⚙️ Stop Drowning in AI Tools, The Only 3 Things That Actually Matter with Guillaume Black

Guillaume Black argues that most businesses waste time chasing new AI tools when what actually matters is building personal context: your goals, strategies, and knowledge stored in a structured system. He shows how this setup can deliver 10-15x productivity gains on property deals, offers, and portfolio management, and offers a free guide plus live bootcamp to help you build it.

Good afternoon, team. Hope you are doing really well. So a bit of a special Thursday today. So throughout August, I thought I'd do the big Thursday AI takeover. I'm basically using the Deal Finder Corner slots to basically run a 4-part masterclass on all things to do with AI. So I really want to you know, erase and, and really remove all the fears, the FOMO, the limited beliefs you have around these things, uh, to help you make the most of it. And I've kind of created all the, all the content and the slides for the next 4 weeks, uh, and the idea is like altogether this will be, uh, yeah, quite a really, really good resource to help you, uh, yeah, make the most of, um, make the most of the, uh, of, of, uh, of the world that is really changing. The future is coming to us really, really fast, and it's very, very different to the things we've learned. So if you think some of us, we might have started our career without a computer, and then we had to learn the computer. It was a bit weird and overwhelming. We had people coming to our— I remember as a kid, I used to go to people's house and show them how to use basic stuff like Word and stuff like that. And it's really the nature of things that are changing. Then you had the internet coming in and then the ability to pay and buy stuff on the internet, and it was scary. And then now everyone does it. It's the new normal. So all of these things are— there's nothing new. It's just the same transformations we go through as civilization. It's just that the pace of it is just a lot more. What used to happen every 100 years, it then happened every 10 years, and now it's every couple of years. This is just the pace of transformation. So you are in the right place at the right time. We're going to help you with all these things. And really, the purpose with this series this week and every week in August is to go through end to end, really help you with all things to do with AI, the stuff we've learned. I really want as many of you to do as well as possible. And let me have a look at you guys in the chat. Good afternoon. Hello. So I'm gonna go share my screen and we're gonna go straight into some slides that I've prepared for you guys. I think we are here. Perfect, right? So this is the, uh, here we go. I'm gonna put this over here. So I've got some, some notes in the same time to, um, to help you with all that. If you can all stay muted, that'd be really cool. That would be really, really helpful, right? So we talk about the AI Great Divide. So really, you know, it's not about what I'm going to share with you today. Let me go and pull my notes so I'm gonna— I don't lose my, uh, don't lose my, my flow. So you— so yeah, so welcome to the AI Thursday Takeover. So really, I want to share with you I'm struggling a bit. Let me get rid of that as well. Don't need this. Cool. Right, so let me find my footings because it's a bit of a different format. Let's see what I've got here. Okay, great. So the idea with us joining today is I want to share with you the ins and outs of the AI divide in UK property and how you can make the most basically of this AI transformation, be ahead of your competition in property, in business, and indeed in every aspect of your life. You know, so by the end of this video, I want you— you know, you'll be able to— you'll have understood AI better than 95% of the population using it every day. And you'll see how this divide is really affecting what you do in property. There's a making or breaking of your success in property if you adapt those tools or you don't. So this is really this really decides between those who do a lot of deals in the next few years and those who will really be falling behind and really, really struggle. So, you know, if you don't know, uh, you know, I'm Guillaume, you know, I run Property Filter. So it's the community who had more than 3,250 offers accepted in the last 18 months, 1,800 of the savviest and most successful investors, uh, in, uh, in the country. And this is really I'm a very— I'm in a very privileged space where I'm at the center of all the deals being done in this country, and I get to blueprint and make things easy for our members. So today in this video, we're going to talk about 4 things. So one is this divide, you know, and why you're not behind. You know, we feel a lot of FOMO with AI. We feel a lot of things are moving. It's overwhelming. And I really want to help you demystify this. I want to show you why you might feel behind anyways and why this is the wrong race and demystify so you you never feel like that again. I'm going to show you the 3-part equation, the one thing that's actually yours, the one thing that will really— that will really— that— sorry, I skipped a bit here. I'm going to show you the equation of the 3 things that actually matter in plain English to demystify all these things you need for another tool and another tool. You can go straight to your AI doing all the things you want for you. And then finally, the one thing that's actually yours, for yours to keep, your edge with AI that will outlive ChatGPT, that will outlive Claude, that will outlive all of these companies. If you think about it, they look like massive companies, the biggest companies around. But if you think of the early days of the internet, you had loads of companies, the AOLs and the Outlook and Wanadoo in France. All of these, they don't exist anymore, right? So it's the same. ChatGPT, Claude, et cetera. They're great now, but 20 years from now, 50 years from now, who knows if they will still be around. But what you want is your context, your one thing that you actually own that carries forward. So there's no— from my side, really the culture we have at Props Filter, there's no course for me, no AI course to flog you. This is really a giveaway so you can go and implement all of these things on your own. Take it, set it up yourself. You don't really need to go around and buy anything. I really want to help you demystify all