In an ongoing effort to expand my hospitality business, Views LLC, beyond Airbnb and corporate rentals into the world of hotels and motels, I have been reading books on the topic and even joined a community called Hotel Investor Academy. The boutique hospitality industry is innately rewarding for me, and I love sharing that passion and inspiring others. To that end, I want to share with you 4 things I've learned about how operating hotels differs from hosting Airbnbs. The first difference relates to scale. Running multiple Airbnb houses gives you a good foundation in hospitality, but hotels operate on an entirely different level. With a hotel, you're managing front desk operations, housekeeping teams, utility contracts, vendor agreements, and 24/7 guest support. The takeaway here is build systems early so you're not drowning in disorganization later. Number 2 is all about revenue management. Airbnb pricing relies heavily on dynamic pricing tools like PriceLabs that set the nightly rate. Hotels take it further with RevPAR, occupancy forecasting, and segment-based pricing. I'll take a deep dive into some these in future videos, but it's important to note that hotel rent pricing is more granular. Third, financing changes completely. Instead of conventional mortgages and single asset DSCR loans, hotels use commercial underwriting. Lenders will analyze your NOI, management experience, brand affiliation, and market demand. The final difference is all about the team. Airbnb can be run lean. Hotels cannot. And for a new hotel venture, it's wise to bring in an experienced General Manager, Front Office Manager, and a strong Housekeeping Lead. They will help avoid costly mistakes.
