is actually really cool. So this is debt funding. Equity funding portfolio takedowns. This is really, really cool, and it shows you purchase price range, the land funding terms, requirements for the land deal submissions, response time, their funding track record. It's not going to have everybody on here. I'm assuming they aggregate this data, but what I really like, it shows you the website, the primary contact, the phone number, the email, additional info. So if you are looking to build a relationship, this is a great place to start. Let them know, hey, I'm a little bit new to the land investing world. This is what's going on. I noticed that this is the types of deals that you fund. I just want to make a quick connection and understand a little bit more about your buy box. I won't take more than a couple minutes of your time. I just want to understand this a little bit better. That way, when I get deals across my plate, I don't waste your time. That's a great way to start. And again, the nice thing is you could filter out people. If you want to leverage private money lenders, you could select there and then you could see, okay, these are the people that are private money lenders. This is, this is amazing. Like, this is really, really cool to see. Because one of the hardest places to start, at least when I first started a few years ago, it was all just really building it on, on your own of just people you knew and people that would refer you. This has all that built out for you to where you could easily figure out who to reach out to and, and just having a contact list to, for people to reach out to and build those connections. So definitely leverage this, build those meaningful connections, not only here, but also in other communities. It's a great place to get started.
