STOP Sending Direct Mail—Until You Watch THIS!

Direct mail fails for land investors because of bad lists, weak offers, and no follow-up, not because the channel is dead. Target out-of-state owners and delinquent tax properties, test envelope designs and pricing, then follow up with calls, texts, and emails across multiple touches.

Land investors are freaking the fuck out right now. Everyone's saying direct mail is dead, but is that actually true, or are most investors just doing it completely wrong? Here's what I know. Direct mail still works if you do it right. Most investors are failing because they mail the wrong list, send weak offers, and never follow up. Today I'm exposing the truth about direct mail in 2025 and breaking down the exact system that still prints money. So this is why people think direct mail is dead. You send out 2,500 mailers and instead of getting 10 callbacks, you get just one. And it's some guy telling you to fuck off and never contact him again. Sound familiar? A lot of investors are feeling this right now. Why? Because more sellers are ignoring mail. Competition is up and landowners are getting bombarded with offers. Let's face it, most mail gets tossed. 90% of what hits your mailbox, what you get in the mail, goes straight into the trash. So yeah, if you're mailing the same way you did a few years ago, it feels like direct mail mail is dead. But here's the truth. It's not. It's not that the mail is broken. It's the strategy. So let's think about this. If direct mail didn't work, why do billion-dollar companies still use it? Think of banks, realtors, even Google still send physical mail. The difference? They know how to get people to open it. Here's what separates profitable direct mail campaigns from the ones that just burn cash. You have to have the right list. The right list equals the right response. If you're mailing every landowner in a county, you're throwing money away. Instead, you need to laser target your list. So really think about who would be more motivated to sell their land versus just everybody in the county. And you need to make sure that you're pricing it right. If you're sending a blind offer and it's way too low, no one's going to be taking you seriously. Test your pricing, make sure you're hitting the right numbers, high enough to get responses, but low enough to stay profitable. Lastly, you need to make the shit stand out. If it's a boring white envelope, that equals instant trash. A handwritten envelope, though, a FedEx package, a bright colored letter that gets opened. And the real money isn't in the mail, it's in the follow-up. If a seller calls you and you don't answer, you just threw away your marketing dollars. All right, so let me break down the exact playbook to make direct mail work in 2025. Step 1: Focus on laser-targeted lists. Find motivated sellers. Think of out-of-state owners, out-of-county owners, delinquent taxes, inherited land. Pull clean data. Don't waste time on bad data and people who aren't motivated. You are just throwing away marketing dollars. And then step 2, you really need to A/B test your mailers. Blind offers versus ranged offers, handwritten versus printed letters. Test different envelopes and formats. We are a marketing company that understands land. Again, I cannot emphasize that enough. And step 3, multi-touch marketing. First, send out a direct mail piece, follow up with a phone call or text, and if you have their email, send a personalized message. Or give them another mailer. Like, you have to do multiple touchpoints. It is extremely important. The real winners in flipping land, they don't just send mail and hope. They mail, they track, test, follow up, and close. So here are my final thoughts. Direct mail isn't dead. Bad marketing is. Listen, direct mail still works. The only people saying it's dead, they're the ones doing it wrong. So here's my challenge for you. Fix your direct mail game in 2025. Don't just mail and pray. Mail, test, follow up, and adjust. And let's get after it.
