So she's the face and the brand behind the brand of the Girls in Property. So the Girls in Property podcast, the Girls in Property Community, the old community app and the retreat for the ladies. So it's as inclusive as it gets. I can't get through the door, but it's a really, really cool community serving primarily ladies in property. So she's transitioned from a high paying corporate career into full time in property in just under a year. And we've got lots of things to learn from Atena and the way she's builder community, I believe. So she's a uniting, inspiring and empowering woman, you know, all across all the spectrum of property finance, construction through a community, a podcast and the event and indeed the retreat where I am, I am known to maybe have provided some champagne once in the past. So I really am really 200% behind her mission. I love the drive she has. I'm always very impressed at every interaction. You know, in an industry which is largely dominated by men, you know, traditionally she's, she's got this huge mission and drive to, you know, come and empower and you know, make it, make it a better place for women to have success in property and get, you know, what property has got for you to offer and their lifestyle. We talk a lot about strategies and tactics on these calls and ATAR is going to tell us more about it and. Or you can focus with a 7,000 2010 split, which is a framework I used to so very much looking forward to this. So please give, you know, put your hands together and join me to give Athena an awesome, massive props Filter. Welcome over to you at. Thank you.
Thank you so much. You know what? That's been my favorite introduction I think.
I've had is the accent, you know.
Yeah, I love it. It's definitely the accent. The accent just makes it. It really does. So thank you so much for that. That was absolutely amazing. And yes, I just want to say, like, Property Filter have been absolutely amazing in the support that it's given for the garden property. And yes, Julie, you were just saying about coming to the retreat if there's champagne. Yeah, literally, he was like, you need to have champagne at this retreat, at this gala, if you're going to be doing none of this Prosecco rubbish has got to be champagne. So I'm gonna put my name to.
This rubbish, you know.
Yeah, we had champagne. We had champagne. Yeah. So thank you so much for that and all the support that you give. So thank you for that. Now, guys, what I'd love to say first and foremost is, of course, even though as. As we've just said, I am kind of the representative and CEO for Garden Property, that does not mean that that's what this whole webinar is going to be about. This is for every single person who is here. We're. Whether you're a man, woman, anything. It's going to be all about the three things that I believe you need and the three key tools that you need to get started in property and how to actually look at this. And I'll show you how I managed to do it and how we can all help one another. Now, what I will say is that this webinar that I like to do is very interactive. I have sat through many, many webinars in my time. Many. And one of the things that I personally can't stand is when somebody just talks at you for about an hour and then you just switch off and you're like, I don't even know what you were saying half the time. So I'm really up for kind of an interactive conversation. I want to hear from you guys. I want to know what you need in order for me to help. And so what I'm going to ask is that the chat box is really active and really live While I go through this conversation, I appreciate half of you got your cameras off because you may be at work or something like that. But at the same time I'd love to know that you are actually here. Thank you. Load more people actually coming on the screens as well. Thank you for that. Appreciate that. Otherwise it's quite a tough job to do just to kind of, you know, speak to a black screen as it were. So if you can put your camera on, I'd really appreciate it. But if you can't, just let me know that you're here and just comment in the chat box as well and we'll keep it really active and really, really engaged. Okay, so this today is going to be all about the three essential key things to unlock property success. And as I said, as I go through it, it's going to be really interactive. I want to have loads and those participation and I want to hear from you guys. So let me go forward. Oh, there we go. Okay, number one, my first question, where's my chat box? Here we go. Okay. Who in this room invests in Property? Give me a 1 if you currently invest in property. Give me a 2 if you're not currently investing in property but you're investing in something else or you're in a full time job. One, one, one. Yep, yep, yep. Of course, it's the property filter community. Beautiful. Andy? Not quite yet. Okay, Andy, tell me what are you currently actually