If you're a land flipper looking for a state to do business in, the first and most important thing to understand is the sale disclosure data. I'm Anthony and I run a six-figure land business along with coaching hundreds of others on the same mission. So here in the United States, we have non-disclosure states and disclosure states. And in real estate, a non-disclosure state just simply means that the state does not require the sales price of a property to be publicly recorded or disclosed. And if you're an investor and you don't have the right real estate contacts, such as good quality real estate agents that can pull that data for you, you can't really get accurate sales data through public record or MLS listings. This makes it a hell of a lot harder to estimate market value and property trends. Now, I'm not saying you can't get data or do business in these states, but it has a few more steps which are not ideal for most starters. So what I did is I put the exact list of non-disclosure states in the caption below, so make sure to check it out.
