In this testimonial, Steve Octon explains how he shifted from traditional property‑search methods—primarily scrolling Rightmove and targeting probate or auction properties—to using the PropertyFilter platform. He describes the shortcomings of Rightmove (missed listings, lack of price‑history insight, inefficient tracking) and how PropertyFilter’s lead generators, pipeline, and price‑history graphs give him a systematic, time‑saving workflow. By spending just ten minutes a day on the platform, Steve can quickly identify motivated sellers, make time‑bound offers, and close deals, resulting in a steady cash‑flow of around £300 per month. He also highlights secondary revenue streams such as selling deals to other investors or earning referral fees, arguing that the platform pays for itself even for users who don’t purchase every property they source. Overall, Steve’s narrative demonstrates the practical benefits, increased actionability, and financial upside of adopting PropertyFilter for serious property investors.

I didn't know there was a better way out there before, then I just was doing it because that was the only way that I knew of. It was a modern auction, bad time of year probably to sell, and it managed just to be the only person that was really interested at that point. It was a typical sort of scrolling through Rightmove, and then sort of, I guess you'd set it to like look for new properties all the time on Rightmove, but you don't get to see everything else. You miss all the details, or properties come back that, and they're not reduced, then you don't know about it because it's not like at the top of the Rightmove list, or if you're only looking for past like 5 days stuff added on Rightmove, then you miss out on stuff. And it's just a lot of like, long-winded process really. My previous strategy, I mainly sort of focused on probate properties, I think, yeah, and maybe auction, but because I knew that the vendors would be motivated in those situations a lot of the time. But obviously with PropertyFilter, then you can see a lot of other vendors that have been motivated, not just those two sort of sectors. Initially then, The initial thought was, oh well, this is just what I can see on Rightmove anyway, presented in a different way. Why is it worth spending the money on? When you actually start to like use the software, so you use the lead generators and you can sort of like hide all the properties or remove all the properties that you've looked, so you only do each job once and you don't have to keep on going back through. And the price history graphs are amazing. So once you sort of dig down into the detail and actually realise what's on offer, it's not just showing you the properties that are on Rightmove, it's actually showing you like the price histories, the situations with the sales, whether they've like been sold and then they've come back on, if there've been multiple reductions, you can select specific criteria. It's just really quick. It's just saved so much time. I carried on, I thought, oh well, I'm serious about sort of making money from property, so I need to really give this a go. So I progressed with the subscription and yeah, I haven't looked back since. That price history graph showing those multiple reductions, like, I mean, I had a poor time of year to sell anyway, so the vendor was really obviously keen to get rid of it. Yeah, I just said to them, look, I'm looking at properties all the time. Every property I look at, I try and offer on, so I can only give you like a valid offer for 48 hours. This is my offer. If you don't take it at this point, then it's likely that I'll be using that money on another property. And they came back and negotiated a bit and then yeah, got it for the price I wanted. So the price history is amazing because it really does like show you when someone is really motivated because they do start to drop. When you put stuff into your pipeline, it's all there. So then you have to go through it and sort of take action on it. Rather than in the past when I was going through Rightmove, I might see a property and be like, that kind of looks like a good deal, maybe I'll come back to it at a later date. And then at a later date I'll see it again and I'll be like, oh, that kind of looks like a good deal, but I don't do anything about it. Whereas in the pipeline it's there in front of me. I can then now spend sort of 10 minutes a day just going through the lead generators and the pipeline. Yeah. And take action. Because before, I guess I wasn't really taking action unless something was like an amazing sort standout deal. And then that's what's changed for me since I've used Propertyfilter is I've started taking action and I can already see it. I've got, I mean, I'm viewing properties tonight. I've got like probably like 3 more properties I might sort of offer on. I've offered on probably another 5 or 6 properties since I bought the property, the flat. So yeah, it's just taking action. I think for anyone that's serious about making money from property, because the other thing I've sort of learned from Propertyfilter is that even if you are not buying a property, you can still make money from property. So whether that be like you see a great deal out there, you could potentially sell that deal on to someone else, or you could do a referral to an agency, or there's loads of different ways you can actually make money off property without actually buying property itself. So it just would pay for itself. You don't need— if you're going to plan on doing sort of flips and you think a flip's going to last you a year, and then you think, oh, why would I bother subscribing for a whole year? Just pick up the phone and speak to the agent. So What they tell you, get your name out there.