investing in? Simon, what are you investing in? Mark, what are you investing in? Tell me, is it stocks and shares, is it gold, is it silver? Like are you investing in anything? Simon? Investing in myself. Love that, love that. Okay, cool. So Constance. Not yet. But you're part of the property filter community. So is it the fact that you're actually like, I want to get started in property. This is what I want to do. I'm investing in my education. Learning, education, Absolutely. And this was me. This was literally me. I went and I did all of this. Absolutely. Okay, fabulous. So we've got some people that are actually investing in property right now and we've got some people who are just learning. Perfect. So that's a fantastic room to be in and helping each other learn from. So then next bit, let me go forward. Oh, my thing's not working for some reason. Let me try this. Here we go. Okay, so let's take this one at a time. So let's take the people who are currently not investing in property and are just looking at their education. So think to yourself, where might you be right now in your journey. So for example, are you someone who is, as you said, looking at getting the education you're in a full time job, you're probably sat at work right now having your lunch, listening to this and going, do you know what, Athena? I really, really want to get out of my job. Property is the vehicle that I want. In order to get there, I need to learn how to do it. Is that where you are right now? And you're thinking to yourself, I'm currently in a full time job and actually where I want to be is replacing my salary through income. This is the direction I want to go. I just don't know who to trust in the industry. I'm trying to get as much information as I can to understand the strategy that I think I want in order to get you there, or are you actually persons out there who already invest in property? Are you thinking, actually Athena, I am a buy to let landlord. I've got five properties which run really well. However, last year the boiler went and actually half of my profits got wiped on one boiler. Is that where you are at the moment? Do you currently invest in HMOs but you're thinking to yourself, actually I want to invest in service accommodation, I want to diversify my portfolio. Every single person is very, very different. Sorry, Every single person is very, very different in their journey of where, where they are basically. And so as a result of that, it's really important just to think to yourself, well, where am I in my journey and where do I want to be in that one? Sorry, just coming out so I can't see the chat box at the same time, so let me just carry on. So where might you go forward? Where might you want to be instead? As I said, so now you're thinking to yourself and okay, now I have this vision where I'm no longer at work, I'm actually watching this from my garden with a cup of tea, doing my own hours and thinking to yourself, this is where I want to be. Instead, I'm now left my full time job, I'm now in property full time. I've got five cash flowing properties that replace my salary and this is where I want to be. Or is it that a year ago you were investing in HMOs and now therefore you want to be investing in serviced accommodation, where might it be within that one? So really think about that. As I go through this, I'm going to be making reference to this again. So throughout this whole presentation, please think to yourself, where are you now and where might you want to Be instead. And the question that I always pose to everybody, and it's the question that I posed to myself when I first started, is if you do want to change where you have been to where you want to be, do you agree to get you there, that something needs to change? Now I can't actually see the chat box anymore. The chat box has completely disappeared for me. So instead, can you just. Oh, here we go. Chat box is back. Lovely, thank you. So could you put a one for me? If you agree that to change that something does need to change in order to get you there. And at the same time put two if you disagree. Somebody disagreed with me the other day and put a two. And she was very valid in her opinion about that. So if you disagree, no problem at all as well. Need to start viewing and investing. Okay, that's fine. One. Yep. This is cool. Yeah, one, one, one. Perfect. Great. So we're all in the same thing. And who's ever heard that saying by Einstein, which is the definition of insanity, is doing the same thing again and again and again, but expecting to see a different result. Put a yes, if you've ever heard that, that definition of Einstein. Yeah. Okay. Who's guilty of that as well? Of saying, yeah, I want to change, I want to do all these things, but actually you end up just doing the same thing again because. Yeah, exactly. Guilty. Yeah, absolutely. We're all the same, by the way. We're all the same. Like me as an example, I