Starting a land-flipping business costs over $1,000 upfront. A dataset of 20,000 property records runs $500 monthly, and skip-tracing those records at $0.04 each adds $600–$700. Beginners should budget for at least 40,000–80,000 records to work with tighter margins.

And so you have 20,000 property records, that's going to cost you $500 to get that. And again, that's $500 per month. So you could stop at the first month and have just 20,000 records to work with. I normally don't recommend that, probably have anywhere from 40,000 to 80,000 property records to work with if you're dealing with a tight budget. But we also need to take into consideration skip tracing. So skip tracing can be as low as like 2 cents a record. The average is going to be anywhere from 4 to 8 of property record. So if we're doing 4 cents of skip tracing on 20,000 property records, the hit rate on that, let's just say we'll get 18,000 property records. And I'm absolutely terrible doing math off the top of my head. I'm going to range that anywhere from $600 to $700 of an expense to skip trace those property records to get the phone numbers. So as you can see, we're already over $1,000 when it comes to the land flipping space. So we're getting started within land flipping.
