Right back at you, Jaz Hands. Back at you. Thank you very much. Great to be here as it really is. So thank you very much. Yeah, you know, before I kind of crackle with my talk, there's a certain kind of part of this talk which is actually nice and interactive and that'll be kind of the first little section. So obviously, although guys, I won't be able to see you as if we'll kind of police that and just ask for a little bit of input just to kind of help things go along. So if you're happy to kind of just be on standby to give A little bit of input in the chat box. That would be absolutely fantastic. Is that right? As if.
That is absolutely right. But before we go into it, one of the things that I did mention is you spoke at a lot of networking events across the UK in the last 12 months. How many have you actually spoken at.
In the last 12 months? I've spoken 40 of the 42 pin events. I've also spoken at eight PPN events and about 27 independent events up and down the. Yeah, up and down the country. So that's anywhere from Exeter to Edinburgh, South End to, you know, South End to kind of Carlisle, coast to coast anywhere. So, yeah, I get around a bit.
Yeah.
In a good way.
In a good way. In a very good way. So when you say the word grafter, Pete is a grafter. He works so hard. But now, over to you, Pete, in terms of your presentation.
Very much as if. Right, I'm going to share my screen with everyone, so just bear with me for a slight second and we'll get cracking on. All right. As if. Can you see that?
Okay, all good. Just need to hide that you've done that and we're good to go.
Superb. Absolutely fantastic. So, guys, thank you so much for having me today on Dealfinders Corner. It really is an absolute kind of treat and a pleasure. And as a as if kind of alluding alluded to, I'm Pete Baker, business development manager for your property furnished. Ultimately, we are these guys for all of your property needs. Now, I know probably a lot of you probably hopefully remember Toys R Us, you know, everything all under one roof. So whether or not you're looking for zip link beds, for teaspoons, everything you need, soft furnishings, settees, beds, mirrors, rugs, whatever you need, we've actually got it all under one roof. And we're really delighted to be Property Filter approved suppliers. And it kind of gives us great pleasure to kind of have this stance because we're able to come on board with Property Filter to ultimately offer you guys some really good information, some really good products at some fantastic rates. Now, as you'll see from the banner here, we're also PIN approved suppliers, which is, you know, something for us. It's brilliant. You know, property Filter and pin work hand in hand and we're also STAA affiliate members, which focuses more on the service accommodation side of the industry. So they're like the nrla but for service accommodation. So I'm going to get started off with a little bit of an interactive session and this is where Asif's hopefully going to police this for us and this will work out quite well. This is the what Were They Thinking Game HMO and Essay Edition. And this is really nice and simple. All I'm going to do is, is ask you to look at the photographs I'm going to show now and I want you to kind of just put in the chat whether or not you think the properties were previously listed as essay or hmo. And it's not as easy as you think. Let's get going. This first one, location, location, location. So as you can see from looking at it, you know, the guy taking the photograph stood in the door like a matador, but without the red cape. And it's quite a compact room, so if you could just be interactive.
Everyone is saying hmo.
No one's saying serviced accommodation, everyone's saying hmo. Right. So the bit of a giveaway here is that room doesn't quite meet the requirement for the HMO minimum size regulations or 6.52 square meters. So this is actually something that was used as part of a service accommodation ad, which is quite shocking in itself. So let's have a look at the next one. Brighton area accommodation in perfect location. What do we think about this one, guys?
Hmo, everyone. We've got one essay so far, but mainly hmo. That's got to be hmo.
Yeah. Do you know what? Yeah, and I think you've probably seen these sort of properties time and time out, you know, you know, especially in the Greater Manchester area, you know, especially, yeah. So Brighton area accommodation and all of these little tags are actually taken directly from the advert itself that was used to kind of bring people in and kind of attract good tenants. So stylish and modern feel with all home comforts. Where are we going with this one? SA or hmo?
HMO again, people are saying.
Yeah. Do you know what? Foxy Filter members have got a good nose for HMOs and I like that. Your home from home stay. What about this one? Slightly trickier. Yeah.