keep saying, right, I'm gonna go for a run today, gonna go for a run today. Today's the day never happens. So we're all guilty of it. But what we got to do is think to ourselves to be that change we want to see. And it all comes from us. It all comes within. It's the saying that nobody is going to save you. You have to save yourself. So this is something I really had to learn for myself as well. It's one thing to actually sort of have the idea, but it's another thing to go forward with that one. And that's what we're going to talk about today. Right? So in this presentation, I'm going to talk about what the key. What. What are the three key essential. What are the three essential keys to unlock property Success. And that's we're going to talk about today. By the way, you'll notice with a lot of things, I'm actually dyslexic, so sometimes I read things back the wrong way. But you know what, that is a superpower as well. In itself. So if any other dyslexic on this call, know that I see you and I hear you as well. Right. So number one, I was actually going to get you to guess. I'm going to get you to guess the other two, but with this one, I'll tell you what this one is. So one of the three key essential things to unlocking property success, by far the first thing you need before you can move forward is mindset. Now, before I explain why I believe this to be true and this, there's no right answer to this one. I'm curious to hear what you guys think. Put a 1 if you agree that you think mindset is the first thing you need to start and also put two if you disagree about mindset. And sometimes people disagree and that's absolutely fine. And I welcome the conversation. Yeah, ones we all agreeing. Okay, perfect. Two. Brilliant. Bruce. Okay, love this. Bruce, tell me why you think mindset isn't one of the key things you need in order to start in property. Sort of getting into property. Let me know, put it in the chat box. Let's have a conversation. I'll even welcome a chat with you at the end, happily. Yeah. And point out 100,000%. Wonderful. I need to drive first. Drive? What, what are you driving? Talk to me at the end. Tell me what you're driving. Okay, psychology now. Something happened the other day at a, at an event that I was at and I found it absolutely baffling. I was at an event and a person got up on stage and they came to the front and this is a well known person in the industry and they said, right, guys, today I'm going to talk to you all about mindset. And then he went, no, I'm just joking, I'm not going to talk about that rubbish. I'm going to talk about this instead. And I remember being so angry, sat in my chair because I thought to myself, why would you do that? Why would you, why would you say that mindset is silly or you're not needed? Because I tell you what, the one thing I learned by far when I started my property journey was that I didn't have the right mindset to start. And I watch other people do this. So for example, who here has done a course, myself included, who here has done a course where they have given you loads of agent scripts? Agent scripts. Calling the agent direct to vendor letter templates. All of those. Who here has ever been on a property education course where they have just given you scripts and scripts? Yeah, give me a one if it's a yes. Yes. Yes. Yes. Yeah. Anyone else? Yeah, perfect. Exactly. Right. Now do me a favor and I want you to be really honest about this, and I'm going to tell you why in a second because I've probably gone through the exact same thing that you have as well. Give me a. Give me a one. Actually, no, give me a two now so I can see the differences. Give me a 2. If you didn't do anything with those scripts, myself included, give me a two. If you. If you instantly didn't do anything with those right 2. Anyone else? Do nothing with them. Yeah. Yeah. Okay. The reason is it's not your fault. It's not your fault. I'm just going to say that right now. It's because what happens is when you go to these courses and you go to these places where they're trying to teach you the theory of it and how to do this, and here's a script and here's how you should do it, they don't actually teach you your mindset of how to feel when you make the calls, how to be confident when you make the calls, how you should approach it when you make the calls. So you can give a script to somebody and you can read it, but if you don't have the confidence within or the right headspace in order to actually do it, you're never going to do it. And what ends up happening is you make excuses. So you say, I didn't get a chance to call the agents today because actually I was doing the gardening, I was with the kids, I was working, I was doing all this. That actually is an excuse. But what you're doing is you're not actually realizing what the real reason is why you didn't make the calls, which is that you didn't have the confidence in order to do so. Who would give me