these things. Obviously, we can help accelerate, but you can also go and do all of these things yourself, because once you understand them, you'll find that it's not that complicated. So I talk about this great divide, and really we see now among some of the people in our community, people we help with accelerating the implementation of this ourselves, there's very much 2 types of of investors here. So the first one is really the one who, you know, all of these, if you think they have the same, they have the access to the same things, you know, so they're in the same place, same time, same portals, same markets. And one of them will have AI do all the boring work for them while they sleep and they spend time on the really high value things, you know, understanding that property is people's business, really connecting with the vendors, etc., and focusing on the stuff that make money. And so the whole admin things is done in, in minutes. And on the other end, you've got some that are still, you know, exhausting themselves in all the admin part of property, which is really admin heavy, which means they are missing out on deals, they are missing out on the opportunity because they are busy being busy and they are not able to do, uh, you know, the, the stuff that they know they need to do or the stuff that actually makes, uh, the needle move. And that's a, that's a reality now, you know. So, um, a year ago you could have said, okay, this is coming. Now we can see this, like are just like, you know, in this community doing really, really well with that. And I want to say, you know, like, don't worry, like, you're not behind. It might be that you've been shallow in your understanding of this, you know. So, you know, you're not the second one, you're not stuck, you know, you're not stuck. It's not a fatality. All of this can change and be improved, you know. So the reality, if you are here, is you already— you are already ahead, you know. So what's really happened is that the adoption of this, whilst there's a lot of people playing with AI things, no one's really used it in a way that's really deep. So I looked up, there are some studies from the ONS in June or July 2026 showing that the average business uses 1.6 AI tools and only 1 in 10 of those is actually doing it in an extensive way, in a way that actually— that was from July— that was in an extensive way that actually makes them get any outcome from that. So everyone's widely playing and dabbling into loads of stuff, but it's pretty shallow in what it's produced to them as an outcome. So you didn't miss the start. This whole AI revolution has barely just started. So if you look, this is from February this year, but it's not not changed much. This is the total population of the world. The majority is never— 85% never used AI. 16% use free chatbots to ask about cooking recipes and basically a glorified research engine. Only 0.3% of people out there, and I wish— I hope this is including you— use a paid subscription of £20 or more, $20 or more a month for AI so it actually can do stuff. And a very, very, very, very small proportion of us, you know, 0.04%, actually use tools. You know, here it's referred to as a coding scaffold, you know, use AI tools that actually connect with things to do stuff for you, you know. So if you already have got things like Code Desktop installed, if you already got, you know, you've walked, you're using it outside of just the chat to ask for your glorified research and you use some of the context we give you at PropertyFilter, some of the manuals, and you use it to making offers, you use it to creating deal specs like we teach in the community, you're already in this like point, like 0.04% of people out there. And I wish and I want for as many of us in this community to be part of the really the early adopters of this revolution because there's such an arbitrage. that is possible. But like all things who are new, as I said at the start, imagine you're the first person in the office to have a computer back in the days. Imagine you're the first person out there who is buying the first thing online before it becomes normal. So this is really like, because it's anything that's new, it's a bit outside of our comfort zone, but there's huge benefits. Like some of you might be biting your— beating yourself up thinking, I should have jumped on this internet revolution. I should have jumped on this. Ecommerce thing back then. There's still time with this AI. So don't worry if your understanding is embryonic. It's the start. So this is really where I can help you with doing the most of that. So you're not behind and you're going to do well with that. So the next thing I want to say is— so I've missed that part over here. I think it was somewhere here. But anyway, so All of what I'm sharing with you now should feel like a relief, like not more pressure. Nobody can tell you that they are behind on AI in reality because you can't find that you are because 99% of the people out there are anyway. So if you're already here watching this, if you're already thinking about these things, you are already an innovator and you want to have first mover advantage on these things. So that's really the idea. So by the end of this series and today, I really want you to cement your identity into being in this top 0.04% of people out there. And it's not your fault if you still feel like this sense of FOMO, this sense of overwhelm. It's just the nature of the treadmill. And the problem is, if you look at any AI influencer or someone doing content about About AI, you know, it's all about the 100 AI tools you need for your business, you know, the 120 mind-blowing AI tools you need to know. You know, it's like, I don't need to know any of this shit. Like, I don't care, right? No one cares. You know, no one cares about all this. The truth is all of these tools ever existed and there's nothing AI native in them. What they are is just a wrapper around a model, you know, a wrapper around ChatGPT, a wrapper around Claude, a wrapper around Gemini, wrapper around these top 5, 10 companies that actually have the AI. And what they do is behind a paid wall, behind an interface you have to learn, they make it very specific to a niche, very specific to a solution. They give it a specific context to make it more useful in one thing. So that's using— basically, that's basically how to use ChatGPT in a way that is going to be a lot better at doing