In this testimonial, Viktorija Sulciene, a Midlands‑based head of land and development and data analyst, explains how she uses the Propertyfilter platform for both her personal buy‑to‑let investments and for client projects. She highlights that the tool reduces her research time from roughly four hours to 30‑60 minutes each morning, primarily through fast access to comparable sales and detailed property histories. Viktorija describes how the platform’s data aggregation replaces cumbersome spreadsheets, enabling her to build feasibility reports, track deal pipelines, and understand why about 30 % of deals fall through. She cites two concrete examples: a £4 million deal that the platform helped close, and a Northampton 2‑bedroom bungalow bought for £160 k that generates £1,200 monthly assisted‑living rent, delivering £328 cash flow per month. She emphasizes the value of the community, training, and ongoing support, urging viewers to adopt Propertyfilter as a major time‑saver for building a property portfolio.

I use Propertyfilter maybe half an hour to an hour a day, every morning. Without that, I think at least 4 hours. Hi everyone, Victoria. I'm based in Midlands, Northampton. I do data analytics as my day job and investments as my future security plan, I guess, for retirement. I currently work with the estate agents as head of land and development at the moment, and I use Propertyfilter extensively for my personal investments and for our clients' investments. Previously, I think, was the time because you had to go through so many portals to understand the value of the property and to show all of that comparable to clients. I think the first time I was introduced to Propertyfiltern, loved it, and I thought, can I afford it? Because, you know, the beginning is not always easy, but definitely best investment I did. Oh, immediately the first time I was introduced was like, it clicked. Regret that I didn't see it sooner. Comparables first and foremost. I think the comparables and when I present deals to clients and when We create feasibility reports presenting to end client what it actually could look like. Comparables in the area and within similar criteria of the properties is massively helpful for me. Comparables was one of them, but the other one I think is seeing the history of the property, what has happened, how many times it has fallen through, because we're all concentrating on something, on the, on the vendors that need our help to get all the information through. And to record all the information going back to the data that you already saved. As I mentioned, I data analytics. I'm very analytical on everything that I do. So to have everything, like, what would you use, a spreadsheet? It would be a nightmare, I think, without this system. On the platform itself, about maybe 5 deals, but the platform supported me to get other deals through, and the biggest one I think is around £4 million. Platform has definitely supported to get the deal through. So for example, this deal, simple buy-to-let in Northampton, 2-bedroom bungalow, which Perfect for assisted living. That's what clients are looking in the area at the moment. We're purchasing property for 170, um, and if we look into deal making, if we were to offer around 160, uh, for this one, rental income potential for assisted living is $1,200. That gives you monthly cash flow of $328, which is perfect. I think, you know, with hands-off, you sign a contract 5 years, you don't have to do anything. Multiply it by 10 and quit your job. Our goal is to build our portfolio and then maybe move somewhere where it's warmer. Use it for the first week, as much time as you, as you have, whether you want to buy that particular deal or not, still analyze it, understand it, follow through, add deals to your pipeline, see how they change. It's very important to see the history of it. A lot of deals fall through, unfortunately, and we know it's about 30% that fall through. So going back and contacting the agents again to show your interest, but whether you're planning to buy a deal or not, definitely add to your pipeline and understand how it works. If you're still hesitating whether to use Property Filter or not, stop hesitating and just do it because it's a massive time saver. So if you want to be part of this community and the support that you get, the training that you get is amazing. I don't think you can take everything in because it's not enough time in your day to take everything that Propertyfilter offers for that.