a. Give me a one if you agree with what I'm saying. Give me a two if you disagree. And actually, you know, you just find me do excuses. Yeah, exactly. It's. It's literally deeper. It's rooted within you. And the reason that it's rooted within you guys, again, it's not your fault. I've learned this over my time because I always used to think it was my fault. It's not our fault. If you've never ever done something before in your cognitive, what makes you think that you know how to do it or that you have the belief that it will actually work? If you think about that, there is nothing to prove that it will work in Your cognitive. There is nothing there to show you that this is going to take me forward. This is how I'm going to do it. So what happens is your brain protects you, and your brain then pulls you back into fear. And in protecting yourself with fear, you do nothing and you stay still. And that's literally what happens. So during the first bit where I paid for all of this education, you didn't even want to know what I paid for my education. I did nothing with it because I didn't understand how to use my mindset to take me there. So I believe that it all stems from mindset. And you need to make sure that you're in the right place in order to do so. You need to understand the confidence. You need to understand things such as how to create a cultivate a growth mindset. So I'll give you a really good one that helped me in this, and you can think how you can take this forward today. Right? Who? Here, give me a one. If you've ever said these three. These three sentences ever, right? I don't have enough time. I don't have enough money. I don't have enough knowledge. Who's ever said that? Give me a 1. If you've ever said, I don't have enough time. I don't have enough knowledge. I don't have enough money. Yeah, okay. We've all said it. All of us are guilty. We've all said it. Do me a favor. This is your. This is your action step that I want you to do today. Yeah, there you go. Every people cancels their property filter subscription. Exactly. We're human beings. What can we say? We're all the same. Yep, all three hardy. Great. Do me a favor. This is your first action step to take away today. Use the word yet, right? Three letters yet. I don't have enough time yet. I don't have enough money yet. And I don't have enough knowledge yet. Honestly, those three words changed me because I went, fine. I haven't got it yet, but my God, I'm gonna go and find it, and I'm gonna show you how I did that. But it all started by changing my mindset. I was full of excuses. I was full of doubt. I was full of limiting beliefs. All of those things. We all come out the same way, out of the womb. We're not just built with confidence. We're not just built being able to speak on webinars, to teach other people how to do this. It all comes from within and helping yourself. Absolutely. So, number one, psychology. Now, before I go to number two. I'm going to get you to guess this one. What do you think is number two that you need? You've now got the right mindset. So your mindset. Solid. Now let's think about this. You want to invest in property, I'm going to give you a clue. You want to invest in property, what are you going to start having to think about? Not support, not action. Not action. Ah, knowledge. Right, Knowledge. Like that, Hadeep? Yes, yes, and knowledge, exactly. But more so than knowledge. It's more than that. You need to understand. Just go on to this strategy. You need to start thinking about what strategy you want to implement. Now I've got a question for you again. Give me your ones, give me your twos. Number one, who believes? Give me a one if you believe that you choose the strategy or give me a two if you believe that the strategy chooses you. So one if you think you choose the strategy, or two if you think the strategy chooses you. Oh, yeah, we're gonna have a great conversation here. I'm gonna enjoy this one. Okay, we've got one. Perfect. So you all think that you choose the strategy. Yeah. So. So gay. Perfect. Love this. Okay, I'm gonna ask this question again once I show you something and see if your opinion of this changes. So I always think when you're teaching or when you're trying to explain something, the best way to actually explain something is through storytelling. Yeah, storytelling. I think stories tell a thousand words, as it were. So this is what I'm going to do when I'm going to teach you about strategy, right? I'm going to first of all show you through the story. This. Now, who has ever seen this before? A split of a 70. 20. 10. 