this one thing. That's really what these are. So we're going to talk more. Keep these thoughts in mind because we can bypass all of these tools and get our AI to do all the stuff, all the use cases we want it to do. That's really the idea. All of these names, they come and go. There's like thousands coming every day. And never mind the tools. These are just the tools, the wrappers that we know about. We get the Facebook ads, whatever Instagram ads about. This brand new tool, there's going to be all sorts of stuff. All of these become obsolete, they all replace one another, and you find yourself churning from one to the next solution and you never get to do anything. And these are, let's call them the tools out there. But never mind the tools, the models themselves, all the models that we were using 6 months ago have been switched off. There's another model like ChatGPT, 4 or 4 point this, 5, 5.5, 5.6. You got the Claude, Opus, and Sonnet, like 4.8, 4.6, 4.8. Now we are Opus 5. They also grow up. So it doesn't really— in a way, the conversation is not about which AI model should I use or which tool should I buy, but very much which context should I own? What can I build on top of this without— irrelevant of the tools, irrelevant of the model changing? So this is really where we go into the big idea. You'll be in the treadmill if you are trying to chase what's the right— it's the wrong conversation. What's the best tool for this? What's the best model for that? Free yourself from this because all of these, they come and go and you're basically running a race you can't win. So there's really no way you can be on top of these things and there is no point as well. the treadmill that you can never get out of it. Okay, so let me share with you really the big idea and how all of this thing is actually going to work for you. So it's really about— yeah, so once you understand and learn this, it's going to transform your relationship with AI, make you the smartest person at the dinner table, make you the smartest table in at any property event, at the Christmas dinner, because it really boils down to this simple thing. So the success or failure of your AI understanding, your AI implementation boils down to this equation. So it's the model times your context times the tools will allow you to do anything, okay? Anything and everything. And it really boils down to these 3 things alone. The model is the raw intelligence, but it's also the commodity. So the models come and go. So if you look, this is from today, the benchmark, or who is the smartest model right now, but it changes every day. And it really doesn't matter if you think the top 3, 4 models, they are within a few percentiles of what they need to be. So I've got Claude, Opus today, which is ahead of ChatGPT 5.6 or whatever. But tomorrow it's going to change, but it doesn't really matter. Like, you can't be swapping from one to another to get the smartest. It's just not worth it, you know. Like, the increment difference between the two is just not worth it anyway. So, and all of these are a commodity, you know. So everyone's got access to this. Like, everyone around the world can go and subscribe to ChatGPT. Everyone around the world can go and subscribe to Claude to get access to to Opus 5 and whatever. The conversation is really beyond that because you cannot have an advantage by picking a better model. It really doesn't matter. The next thing is the context. So this is something we're going to talk heavily about, the context you own. So this is a screenshot of— I'll give you the opportunity to get a free guide basically into how to best implement AI into your business. In the description and you can just download it. And this is a screenshot from the guide. And the context is something you own. So how does your AI know about you, your niche, beyond just random and average stuff that's on the internet? This is really the only way it's going to be able to perform. So this is the architecture of the basically AI brain we built for ourselves. I'll probably do another video specifically about all of this works. But just understand that the context is going to be your only edge because the models are a commodity. And finally, the tools interface connect with— so this is a screenshot of my Claude desktop— is the same for everyone. So there's really no advantage that you can seek by— very little advantage you can seek by connecting more tools because everyone has got access to the same thing. So Claude Desktop will have a library of basically 1,000, you know, of tools available out there that are natively connecting with Claude. And then there'll be the ones that don't have a native connection, you can just create it. So for example, there's a Props Filter connection API and MCP that you can bring in like as a custom connection. We have our Entrepreneur Brain knowledge that can come as a custom, you can link to our community as a custom. There's thousands, there's 1,000 or something native connectors that exist within Cloud Desktop. And then you can connect most, if every one of your tools, but everyone can do it. There's not really an edge there. So going back to this equation and how it works, it's a multiplication. So between those 3 dials, So if one of these things goes to nil, your output is nil. If you have zero compute or zero power from the AI, nothing matters. If the AI knows nothing about you, but it's connected with stuff and it's got a good model, it's going to be very average. It's going to give you a beige outcome. And equally, if it can't be connected to any tools, it can't write emails for you, can't do stuff in the real world. And so you are enslaved into copying and pasting things in and out of ChatGPT like it's 2022 again. So we want to get out of this. Okay, so this is really important. This is the functioning you need. You need these 3 things to be positive and high to get a high outcome, as it were. And the truth is everyone's turning the wrong dials. Everyone is chasing the the wrong thing, you know, like running around thinking like, what is the best tool? I need to learn AI to understand what is the best tool. I want to be an expert in all these tools. Like, you'll be able to bypass all the tools once you understand all of this, you know. Really, the people who are making waves are the ones who understand that the tools, the models are the commodity. Everyone's got access to it. I can't have an edge on it. The