A seller asks if they can get more money listing with a realtor. The speaker counters that realtors take 6-10% commission and take longer, while he closes fast with no fees. Most sellers bite at the speed question, which is your cue to send a contract.

The seller objection I actually love hearing is, can I get more if I list with a realtor? And that's because when somebody says that, I already know that they're actually serious about selling. They're not ghosting you. They're not ignoring your offer. They're just price shopping. So that means they've already decided to sell and they're just testing their options. So here's how I would handle it. I would say something like, you can definitely try listing it. Most agents are going to charge you around 6 to 10%, and land listings can take months to sell. If you're okay with waiting and paying that fee, then that's a great option for you. But if you'd rather close fast and be done this week, then I can make that happen. And 9 times outta 10, they normally pause and ask, how fast can you actually close? And that's your green light to walk them through your process and send over the contract. Once you understand seller intent, objections become buying signals. This one alone has helped me close hundreds of thousands in deals.