70 cash flow. 20 lump sums. 10. Longevity. Give me. Yeah, perfect. Give me a no. Give me a yes if you've seen this before. Yes, perfect. Willie. Willie, where have you seen this before? Where have you seen it before? Hadith? No. Brilliant. Concerts. No, Perfect. You can learn something new today. Wonderful. Now think of this as a pie, right? So your pie always makes up 100 strategy. There you go. John Progressive. Yep. So you've got this pie, right? And if you think about it, you've got your 70%, which is your cash flow, and then your 20% and then your 10%. And how is it going to made up in terms of the strategies? But my mentor showed me that. Progressive. Yeah, exactly. So the first step of mentoring I ever did was with progressive that I then moved forward with. And this is what I Learned and I learned it very, very early on, didn't implement it. But I'll show you what I did do. Right. Okay, now we know. 70, 20, 10 split. Keep notes and write this one down. So keep this in the back of your mind when I'm going to tell you about this story because I'm going to be asking you question questions about this one. So here goes the story, right? I don't know if many of you know this or you know much about me, but once upon a time I used to be a premium travel consultant. I had no experience in property whatsoever. I was a premium travel consultant for seven years, selling high, high ticket holidays to high net worth individuals. One of the questions I get asked most frequently is what's the coolest thing I've ever done as a premium travel consultant? And I can answer you. The coolest thing I've ever done was I got flown first class to Mozambique for 24 hours to test drive a new 5 star hotel to then fly back 5 star the next day and then present it to a whole boardroom full of people. My life literally was amazing. When do we go? Yeah, absolutely. So the left picture there is of me in Hawaii, the middle pictures of me in Canada and the right picture of is me over the Grand Canyon. Literally. That was like two years ago as it were. It was absolutely amazing. And I, I had the most amazing life. I basically have traveled to six out of seven continents and travel is me. Now a really interesting question I get asked all the time is, and I don't know if anybody else feels this way, if you were to cut me down the middle, like literally cut me down the middle. It is not property that comes out of me. Property does not spew out of me like this. Absolutely not. Travel spews out of me. Seeing the world, culture, food, that is what's in my soul, that's what's in my heart. What property does is property gives me the vehicle to actually live the life that I want to do. Exactly. Simon, I'll carry your luggage. Absolutely. Let's go. You know, but travel is actually what's in my blood. Like it always has been from an earlier year and it continues to be that way. So anyone ever wants to talk, travel with me and tell me like the best place they've ever been to, then tell me my favorite country in the whole world is New Zealand. I adored New Zealand. Amazing. But one thing that's really important just to mention, guys, is, is what happened to me, right? So picture this. 7 years premium travel consultant Living the high life, commission based job. Right. On average, I was earning between five to six thousand pounds a month. Living at large was high up with all the CEOs. I probably would have become director of the company by now. Most likely that's just the trajectory that I was on. Now travel, we found out, is actually a risky business to be in, isn't it? Because who remembers what happened back in March 2020? What happened in March 2020? Yeah. Come on, guys, you know. Yeah, yeah, exactly. Covid, Covid. Right now I had a commission based job in the travel industry. Yeah. What do you think happened to my job? What do you reckon happened to my stable, wonderful, perfect life? Yeah. Bye bye. Exactly, Judy. Bye, bye. Yes. So I'll tell you exactly what happened. So it was, it was. I can't remember the exact day, but it was one of Those evenings in March 2020 when we were all the sofa and we. Nobody knew what the hell was going on, literally, and sat on the sofa and Boris came up on the screen and do you remember that? Do you remember when Boris came up on the screen and he said to everybody, stay at home. Stay at home. Yeah. Who put a. Yes. If you remember when Boris literally did that whole conversation of stay at home. Anyone remember that? Was it just me? Yeah, perfect. Exactly. Now, I reckon 30 minutes after that, that TV presentation happened, I got an email from my company, said, you are furloughed until further notice. That was it. You furloughed until further notice. And I remember thinking to myself, oh my God, like, it's a commission based job, guys. Like, what am I going to do? How am I going to live? So because it was commission based, what we basically did was we went on to one of the lower, lower ones. They managed to work it out how it was, but we basically got like a basic salary what everyone else sort of got during furlough. But then as time went on, I basically started to think to myself, oh, my God, what does that actually mean for my job? And it kind of woke me up a little bit. So here's what I did, right? I, first of all, for about two weeks, felt