only edge I can have is when I start to own and build my own context so that my AI is just the perfect employee who knows everything about me, my goals, my companies, what we're trying to do. And then therefore be able to mimic what I do and be right in the first time. Okay? If we can all stay muted, that will be super cool, guys. Okay, so really the context, becomes your moat, you know. So that's really, uh, the ones that's, uh, you know, everyone gets the same brain. Okay, let's stay here. I think we are here. There we go. So yeah, the con— the context really becomes your, your moat. That's the one thing that's yours, you know. So when you own your context, it doesn't matter which model you use because, you know, you can just point another model to your context, you know. You can You have your AI interface that's connected with all your tools and you just change the model to it. So your context, if you build it right, will outlive ChatGPT. It will outlive all these companies, OpenAI. It will outlive, what's the name, Anthropic and all of these companies that are now the leaders in their field. But if you think of the early days of internet, how many of the companies who pioneered internet are still here today? 25, 30 years later. And the problem is if you untrust, you say, oh, I'm using Claude, I'm using ChatGPT, and I'm not managing proactively my own context, I kind of talk to it and it kind of knows me. When they go away, all your stuff goes away and you don't have— it's not transparent. You don't have a visibility over it. So all these thoughts will— I'll show you more specifically what we mean here. But yeah, the big idea I want to share with you, it's not about the tools you buy or the model you choose. It's about the context you own. It's really the only dial you can have an effect on, and it's really how you can scale. And if you think about it, your context is basically when you speak to your AI, think of it as an employee you onboard, as a VA you onboard, but different The difference with a human is your AI. And if you build your context in the right architecture, the key is in the context and the context architecture. It will never forget anything. And it will have nodes and things that connect the dots between different aspects of the things you've ever told it. So you can just compound. Every time you have a meeting with it, you're not giving instructions, you're building assets on top and on top and on top and on top. And your brain grows legs and arms. And this is really how your context really expands exponentially. And your success and implementation of AI just grows exponentially. Because if you think every time you do a new task, it's automated forever. So you don't do something to say, hey, please do that. Every time you do a task through your AI, it just builds on top of it. You never have to repeat yourself. It knows again and again. So that's really the idea. Models, everyone's got the same. The tools, everyone's got the same. So the one thing that's yours and nobody else on earth has is your context. No model out there, no AI, no tools can know the stuff you do. So it's your job to own the stuff you know so that it helps you as you give it to AI later. Okay, so once more, you know, so it's not about the the AI tools you buy, but very much about the context you own. So everyone got the same brain, but you only have this amount of knowledge you can transfer to another human. You have to basically proactively build your own brain. And again, the smarter models, I kind of said this already, will never outdo basically your context, a well-organized context about everything you know. And this is where in the last few years you would have needed to become a prompt engineer and ask really clever questions to reconstrain it to some place. All of this was doing, and by the way, this is all redundant as a skill or as a, you don't need prompts, you need context. All the reasons why you had to become a prompt engineer and all these things was just to fill a gap of your AI having a lack of context about you, your goals, you personally, what makes a deal a deal, what's important to you, what is it that you're trying to achieve, what's your strategy, what's your constraints, all the things about you, all the things about your niche, like specific knowledge about property, not just beige random stuff pulled from blogs on the internet, but actual stuff about strategies working right now. So that's really, you can't outsmart something that's got no memory. So imagine you can have a better brain that computes a lot better, but it's got no recollections of what it did yesterday. So that's why your ChatGPT will feel like a genius stranger and you kind of keep having to prompt it and prompt it. So again, the old days of a couple of years ago, people used to sell prompts. So this is a waste, basically, as I explained just earlier, just going a bit ahead of myself earlier. This was just the reason why you have to become a prompt engineer and have clever prompts was just to fill the gap of the lack of context of your AI. But now, because you build and you compound a context you own and you point your AI to it, it will know your criteria. You tell it once. I wrote here, you write it once, but really you just can speak with it nowadays. like an employee, and then he never forgets everything, and you build on top, on top of it, and it just, uh, it just, uh, becomes, uh, it just compounds, you know. So tell me, telling you about a bit of a personal story. So, uh, sort of 18 months ago, uh, we had, uh, we had all the AI tools, uh, we were trying to, uh, figure out what was the best thing. Not only that, we still had a— because we scaled really fast at the time, we Grew the team quite rapidly. We had 42 people in the team, and middle management chasing tasks. We had probably more non-AI subscription tools than the AI ones, but the likes of Asana or ClickUp or all these task management tools, the admin of it was a nightmare. If you think, try to manage, dictate what everyone had to do to a point where it was just eating all my time alive. I'd work 15-hour days. 7 days a week, me and the other co-founders, just to keep the plates spinning and everyone busy. And this has really been— I've been there, right? So I've been through all these, what I'm describing, like all these pitfalls, the snakes more than the ladders at that time. And really what solved it was to bypass all the tools, and