Essay, Sam.
And say it is, yeah, 100 service accommodation. And it's quite shocking when you start looking at these photographs as to what people, what people's perception or idea of actually, you know, how to present a property is like. Because this, you know, you just wouldn't now, in today's current standards, in what is, I think, a very competitive market, you just wouldn't advertise properties in this manner. What about this one, though? Cozy amenities in a tranquil setting.
Sa, guys. SA hmo.
Yeah. You know what? Yeah, SA So for majority are going sa. It must be yet again, well identified. Now, this one kind of gives it away, but this one, this one here. Bring your own bed sheets, bring your own bleach. It just. It just doesn't bode well for a good kind of experience, but good size contractor ready accommodation. We all. We all say an essay or is any. Or is anyone kind of going down the HMO route?
Everyone is saying essay. Smart people.
Yeah, smart people. You'd be right to do so as well. Now, what about this charming property? Spacious double bed, close to hospital.
Hmo. Hmo. Hmo. Everyone going for HMO this time?
Everyone's all right. Good. Everyone's going hmo, quite rightly so, I think for this advert in particular. This was actually sent to me by somebody from. From a networking event in Sheffield, because whenever I do the talk, I usually sort of put photos and I always say to people, if you are out there and you find properties and adverts that look like this, send them to me. It's a little bit like you've been framed, but you don't get 100 quid. I just use the photograph and of the advert and kind of just highlight it. But there are seven photographs on this advert and this was the best one, but didn't actually have any dirty washing on. Errors in the way. But you can see here common mistakes and common problems that people make, I. E. When they're advertising the properties in the first place. But beaver position of a property over photograph and the fact that you've got suitcases on top of wardrobes, you've got boxes of rubbish everywhere and it doesn't really kind of catch the eye, but hmo, yeah, what about this warm and welcoming double room? Yeah, there's not a lot that's warm about that, is there, guys? This is. But obviously, as people point out, there's a mattress cover on, so. So it must be doing something right. Brand new mattress. Are we going with essay or hmo?
Is it hmo? Everyone, One essay. One essay.
This is the. Whoever was vsa. Yeah, yeah. Hats off to you. Well identified. Yes. This one was actually service accommodation. Now, I'm gonna give you guys a little bit of food for thought. When you're sat there and you're looking through those adverts and you're looking through the sort of thing that people advertise. These are among us now. You can go on Spare room. Not so much Airbnb these days because obviously the standard is increasing so much, but you can go on Spare now. And you can find adverts in every single city that have photographs and ads that are live now, but actually match the ones I've just shown you. And it's quite shocking because at the end of the day, when you purchase your property and you use Property Filter to identify your ideal kind of, you know, property at the right price, at the right strategy, you then need to present it in such a way that it looks good enough to actually start sparking a reaction and actually kind of start giving you a decent return for your money. You can't present it like that. It needs to be the 10cc. So you really need to be kind of mindful of what you're doing and why you're doing it. And the food purport section here is a slight highlight that I'm going to do for you on the service accommodation market and the occupancy rate surrounding that. So back in November, I went to an event down in London at Oval called Source Scale uk. Sorry, Scale uk. And while I was down there, I was lucky enough to speak with Hospitable Air DNA and Airbnb and I had a coffee with them, had a bit of lunch and, you know, over duration of a couple of weeks, I started having a look at some stats and the sort of stats that they were giving me, they all came back and said, look, as far as occupancy concerned, this is national occupancy and this is something to bear in mind if you are operating or looking to operate in the SA or rent to SA models. You just need to be extremely mindful of these facts. They always said they don't have anything that has less than 25% occupancy. And I'd hope you'd agree that that in itself is a standard, isn't it? You wouldn't expect anything to only have a three month, you know, income in the 12 month period. But the national average percentage for average occupancy is 55%. Now when you set out to do an investment model at 55%, if you sat there and you spoke to your mortgage broker and I know some people might argue and say, well, if you've got a high yielding, if you've got a property of a good rate per night and it's in a high yielding area, you could technically get away with 55% occupancy if the sums stack up. But 99.9% of mortgage lenders, if you go and have a chat with them and say, oh, I'm buying an SA, I expect to get 55% occupancy, they'll run the figures. And 99% of the lenders would actually knock that back because what they're looking for is this golden number here, which is the 80%. And the 80% mark is realistically where all of the lenders kind of base their figures