That kind of just completely switched my take on it and I thought, okay, this is a good investment, you know, if I was able to find property during— So my name is Ivan. You might be able to see my name on my profile as Gabo because my middle name is Gabriel. So my surname is Lopez. In my culture, we use the middle name. So that's why I'm Gabo for most people. But yeah, Ivan in the UK. I've started investing Since I was very young, actually, I was able to buy my first property when I was about 20 years old, which was a flat in Kennington, London. That didn't go very well, but I didn't lose, you know, hopes in what I wanted to achieve, which was culturally, and I think most people really, owning your own property is kind of the dream, isn't it? In my opinion, it's not the best way to invest your money, to own your own home. Arguable for many people, but that was my main focus at the time. So a couple of years after that, I actually bought my first freehold property, so my first house in South London. And basically that was as far as I was willing to do at the time, which was just to buy my house and pay it off with time. As you know, life kind of takes its turns. I decided to go back to follow kind of professional path in South America, which is where I was born. So I did that for a few years and I left my property in the UK basically rented. It was a big surprise that it basically paid itself off without me having to put any of my own money. And by the time I came back, it had pretty much doubled in price. I was basically taking like a course here and a course there and trying to find like the best way to find deals. And most people teach you to go through, you know, Rightmove or Zoopla and then find ways to find comparables, which are all valid obviously, and they should also be part of your due diligence in one way or another. But then I came across Propertyfilter and that kind of streamlines everything, doesn't it? So you're able to find comparables right there and then, you're able to basically find the type of property that you want in less time. So it's all about also spending less time doing some of these things. That was the first time I came across Propertyfilter and I actually found that property during the free trial period. Nice. So, um, I was looking for a property to invest in and I came across this one in, in Coventry. Basically, after that, I came across one of the live events that was coming up. I think it was early this year. Yeah, it was like in February, near Heathrow Airport. During the trial period, I actually found a property. That kind of just completely switched my, my take on it, and I thought, okay, this is a good investment. You know, if I was able to find property during. So I decided to attend. Basically, that's where I learned about a few other options, a few other strategies that can be implemented within your property investment strategies. Basically, that changed— it basically added another shift to my mindset. I decided to join the inner— the Property Filter Inner Circle as well. In the Inner Circle since February, basically. That's helped me accelerate my process as well. So the next few deals I've done, And they haven't actually been as— if I can give you another example, another limiting belief is bridging finance, for example, is kind of a taboo word for many people. A lot of people wouldn't even touch it with a bargepole. But yeah, once you understand that it's a very, very powerful tool and you overcome that limiting belief, there's so much more than you can get done with your money. So yeah, there are a lot of limiting beliefs around property, and that was definitely one of them for me as well. You know, getting to make offers and handle the rejection. Because at first you kind of take it personally, you know, when you get your offers rejected. If you do that and don't keep going, then you're bound to fall, you know, at the first hurdle, which is yourself. I wouldn't actually be able to— I don't have the details on my computer right now, so I wouldn't be able to show them to you. But the basic kind of figures work like this. It's got about 100 years on the lease, so it's a 1-bedroom flat. The way that I found this one is by looking for 1 to 2-bedroom conversions possibilities. So I set up a filter where a floor surface was big enough for a second bedroom, and I found this one which was on for about £375. For some reason, it kind of— it was reduced in price gradually, and I saw that it was being reduced in price quite quickly. Yeah, frequently. So I thought, okay, I'm gonna try and make, you know, a lower offer on this one. So I did. So I managed to get it for £325. Something that really caught my attention, which is why I love the comparable part of Propertyfilter, is that a flat with the same dimensions in the same building, but this was a 2-bedroom flat, was being sold for £475,000. Wow. So I thought, okay, here's a chance. Yeah. So, um, yeah, I basically went, I did the viewing, I spoke to the agents, I was able to speak to a bridging finance, um, broker as well. And basically this is what tipped it over the edge for me because that's when I found out that bridging was a really powerful tool. Because whereas if I was doing it in cash, I would have needed $325,000 plus all the costs, legal costs and all that stuff, stamp duty. I'm actually putting down less than $100K for this one. This one actually has a short lease, um, it has a 53-year lease. So if I was able— this one is actually— I'm able to secure it for $130K if it had a normal lease, it would be basically priced at about $250K. Yeah, yeah. The lease is about $43K. One thing that I wasn't able— well, I didn't know basically before is that I could not just bridge on the actual purchase price, which is $130K, but I was able to complete the lease extension prior to completion, basically, or simultaneously, then I could add that cost to the bridging loan. So basically the bridge would come out on the new value on the GDB of 250,000. So that would actually keep my investment from almost 200K if I was doing it in cash to less than 50K. I think Property Filter is for anyone basically who's interested in property, but as a tool, as a professional tool, I think it's very helpful for the people who want to do this either professionally or at least seriously in bulk. So even if you do 1 or 2 deals a year, that's more than your typical person who wants to get into property. So having a tool like that, you know, we've already mentioned this, but it's a time saver. So most people who start in the property journey also have, you know, jobs and obviously family life and all that takes a lot of time. And having a tool like this will basically reduce the amount of time that you spend looking for deals. Then you also have to consider obviously the time that you spend making offers and talking to agents or vendors or whatever, kind of especially the people who are starting out, to try and overcome the mindset issues that hold us back. Because at the end, you only live once, and if you don't do the things that you feel passionately about, the things that you want to do, you're never going to do them, you know. There will be obstacles, but you get that in every aspect of life, and they're meant to be overcome anyway, aren't they? Especially if, like in my case, my aim is to build wealth for my children.