go direct and invest in my understanding of AI and go direct with the models and own and build my own context. So really the big lesson I learned, it's not about the AI tools I buy, it's about the context I own. And this is really like, if you remember one thing from today about AI and how successful you're going to be with it, is that it's not about the AI tools you buy, it's about the context you own. So a bit of a fun— a bit of finishing the story here, right? So fast forward to today, or what we've done with what this has meant for us is that now our AI is competent, does things right pretty much first time. So things that would've cost me 6 weeks of copying and pasting things in and out of ChatGPT and editing half of the stuff out, to an outcome. Fast forward a couple of years, that was using AI. A couple of years later, to do the same thing, it takes me 6 days and I get 2.5 times the outcome. So there's like a 15x difference in the implementation of what the sentence written in front of you here. So when you stop chasing the tools and you start building your context, you make any tool redundant and the models competent to what you need. And I know what you might be thinking, say, oh, but Guillaume, AI is pretty cool to me. It's already a pretty— mine sort of knows me already. I use ChatGPT every day. I've used ChatGPT for the last 2 years. It kind of knows me. And really, so we're going to talk about this in the next video, in the next session of this series. I'm going to show you like 25 questions. that are really going to, really going to bust the myths around, around, around that, you know. So really, we're going to talk about this next time, but your AI, your ChatGPT, the context window it has for you is just enough to give you the illusion that it knows you so that you don't want to swap, you know. But it's not structured in a way where it will make connections between your strategies, your your personal goals, all the stuff you do into your business and properties, how do they serve the goals you have for your life, and really to make it compound. So just enough so that it knows your names and the roles you have and things you do, just enough to give you the illusion when you speak with it that it kind of knows you. But you will stall very quickly if you don't proactively build your knowledge. So in the next one of the series, Basically, we're going to talk quite a bit about that. So I do invite you to join the next session or watch the next session. Okay, so I'll show you basically a few tests that show you what your AI really knows. So basically, a call to action for today is come and join us next week or watch the next video, which will be linked somewhere around it. So another thing I want to offer you. So I've shared a screenshot of our AI brain structure, the context, how it's organized. So I will put a link in there to give you the opportunity to get a free guide of how to organize your property business so that an AI can actually run it. So there'll be the organization of the 6 folders, the 7 flywheels a property business actually runs on, and the library of your own files that can be held on prompt. on a prompt or any AI against, around. So you'll see there's more than 5,000 hours and $165K of consultancy that's gone into this. And all of this will be yours for free. So I'll put the link here so you can get access to this resource. And you get it. So yeah, you will get it instantly when you register for our next AI bootcamp, which is sometime a bit later. So it's a free live online session that will go through all of these aspects. It's about 90 minutes to help you do all the things you want to do in property, stack a real UK deal in front of you in minutes with the comps, the refurbs, the walkaway price, an offer written and sent through your emails with the evidence for your agent to argue for your offer on your behalf rather than against it. And also to run basically your whole property business on an hour a day around your day job, if that's the case for you. So seats are free. The guides sent with you directly. The link will be below. And I hope you enjoy and I'll see you there. Okay. So get this free when you join the bootcamp. And again, closing sentiment today and then we'll do some Q&As. So the success of your AI implementation is not about the AI tools you buy. It's about the context you own. So in part 2, we're going to talk even more about that. All right, so let's go back. Let me go back to you. Thank you for that. So stop sharing, go back. Let me have a look at the Q&As. Right, cool. So let me know if that makes sense. Uh, okay, I hope you had my camera. Let me know in the chat, guys, if that made sense. Uh, so far. And if you have any questions on it, so makes sense, give me an MS if that makes sense. Makes sense, Anita. Yes, makes sense. Yeah, okay, cool. So I'm really— this series is really about like going like, uh, going through all the basics, uh, taking the time with all that. So let me know if you have any questions, uh, on what we covered today and what you're gonna do about this, you know, so what it means, uh, what it means for you. Just let me know. Yeah, I need to mute you. All right, lots of you guys typing. I should have prompted you to ask questions as I went along. As maybe Stéphane said, I went quick. I don't know. Let me know. Wait for the next session to begin to set up my contact. Oh yeah, so I need to give you the link. Sorry, I need to put the link in the thing. Keep your questions going. I'll go through everything. Right, put the link down here. Okay, just double checking that's the right thing. Okay, so we're running this, uh, this next boot camp on the 2nd and 3rd of September. Uh, I'm basically— so I'm just showing you this and I'll do questions. Where are we? Share screen. So you got time. So I've got all the summer. I got this really quickly. So basically the link gives you access to this. It's an invitation to the bootcamp on the 2nd and 3rd of September. And when you do register, so pick one or the other, they'll be the same sessions. It's just to give people options. I'll give you the full Property AI method, which is basically a whole document that's explaining all the architecture behind the AI brain we have and how to organize your property business so that AI can actually run with it. So all of this in here. So we've got the model context tools, the same sort of thing. And then on the architecture you