A land flipper who went from $100k in debt to $50k profits shares his step-by-step process: form an LLC, target 2-50 acre parcels priced $30k-$100k in counties near major cities, use cold calling or texts to find sellers, offer 40-60% of market value, then list on MLS and land.com.

I started my journey at 25 with $100,000 in debt after dropping out of college. I job surfed and failed with 3 different side hustle attempts, losing thousands of dollars and hours in the process. Then I made $50,000 profit flipping land with my dad from home. And if I had to start all over again heading into 2026, here's what I'd do. So first, I'd start with opening up an LLC with a service like LegalZoom or Rocket Lawyer to make it simpler and get a business name, email, and a website. And I like to use G Suite to handle most of that. Now you need to choose your marketing channel, and I suggest cold calling your text messaging campaign. Starting off, you want to leave mail and ads for now, and you can cold call if you have the experience and time. Otherwise, I highly recommend that you outsource that. Now, once we have that dialed in, then we need to find your money markets. You're going to target counties 1 to 3 counties removed from a highly populated area, ideally between 50 to 400 people per square mile, and you're going to target 2 to 50-acre parcels within the price range of anywhere from $30,000 to $100,000 with a days on market of 90 days or less. Look at the sold-to-sale ratio as well. Use a tool like Land Insights or the Land Portal to find records you could use in your campaign. You want to scrub and skip trace all the contacts before reaching out to them. And when you do reach out to them, you want to offer 40% to 60% of perceived market value. And before you buy, make sure you do your due diligence. You want to use a local title company or closing attorney And once all of that clears, you want to get it listed on the MLS so it shows on Zillow and Redfin. Make sure to use land.com as well and share this video if you found it useful.