very sorry for myself and ate a lot of Ben and Jerry's ice cream and watched a lot of Netflix and a lot of Disney. But then what I actually did was I started to get very bored. And when I get bored, I like to start learning. Who else likes to learn? I love to learn. I love to learn languages. I love to learn, like new things. Who else loves to learn things? Yeah, yeah, we absolutely, exactly so when you love to learn things, I thought to myself, I was doing, scrolling through Facebook one day and I came across a two day. Was it two is either two or three. I think it was two day at the time. Online property education course for £99. Who, who's seen this or been on this two day, 99 pound course that you can go on, as it were. Yeah, there we go, Andy. Yeah, you know the one I'm talking about. So I clicked onto it and I thought, well, I'm bored. Why not? You know, property, safest houses, you know, all of that. Why not? And so I began to learn about property and me being me. And one of the things you'll always find out about me is I think basically that I can do anything. That is what I think. So I go, yeah, I could do that. How hard can property be? I could do that. So I had savings in my bank account from the commissions that I had received and I decided from learning just two days worth of information that I was then gonna go and listen to podcasts, get free information, read tons of books and get educated in understanding how I could invest in property. I was furloughed, I had nothing else to do, I had some money to invest. Why not? So two, after the two day course that I went on, I then basically. So that was in 2020? Yes, Julie, we're in 2020 at the moment. Yes, that's exactly where we are. So what I then went and did was I then went and set up a limited company, which, by the way, I've never done in my life. I had no experience of doing it. I set up a limited company and I decided that what I actually wanted to do through free education, such as podcast audios and everything, was I wanted to buy myself a freehold flat in Bournemouth, because Bournemouth, where I live, by the way, I'm down south by the beach, so I'm Bournemouth. And a flat's all I could afford with a 25 deposit. It's all I had. So I thought, right, I'm going to go buy a freehold flat in Bournemouth with the aim in my head to turn it from a one bed flat to a three bed flat and then refinance and pull my monies out after doing a two day course. And I thought, yeah, I could do that. So question, what's the problem, do you think? When I went and tried to find a freehold flat, what was the problem? Write it in the chat box. People are smiling. Not so much the money, yet the money was there. The money Was there. There is an A. Yes, yes. So imagine this, right? This new rookie on the scene calling agents in Covid, going, hello, I'd like to buy a freehold flat, please. What do you think happened to me with the agents when I made these calls? Honestly, what do you think happened? Yeah, yeah, but you know what? I don't think property was property around in 2020, like, oh, I just didn't know about you guys. I didn't know if you were around. I'm not sure. Yeah, exactly. They put the phone down. Yeah, yeah, exactly, exactly. So, exactly. They ignored us. Yeah. So then what happened was, was I thought. But you know what, it was really interesting. They kept saying no to me, but I kept saying to them over and over again because it was the vision that I had. I said to them, when you actually get one, give me a call when you find one. Let me know when you think. Anyway, months went by, months went by. I eventually was no longer furloughed and told to resign. So we're now a couple of months down the line and I lost my job. They made. It just basically all collapsed. Everything happened. They changed the whole system of commissions and people did voluntary leaving, etc. So now lost my job. So now I'm like, okay, I now need to get a new job and I now have to live off of this money, but I know I want to invest it as well. So we're now a couple of months down the line and the agents are still laughing at me. So this is what happens, right? You know when people say to you, tell everybody what you do, right? Have you ever heard that before? Tell everybody what you do. And you think, I'm not going to tell anyone what I do? Tell everyone you do, right? I went for a walk with one of my friends called Sarah on the beach down in Bournemouth with a coffee, and I was telling her all about what was happening at the moment and I said, I'm still trying to find. I don't know why. I've just had this vision, I'm trying to find this free whole flat in Bournemouth. And my friend Sarah said to me, my dad knows someone who is selling a freehold flat in Bournemouth. And honestly, this happened. And so I went, no way. And it happened to be a female portfolio landlord who was giving up all of her properties. I couldn't buy them all, I could only buy one. And