want for this. And then when you come at the bootcamp, basically we'll go deep into that. And if you want, you'll be able to basically join on the next cohort of people who are installing the AI Brain 4. And you have all the templates of this done for you and the connection to the Prompt Filter API for the data and the knowledge as well. So we're going to talk about all of that. If you can't wait and want to jump on on the Property AI Brain bootcamp. There's one running at the moment, so we've done a few sessions already. I don't know if you can still join, but do ask us in the live chat. The guys might find something, I don't know. Okay, so questions. I just keep adding prompts I've set up. Should I set up a project so it remembers? So different things on that. So Carl is asking, Kind of asking, I just keep adding prompts I've set up. Should I set up a project so it remembers? So you're going through your basically AI implementation and understanding. So you are just going through the levels, and then you will see that you're asking the right question. A lot of the things you are doing now, it's kind of already obsolete, you know. And your idea of doing projects is the next step in learning it. I went through the same steps. It's kind of obsolete too, obsolete too, you know. So, sorry guys, if you can stay muted, I would really, really appreciate, you know. Please, can we stay muted? So, so if you go back in time, you know, like initially when ChatGPT came out, he had no, you know, well, very quickly he had no plugins and interactions, and you had to copy and paste things in and out of it, you know. And it's kind of keeping a history of the past conversations you had and kind of knows you, but it overrides itself and things like that. There's just a limit in the context window. And so the next thing we had to do is being really good at prompt engineering. So for the business, we had a prompt library. So for every activity, we would have created a prompt for every question we ask so that the output be consistent across when I asked, you know, for all the times I asked it, and then when any of the team members would ask it. So this has gone to the bin now. So we had all these prompts. Guys, you know, Alan, be really cool. Yeah, right. So this was the first step, you know. So we had prompt libraries and basically a library for every question over every subject, and we would copy and paste the prompts inside every new chat, you know. And then things like custom GPTs came out, or projects in Claude, you know, our Claude Cowork came out where you could, you could kind of preset. So this is this project, or this custom GPT is dealing about this one thing, you know, this thing that is, we're going to ask always the same thing. So you could basically put your, your, your prompt inside those projects, you know. And that was the next thing for the next sort of probably the last couple of months last year and the first 4 months of this year. That was how we kind of run things. But then, you know, the AI becomes more and more competent in the way you point at a local folder on your machine that has all of your context. And then when I say all of your context, it's like all of your— if you want, it can be all of your context of your life so that it knows all the things you have to do. Across the board and really, really assist you in every way. The mess that was created there is because you can have your AI to enhance and build your context every time you speak with it. You can say, oh, whatever you learned from this conversation, you know, update the context, you know, update the folder you're pointing at, you know. And if you do it on your own, and this is where we spent you know, like lots of, like 6 figures of consultancy to learn these things, uh, is, uh, you know, it's a bit like when you get an email, um, when you get an email and, uh, with an attachment, you can, you can save this attachment in 2 different places, you know. Uh, you know, you might have your little convention that only you understand, and you might have your little system, and it's fine. But sometimes, you know, it's a bit of a mess. But you might take one— 2 decisions a day like this, and you're kind of keeping it together. You know, imagine like when you are in companies, you know, at work, the shared drives are always a mess, you know, because there's so many people who take the same decisions and don't have the same convention, and it's a mess. And then your AI will take 1,000 of them decisions a day, you know, so very quickly, or a day or an hour, you know, so very quickly creates a mess. So you have unrelated context which is next to each other. So a lot of the IP of the, uh, the AI brain we created for ourselves is around the, the, the filing system and how they are like mutually exclusive and exhaustive, whereby everything's got— there's a space for everything and everything's got a unique, unique place. Okay, and from, from that you teach the— so we taught the AI in the brain the, uh, the sort of convention, and it knows where to put everything, and then you can scale And adding the connections always in the right place. So to answer your question, like, should I ditch the prompt library to go into projects? So yes, I mean, that's quite— the prompt library was quite 2024. The project was quite 2025. And now it's really about proactively build your context. So it's good to go through this anyway to cut your teeth and you know, understand the tools. Again, a bit like the early days of the internet, you know, the ones who did well are the ones who were curious and played with it. So I'd really recommend you go through like the learning and create your projects and push it to the limit. You know, you can do already quite a lot of stuff, but you'll see like soon enough it'd be frustrating, you know. And so this is where you kind of upgrade to the next one. So, Carl, to answer your question, yeah, go and Like ditch the prompt library, go into projects, but understand that there's a world that already exists that is beyond, beyond that, you know. Okay. How to access Claude Desktop, please? But you go on the internet and you type Claude Desktop download, and you download Claude Desktop, and you need a Claude subscription, and you connect to your thing. It's just the AI interface for your— on your machine. Yeah. Okay. Oh yeah, so I did put the link here. So basically it's a link to the next bootcamp we're going