on, especially when it comes to SA models. So 55% just doesn't cut it. But that's for national average. So if 55% is for national average and 80 is where it needs to be, you need to be 80% plus, really, don't you, in order to be making the most of everything. And this is where we can help. 100 level. Yeah. Greatest of all time, you get the Goat badge. You know, I've got a Liam Neeson speech where I follow you around the country to give you a badge to basically kind of highlight how well you've done and stuff. But I've only spoken, you know, I've come across a couple of people that have managed to achieve this. One of them in particular, you know, got his property furnished to a really good spec. On the day listed, got a four night booking, two nights in, the guy said, you know what, can I have it for three months? Four weeks into that three month booking, he said, I'm going to extend it for a further nine months. So you get to a point where it's four days free, nine, you're at a year already. And then four months in, he said, can I extend it for seven months? So from an SA capacity, you've then got a yielding asset that he's gone live day one, somebody moving in within a couple of days and then anything up to kind of like what, 19 month occupancy, it's phenomenal. I want to talk to you guys about what I call the cherry on the cake. Imagine the body of the cake is for property, you know, and you know, it's for decorating, it's for carpets, it's everything that you've put into all the hard work and labor that you put into it. And the cherry on the cake are the finishing touches that mean the difference in your occupancy rate. They mean the difference in your nightly rate. They mean that your better retention, putting your property for HMOs, your limited voids. And it's something so simple and so effective that can affect all of those different things. I'm going to show you some of our projects over the last kind of six to nine months. And while I'm showing you these, just have a little Bit of a think and share with Azith in the chat your thoughts on the photographs you're seeing and what sort of things stand out. And at the end, as if we'll have a quick roundup. Everything that you see within these pictures here was supplied by us and installed by us at the properties. So good use of color, good use of style. And these items don't actually cost per world. These properties are anything from a studio apartment to a three big townhouse, a four bed house down at the seafront in Brighton to a little terrace house that's a couple of miles away from, you know, any sort of football stadium or music venue. This one is bit of east. Just put a quick note in the chat box. What sort of thing stands out?
So we are getting colors, stylish, beautiful, clean, clear quality of the images, neatness. So good images. I suppose people are saying that's a good point. Personality styled, gorgeous, bright colors, bright surroundings. Somewhere I'd want to live. Fresh and airy, homely. Some lovely words here.
Fantastic. And do you know what? These are all the cool buzzwords. These are all of the things that your potential guests or tenants are going to be looking for when they're renting a property. The idea is behind everything that you should be doing within the property environment and property world is creating that home from home experience. So if you're concentrating on a hmo, let's start there. What you want to do is create that home from home vibe where people are so happy to be at the property, they'll stay for longer, they'll be happy to do a regular rent review with you when possible. They'll be happy to pay higher than normal market rates with you. You don't have to go mad with major feature color walls because a lot of these had, you know, really nice opaque or mauve sort of opaque sort of walls or they had walls that were nice but not too garish, but they use really nice basic furniture items and accessorized. And yeah, there's a great use of color and the color that you should use throughout. You know, green builds in a calming aspect, blue builds in trust. Orange is fun, red. You should, should really try and avoid reds when furnishing a property because it's, you know, you know, it's the anger monkey color, isn't it? It kind of just gets that, you know, sort of negative sort of vibe. So anything really that's nice, fun, light and airy is what you should be using within your projects. Now the important reason as to why I look at this and we focus so much on this. As a furniture provider, we don't just kind of do a thing where we say, oh, here's your furniture, without any thought or consideration as to why we do it. We always look at really cool ways that we can actually help you, from day one, make the most of your investment. And I've brought up here the screenshot of these different apps and it's what I call Tinder for the property world. So you'll sit there and you'll be scrolling through, your guests will be scrolling through, looking for a property to stay at. And when you find a property that you like the look of, how long do you think it takes? And please do put your notes there in the chat box with as if. How long do you think it takes to actually see an advert of a property and say, you know what? Yeah, I really like that. Let's jump in. I'd like to kind of book that. Then have a look at the availability dates, then have a look at the property price. How long we saying?
