A land flipper who's handled $1.5 million in deals since 2023 shares three steps: find counties 1-3 away from dense areas using Statistical Atlas, check Zillow's sold-to-list ratio for 2-50 acre parcels, then confirm recent sales average $30,000-$100,000 per 5 acres and move fast.

Picking the right county is the most important part of your first land flipping deal. This will set the stage for your whole business. Here's the exact checklist I use as someone who oversaw $1.5 million of land deals since 2023. So step number 1, you need to choose your state and open Statistical Atlas to find counties and their average population. You want to target counties 1 to 3 counties removed from a highly populated area. Stay in the range of anywhere from like 50 to 400 people per square mile. And step number 2 is that you're going to be checking Zillow for the sold-to-sale ratio. Pick a short list of counties and pull one of them up on Zillow, and you're going to filter your land between anywhere from 2 to 50 acres because that's what we normally focus on. Then you're going to want to look at how much land has been listed and sold within the last 12 months. The lowest ratio you can go with is 100%. So 20 listed for sale and 20 sold within the last year. Now you're going to want to check price and speed. This is very important. Look at land sold in the last 3 months and the average price should be anywhere from $30,000 to $100,000 per 5 acres on average. Check when each parcel was listed and when it went under contract to see average days on market. You might be selling here, so you need to know how fast these things move. Save this and run step by step.