to do in September. And then when you do sign up, you get straight away this document I shared with you. Let me know in the chat if you've got the document. Tell me yes or downloaded, got the whatever. I can't remember what it's called. How to organize your property business so your AI can run it. Got the I got the guide. I got the guide. Let me know. Okay. Let me know other questions as well. So we're here for another sort of fifteen minutes, and I'm happy to help you with whatever. Question from Paul: AI is life-changing. I did my company accounts last week using Claude and Zero. Yeah. So with your brain, or once you you own your context in one way or another. Then you connect it with your tools and you can run anything, anything that takes you days and weeks in minutes and hours, you know. So anything. So now I don't, I don't go into my emails, you know. I go in, everything I do is through the Claude desktop interface, you know, or whatever AI interface you want. It's connected to all the tools. It knows all my context and everything. And then I say, okay, what are the things I need to do today? Okay, can you do it? You know. So it's not as simple as that, right? But basically, it just got me to do 10 times more things on less time. So in property, it means you have your deal flow to manage. So it's like, okay, what are the properties I need to qualify? Which are the ones worth my time to go and view? On the ones you view, you want to log maybe your viewing report. You literally speak with it. And then so it can go and run the numbers if you want, run the analysis, draw the comparable report that you can actually attach to an offer, that it will actually write the offer for you. And it only works if it's got all the context about you, your goals, the things you want to— you are trying to achieve, your criteria, your constraints. And it will coach you into doing the stuff. Find the gaps, help you with that. So once you put the offers in, then you can set it up to go and follow up on any— until you've had an email back, you just follow up every other day, every other week. That's kind of the idea. And that's just like the basic property stuff. You can run your portfolio, you can manage your compliance. on your portfolio. You can do a big, a big part of owning a business and running a business is, is the admin of company accounts. So same, same as Paul here. I think we have 3, 4, 5 companies, and we've reduced our, the cost of accountancy by quite a lot because it just drafts a lot of the things. What else? There's all the life admin. So if you've got holidays to organize, you know, like literally if you want to know like all the good places to go and eat, you just organize your own itinerary with it. All the happy stuff, you know, like so holidays, organize your wedding, like any projects, you know, like your own home refurb, you know, your own renovation and new kitchen, you know, like whatever you do, you know, in your personal life. And also all the bad stuff, you know. So maybe you've got— not the best of the sad stuff, you know. Maybe you've got a very heavy, uh, you know, like, um, you know, like, um, you had a loss, you know, and then you need to organize the funerals and all of this admin is overwhelming. Well, you can, you can get someone who knows you, what's important to you, like, you know, some AI assistant who runs this for you. And I've, I've shared the the example many times, but it's pretty much managed my divorce as well, which is not the happy admin. And you do— it's done in probably 4 hours, what it would have took me 2 or 3 weeks full-time of admin. So think of whatever you need to do. And, you know, in this day and age, you know, if it needs to be done with a mouse and a keyboard, with the right context, your AI can do it. And it's not like you're going to— you can't get something that magically going to plug into your life and know everything about you and do everything for you. It's a bit like onboarding an employee or an assistant. Think like a billionaire. Billionaires, they have people to run their personal life. They have multiple personal assistants who organize their flights, their holidays, So now you can have the lifestyle of the, you know, the bandwidth of a billionaire, you know. So you can have the spirit free of the admin and to do all aspects of your property, you know, and others, businesses, personal life, in quite an interesting way like that. So yeah, let me know if you have any more questions. Let me know when, you know, if you're in, if you are logged in, if you uh, sign up for the bootcamp in September. I've got, I've got the, uh, the document here that basically is— I'm giving away like all our IP, you know, in, in this. Okay, cool. Uh, and any other questions, let me know. We have 10 minutes more, uh, together. Book for the 3rd of September. Awesome, Carl. Yeah, be good. Yeah, make sure you turn up, you know, we're gonna do some cool stuff. Right, lots of you guys in the typing at the moment. Isaac's typing, Joanna is typing. Any questions? This is your time, you know. I'm a pretty expensive guy to get around, you know, so ask me the questions whilst I'm here. Be cool. Okay, thank you, thank you as well. It's awesome. Right, if we are good with questions, I'm gonna send you on your merry ways. Right, let me have a look what we have later today. Yeah, I think we're good. So any questions, you know, do let me know. Yeah, lots of people are in. Diana, no, it's not recorded. Got the guide. I'll say, okay, perfect. Yeah, have a look at the guide. And when you come back next week, we'll build on top of it. I'll show you, you know, side by side, you know, we'll use like ChatGPT basically, which is really good, but from a browser. And then we'll compare it side by side with an AI brain that's got your context. And you'll see why you can't win if you don't build your own context, basically. So we're going to go deep into why is it that your AI is hallucinating and not giving you the stuff that you actually need and how you can go and solve it. Do you have any risk with AI getting access to your email, which might include financial information, and they do unauthorized tasks? So what sort of task? You know, with your emails, you can't make transfers. You know, you have to connect into your bank account or having stuff like that. So yeah, and it's not loose, you know. So if you think it's the same, the question you ask is the same question