So split second, Less than a second. Few seconds. Seconds. Seconds. 2 secs. A moment. 2 minutes on the minute.
Don't know. Your picture might have gone dead. Yeah. Do you know what? Yeah. All of you, right in the fact that it's seconds and, and it's seven seconds. You know the initial, that's it. I want it to open up the app, then scroll down to look at the date it's available, then scroll down to look at the price or even the same spare room. It is a matter of seconds. And those seconds are the things that make the difference for your investment. You want your property to jump off the screen. You want it to slap people in the faces. You want it to be so bold and so vibrant and so inviting that they have to start having a look at it. But you have to come and view it. This is where we step in. So say hello to your new property furnishing solution. We pride ourselves on the fact that you no longer have to drive around to all of these places looking for your furniture, looking for your individual items. And I know that some of you, although I can't see you, some of you might be sat there nodding, going, yeah, I can relate to that. Sack that off. You don't have to worry anymore because you've got everything on all under one roof. We can help save you your most valuable commodity, which is, as everybody knows, your time. It's the one thing that you'll spend and you'll never get back. Suspend it wisely. You don't want to be this couple on a Sunday afternoon when they should be out taking the dog for a walk or having quality time with the family. Why do investors love using us? And this is something that I like to touch base on with any sort of talk I do. And this will highlight all of the key benefits and features of actually using your property furnished. And these will be the things that you'll experience as and when you contact us. Our extensive product range is probably one of the largest in the market of all of our competitors. And I say that with full confidence. So if you imagine the iceberg and you see it there, you only see the tip of the iceberg above the water. So that represents really our web product. The bit that's underneath is the parts that you don't see, the stuff that isn't, you know, the website shows all of our commonly ordered products or all of our common required products, but everything underneath goes that further into it on a more of a design basis. So you'll look at the website and you'll see a fantastic array of sofas in these sort of styles and these colors. That's probably, you know, kind of 2/3 of the sofas we do. And that's probably only a fifth of the colors that we can do. But we also have nice accessories to go with it and nice nest tables and things that we can put with the property to actually make the communal areas what they need to be with the beds. We got the best choice of beds in the market where, you know, we have kind of eight beds, here are five of them. And there's only 20% of the colors you can have. You can have open based storage which is perfect for HMOs guys. Absolutely perfect for HMOs. You remember the photograph that we saw before of that wardrobe that had the big suitcases on top. That's the thing of the past. Slide them under the bed if you don't want to be seen what's underneath. You can actually get a fabric fitted cover that just hangs over the bedside to hide it all. Heavily accessorized again, you know, we like to go out there, we like to accessorize properties. We like to throw in funky canvases, decent mirrors, lamps. We have different styles of furniture and we always strive to make sure that no two properties look the same. If two properties look the same, we haven't done a good job. Which is where a design aspect comes in. Our accessories, high end accessories, you know, anyone that is local to the area. Knoxford Junction 19 on the M6 or Manchester area who would love to come and have a look around our showroom, do get in touch, because you could come down, you can touch and you can feel everything. You have a look at it all. We've got a pillow suite, a sensory pillow room set up. You could see all the canvases, you could see, you know, all the bed impacts and all the accessories firsthand. And like I said at the beginning of the talk, we provide everything from zip link beds down to your teaspoons and it's exactly the same there. So this is a typical example of what we provide as part of a kitchen. Well, a kitchen essentials pack. So realistically, you don't have to lift a finger. You come to us with your empty shell and we can just make everything happen for you. Is anyone in the group, Just a quick yes to. As if on the chat. Is anyone dealing in the social housing sector at the moment?