so with that information, I went and I basically found my little property. Oh, yeah, the C word, as I mentioned, which is this. Now, you're probably looking at this and going, that's a whole house. Well, what happens is, is it's basically that I own and I still own, by the way, and I will never give this up. And I'll be giving this to my children one day because it is my baby. It's the ground floor. So you see there, I own the ground floor and I own the freehold to the entire house with the front and the back as well. And so I found it. And my vision when I first started was going to be, I want to go in and I want to transform this and this is how I'm going to do it. So I went through the process of planning permission and now during COVID planning permission took over nine months to come back. Nine months on a simple, literally project like this. And they came up with all reasons why it couldn't work, what was going to happen, everything like that. Now, this was the first property I ever took on. Remember this? Right? So when I actually took it on from, from the woman, I actually had a lot of problems with this property. She actually turned out to be quite difficult and knew that I was inexperienced. And so she, she actually told me that she was going to raise the. She was going to raise the, the price by two and a half grand two days before exchange. And if I didn't, she was actually going to pull out. And I remember this happening to me and thinking, you know, really emotional about it, thinking, oh my God, should I still do this? And I got the best advice I've ever been given before and I hold it today and I pass it on to you guys, which is let go of the emotion. Yes, you're angry. Yes, it shouldn't be done, but does the deal still work? Do the numbers still stack? And for me, the numbers still stacked. And so I went ahead with it. I disagree with what she did, I disagree with the process that happened, but I bought it because it was the right thing to do in terms of the numbers. Now you can imagine Covid was a bit of a tricky one during this time in terms of what types of properties you were taking on. So what happened with this particular property was that the tenant that was currently in here had to go back to their country because their family went back, but they were unable to go back, so they left in a hurry. They. So when I took this property on, it was full of all of their stuff. I, funny enough, I wasn't at the time thinking to get loads of photos of like all of the rooms to show people I didn't know where it was going to be going with this one. So at the time, this is when I basically took on the property. So you can see kind of the state that it was left in in terms of everything. And what was really interesting was, was at the time I still had this idea that I wanted to change it from a one bed to a three bed. But because the planning was taking so long to actually come through, I stuck with it as the, as the one bed for now. So what I basically did was I got. Oh, go back on check a trade. I literally went into check a trade. I didn't really have contacts, I didn't really have networking. I literally went on check or trade and I was like, I need carpets, I need plasterers, I need painters, I need everyone that I can think of. And that you got the whole team in. I learn about timing, scheduling and the fact that you had all of these bills while it wasn't tenanted, etc. But this literally was able to be turned around really, really quickly. And what I decided to do, because actually when I did the numbers on this and it was ready to go, I decided that actually turning it into a three bed at the time wasn't the right thing to do because I started to get advice from other people and they started to look at the numbers and they were like, it doesn't work when you go to refinance it. You bought that. You bought the flat for too much money. The flat costs too much money in order to make this work, Bas basically. And you're not going to be pulling out the monies that you want to. So I decided in the end to just do a straightforward really light refurb, really light refurb and just pop a tenant in it to get it cash flowing to make me some money with my deposit of my 25. And I turned it into this. Now, this has had only two tenants in since 2020, so 20 to 2021, beginning of 21. And literally it has been absolutely amazing. Is it the best deal I've ever done before? No, definitely not. It cash flows me now with the whole mortgages. It cash flows me about 400 and something sort of after tax. So I'm not saying it's breathtaking, I'm not saying it's like, oh my God, a unicorn deal, all money out. Definitely not. But it has my soul because it taught me the lessons that I needed. Who else gives me a. Give me, give me a 1. If you have that property that you learned all the lessons with, like it was the property that taught you everything. Yeah, exactly. Now, exactly. Willy, answer me.