as, it's a legitimate question, right? It's the same question as, you know, 25 years ago, oh, I don't want to buy stuff on the internet because my card will be on the internet. My payment card will be on the internet and then I won't be, you know, it's not safe. You know, it's like you buy stuff on the internet every day. So it's the same fears of things that are new. And in the tools setup, you can set things up so that, you know, because the fear is usually I don't want it to send emails to, funny emails to random people. So you get more confident, you know, you use it. And it's got like a read-only maybe, then it's got draft-only, and then you make it like actually do stuff, do, then it can send emails for you. But again, you get more confident as you, the more and more you use it. So I'd say, you know, it's not a binary, you know, where it's black or white. It's not like, it's not like I have AI, therefore it's got access to everything and the same reason I do. No. There's a spectrum of access, which is, there's no limit to the amount of boundaries it has, you know. So connecting the tools one by one, what it can access, read, edit, draft, or send, you know, like there's all of these things are in the way. Where is the guide link? So it's when you sign up to the bootcamp in September, you get the guide, yeah. So it's all here. Pay attention. Up. Okay, they might request a new password. And yeah, it's not really. I can't really do that. Not that I know. But it's a legitimate fear. But if you think of your emails, you can't you can't can't really do that, right? So you'll have to go to whatever the website. Login, request a new password, do all this stuff. So it's why— so you, of course, you know, like, so, uh, you know, it's why you have 2-factor authentication on everything. Like, yeah, if you have all your emails in a folder, if you have all your passwords on a folder in your machine, like, uh, with or without AI, you are fucked already, huh? So I don't know if you have like passwords on your notes, if you have like notes with your passwords on your phone, or some document somewhere on your machine with like all your passwords, like you're already fucked. Like with or without AI, this is not secure. So it's not changing anything, you know. So Abiola is asking, is it the same as the one we did in July? The bootcamp is an update of the stuff we did in July. Yeah. But obviously things move on. So yeah, that's the idea. So question on PassWeb. So To me, I use something called Bitwarden. So it's a password manager. I don't like LastPass. I prefer open source tools. LastPass is not secure and it's expensive. But I'm giving you a free resource here, Bitwarden. See what I use? I've got like 300 passwords. Every password is unique to every website. The other risk you can have is you might be registered to like 200 websites, and you might have the same email and password in all the websites. And you might have really strong websites, you know, like that are really secure, you know, like your Gmail or whatever. But then, but then you, you might have registered to, registered to, I don't know, some some local pub, you know, I don't know, to get access to the Wi-Fi, you have to create an account. Or I don't know, some artisan who made some pottery and you create an account, you know, for their local e-commerce website and it's not secure. So if one of those shitty websites gets hacked, the first thing, you know, and then basically, basically, they try to leak the password and usernames of all the people who have an account. What they do is they go onto all the main— so they will have bots that goes onto all the main, you know, everything, Amazon, Google, you know, like Gmail, you know, Outlook, all like the main stuff. And they will try the same email and password, you know. So if they nick like Gmail accounts and password for this shitty website over there, they'll go into Gmail, put your— and they'll try to usurp your identity. So So like, believe me, like you have bigger problems than you think AI is going to have. You know, if you have a— if you use the same passwords for— and you know, like be honest with yourself, I don't know how many of us it is. You know, if you have the same password, password and email, you know, by name across multiple websites, you're already fucked. If you've got a note on your computer or on your phone with the password for a different website, Like, you know, you, uh, you go on the Wi-Fi on a train station or on the train, uh, you know, any 12-year-old with, uh, access to the internet can go and, uh, and hack you. So, uh, so, you know, you know, you have to— we have to solve these things, uh, before, uh, like AI is— there's no— there's no more risk with it. Uh, it's the same. It's a false belief. It's just the same belief that we had when we People started on the, you know, I don't want to buy anything. I remember I didn't want to buy things online. I was scared of buying things online, you know, like 20 years ago. You know, I said, oh, and my card is going to be somewhere on the internet, you know. And today, today we do it every day. Okay, any other question in the chat? Sorry, I went a little bit out of topic, you know, with this, but this is the truth. There is no more risk with AI than Patrick, I pasted just above, you know, like, yeah, it's just pasted above and after your, uh, your question. Okay, right. Any other questions about this, guys? Let me know. Okay, thank you to you too. Thank you. Yeah, thank you to all of you guys as well. Thank you to all the thank yous. Yeah, you have me for a few minutes, so any questions? I did book that time out. So next time, so as I go through some of the content, you know, ask your questions, uh, as your question as you, uh, as we go along in the chat. And I'll go, I'll go like whenever you have a question, just type it down. Or if you have a question during the week about AI or anything, just bring them to me, you know. Like, uh, I would expect, uh, I would serve you a lot more if you had more questions, you know. So, um, You know, you've got access to me. I'm a pretty expensive guy to get around, you know. So ask me, ask me anything. Okay. Right. Thank you all, and I shall see you next week. And we're going to talk about why your AI basically gives you random stuff or suboptimal stuff because it doesn't really know you. So thank you for today, and I shall speak with you next week. Bye bye bye bye bye.
