In this interview, Tammy, co‑founder of Brick & Bean, explains how she and her husband Danny use the Property Filter platform to source, analyse, and execute property flips and HMOs, primarily in Yorkshire. She contrasts the pre‑platform workflow—juggling multiple portals and manual calculations—with the streamlined, all‑in‑one experience offered by Property Filter, highlighting features such as comparables, property history, market journey, and an interactive map. Tammy emphasizes the platform’s user‑friendly interface and the supportive community (live chat, weekly calls, video resources) that helped them overcome early overwhelm. She recounts their first successful deal—a terrace house in north Leeds bought for £202k, renovated for about £86k, and sold for £350k, yielding roughly £70k profit—and notes that this early win propelled them to eight projects within a year, including a seven‑bedroom HMO. Overall, Tammy credits Property Filter for saving time, improving deal selection, and delivering a ten‑fold return on their investment in the tool.

Yeah, sure. So I'm Tammy, second half of Brick and Bean. So I work with my now husband. Sounds really weird. We only got married in July.
Congrats.
So we, we work together, we invest in flips and HMOs. We've got. Our flips are usually in Yorkshire. I think in the beginning I've been using Property Filter now for, since the start. But before Property Filter it was just having to look at so so many different pages to get to put a picture together. So like you would find a property and then you have to go on a different portal to look at something else and then something else. It was just. And then when we started using Property Filter it was like an epiphany moment. It was like a light bulb. Wow. So I've got it in one screen. I can look at comparables, I can look at the properties history and journey in the market. What can I do with the property? I can do my calculations in terms
of, you know, different exits.
There's so much on this screen, how am I going to make sense of all of it? But as you start using it, it's so user friendly and literally everything is there labeled and also the community behind it. So every time I had a problem I would reach out on the chat, like check, sorry, I swore don't know how to do this. And then someone would talk to me straight away. Or we used to have, we used to jump on the half one Wednesday calls and then I used to pick, yeah, like how do I do this, how do I do that? And so it became very simple. The main thing in the beginning was there's so much information there. So I looked at it, I thought I can't do it. But it was a lot easier than I thought it was going to be. And I reached out to that agent who then told me all about the problems and everything that was not in the legal pack and we built a really good relationship. So Property Builder helped me twice in one deal on that one. And we are on our eighth project. So they are from the get go. We found the first one and then that was July 2023 and then by August we had three already. So we were on our third project and now we just took the keys for our eighth project, which is a seven bed hmo. Being able to do the comparables, that used to take so much time and now you can actually for us we. That's my favorite part anyway. It's just I find something and straight away I go and look at the comparables within the same platform. And being able to comparables.
Is there any, any other features that come to mind?
Maybe.
What, what do you reckon Danny's answers to that question would be?
Oh, Danny is the, the data person. So he will be looking at the property journey, he'll be looking at covenants, he'll be looking at. We love that. Another thing as well and I think a lot of people take it for, for granted within Property Filters. We love the actual map. Yeah, no, that's fine. So, so the first one which is the first one is always going to be my favorite because we literally. I didn't even know where an archetype was when we did that deal. So it was baptism of fire and it was one of our best deals. So we purchased it was a terrace house a north Leeds in a village, a beautiful place. We purchased it for 202 in auction. We found it in auction, purchased it for tool to spend just over 57000 on it and sold it for 350. Nice. All the comparables that I had done on Property Filter at the time told me I could sell it for 330. But we'd like to push the boundaries a little bit more and we're going to be delivering a much better project than what was available on that road. So within two weeks and we made about just over 76 grams two years ago. So but yeah, so if those numbers add up is about just over 76 grand I think was 187, 725. We never offer round numbers so something around, around that yeah, spent about 85, £86,000, sold it for 360. So again got a really good profit, just over 70 grand on that one. I think Property Filter is such a, a well rounded platform that suits an investor in terms of the price and benefit. So my personal experience with Property Filter is that we've made the money back like tenfold because it's given us time to look at more deals and look at it thoroughly. No, I think you've asked a lot of things and I just want to emphasize the importance of the Property Filter community as well because I know I keep going on about it but you learn we have learned so much from the other members from watching all the videos, not just educational videos about the platform but also like the deal corner.
Perfect. Lovely stuff. Well Tommy, I do appreciate your time today.
