Anthony breaks down his process for finding land-flipping opportunities, using Putnam County, Florida as an example. He checks population density (99 people per square mile), median land price ($20,000 per acre), and days on market (207 days). A typical 5-acre parcel there costs about $100,000.

Here's why Putnam County, Florida is a good land flipping county explained in 60 seconds. My name is Anthony and I've coached over 300 people and oversaw 7 figures in land deals. Now, choosing the right county is the most important step, so here's what I look for and how. What we're going to do first is we're going to go to Statistical Atlas, which is free, and we check out the population density. And as I take a look here, I look for Putnam County, Florida, and I see it's 99 people per square mile, which is comfortably inside the 50 to 400 target, at least what I look for when teaching people who are just starting out. So then we switch over to Landsat, which paid at $99 a month, but it has most of the things that we need in one place. And you can do this part manually with Zillow for free if you're short on capital. That's completely fine. But for this short video, we can immediately see around 1,185 land listings, median days on market around 207 days, which also includes outliers, and the median price per acre is a healthy $20,000 per acre, which puts the 5 acres in the $100,000 range, which checks out in my book. But please keep in mind that I'm compressing this process for a short video, and I have a 1-hour video breakdown of this in my free community. So check out my profile page if you want to join. I'll see you in there.
