Is Direct Mail DEAD? (NEW Strategy)

Direct mail works for land flipping when you track it. Add personalized URLs and QR codes to mailers, then retarget the people who scan them with calls, texts, and emails. A few dozen engaged leads beat thousands of blind mailers.

Direct mail is dead when it comes to land flipping. Now, before you get your panties in a bunch, let me explain. When I say direct mail is dead, the traditional way of sending a mass blast and hoping that someone gives you a callback wanting to sell and sending offers of 40 to 50% of perceived market value are dying. It's over when it comes to that game. Things like cold calling, text messaging, digital advertising has definitely changed the game, but direct mail is still here, but you need to be smart about it. You need to use services that have more in-depth data when it comes to tracking. So for example, you send out a mailer and it has a personalized URL and a QR code, for example, and when they scan it, you get notified that that specific individual had scanned it and they went to your landing page. Now that really helps when it comes to retargeting and not just mass blasting and hoping the best, hoping for the best. So when someone scans that, now you're like, okay, this person looked at my mailer and they actually did an action. Now how can I retarget them? Because they never got back to me. Was there something that I'm missing or do they just require multiple touchpoints? As you could tell with other land flippers in the space, they always say multi-touch marketing. It's like, okay, that's great. But what does that even mean when we break it down? Does it just mean, you know, cold call and text message all just with the same messaging, or can we be very specific based off of the user's response? So again, if someone scans it, okay, great. Maybe I can hit them up with sending them a brochure of commonly asked questions. Maybe I can skip trace them and I can get their email as well. To. I can send them a video. Like, there's so many different things you could do from a marketing perspective. And that's where we're transitioning when it comes to land flipping with direct mail. If you're doing the traditional method, it can still work from time to time, but you have no idea what you're really doing. For the most part, you're sending out thousands of mailers hoping for the best, and you don't really know the results of it. So even if you're targeting a county, let's say you send out 3,000 mailers and 30 people scanned it and only 5 got back to you, you have 30 really solid leads that you could retarget and nurture versus you send out thousands of mailers. The few people that got back to you, that's all you have to work with, right? So this is where you can be very strategic, very smart, and you can see a higher ROI based off of that type of data to work with. So is direct mail dead? Yes and no. Traditional way, I think it's done with. We need to advance with technology.
