Best smart TV for rental properties

A property manager who oversees 50+ rental TVs recommends smart TVs for guest entertainment. Roku wins for speed and a guest mode you control remotely. Wall-mount it, hide the cord, and keep setup simple: just power and Wi-Fi.

After managing more than 50 TVs across my rental properties, I can tell you most hosts are buying the wrong ones. First tip: definitely buy a smart TV. That way you only need a single power cable going to the television, and it can stream whatever apps your guests want to use using the Wi-Fi connection. No extra streaming boxes or messy HDMI setups. Here's a quick tip: if you want the TV to look really clean on the wall, mount it, and run the power cable inside the wall so it exits near the outlet. They sell these inexpensive plastic wall kits that make the entry and exit points look professional. The TV ends up looking like it's floating. And if you don't want to cut into the wall, at least replace the power cable with one that matches the wall color so you're not staring at a black cord running down a white wall. As for the operating systems, after trying pretty much all of them, I personally prefer Roku. It's fast, customizable, and it includes a guest mode that can be turned on or off remotely from the internet. The remote controls are also excellent— not too big, not too small, great button layout, and solid plastic buttons that are easier to clean than the rubber ones. Google TV is another strong option. It's more powerful and integrates well with Google Assistant and smart home devices, but the interface can feel a bit busier. Amazon Fire TV works well too, especially if you already use Alexa, but it tends to push Amazon content pretty heavily. Vizio's SmartCast system works fairly well but generally feels less polished and more sluggish than the others. Apple TV is the smoothest experience overall, but it requires buying a separate Apple TV box rather than being built directly into the television. For simplicity and online management, Roku continues to be my go-to choice for furnished rental properties. Let's chat. Go to calwhite.com to schedule a 15-minute call with me.