Yes, me.
Brilliant. I say yes, you so look. So the social housing market is something that's absolutely thriving at the moment and it's always growing kind of as a desirable investment model if you can get the right property at the right sort of size and furnish it to the right sort of level. You know, providers are doing really good deals at the moment on three to five year kind of leases to take it off your hands. And, yeah, it's proving that quite worthwhile. However, a lot of the providers are saying, well, yeah, we'd like to take property off you, but you do need to get it furnished. Well, we spent quite a bit of time doing our research and like I said before, you know, we're not just here to sell furniture, we're here to help. Spent quite a lot of time doing our research and we contacted about 16 different social housing providers and asked for their onboarding list, which is the list of items that they'd actually send you at the beginning of the process and they'd kind of say, this is what you have to have in. And we've created, we got those lists, squeezed them all together, got rid of the duplicates and we've been able to produce this fantastic social housing brochure which will help you along your way so you no longer have to look at a property that you want to use for social housing and worry about where you're going to get your goods from. Give us a call, we'll sort it all. Service accommodation packages. Wow. You know what? Service accommodation is such a large part, part of the market and it's only getting busier. And this is a really good thing because we are able to accommodate for every single strategy. We're able to kind of make sure that you get the best advice possible for you to get the best and high and higher nightly rates than anyone else that you're dealing with. Now if we look at a sort of package that is typical here as from a price point, and I do have more of a price point a bit coming up in a minute, but you can actually get a one bedroom setup from 4499 plus V with a ton of different upgrades for your properties. So our packages start off as low as that and I'll go into things in more detail with you happily. HMO&CO Living furniture packages. Now these are something that we have so many clients that deal with student HMOs and professional HMOs and at the end of the day you want to have clean, effective furniture that gives you a really good lifespan. Now we're delighted to say that we kind of offer that three to five year warranty on all of our furniture. So if you come to us and you buy something from our HMO classic pack, which is pictured here, you can have it in any of the color combinations that you see on the left hand side of the screen. You can even pick your handles. Now a package, you start from kind of six to nine, but if I focus here on this package that's actually in this room, the essential pack gives you a standard double bed at 4 foot or 4 foot 6 with a headboard and a semi orthopedic mattress. The two door wardrobe, the three drawer chest and the two drawer bedside 699 plus bath. People are saying to me, well, how can you do it so cheap? The answer is this, that isn't as cheap as it goes. If you come to me and you want a four or five bedroom property sorting out, we then start applying for you some decent discounts, but are normally in between 10 to 15%. But at the end of this session you'll get a further promo code to actually get an extra 5% off. So it's worth staying on to the end to get that alone. This is our classic range when we go into our classic premium range, slightly different colors and designs yet again. So you go into nice grays, you get a nice slate effect, an Albi blue. And look at that package, that's fair. The hard furniture 749/ that. So it really doesn't cost the world to actually bring furniture into a property and make it all fully functional from day one and start attracting attention Accessorize cleverly and you're going to be there. This is the quick rate card that I kind of referred to a couple of seconds ago. And this is actually something that's available on my profile within the community portal. So you'll be able to go and have a look about at any given time and just reflect and this will help you actually budget for things in the future because we always know and understand that when you're working on a project, things overrun. Building material costs might go up, there might be a low, a low supply of goods which creates a price increase. You might overrun due to staff shortages or sicknesses. There might be issues, you know, with your bridging or your finances that mean that you're got a pop of furniture and at the end that's cut short. Use this as a really simple guide, guys, in order to kind of help you. So one bedroom guest ready essay package starts at four and a half thousand pounds. Two bed at five two. And just underneath that you can actually, if you were to pay over 36 months with lease finance, which I can go into, I will go into more detail about later on and it gives you an estimated cost as to how much that would cost you per month. If you want to take a screenshot of that or a photograph, please do. But this will be available to have a look at on my profile. So comprehensive services and this is something that people always kind of like to hear about because we do go above and beyond for our clients and we really, really proud of the fact that we're able to a deliver such a versatile product range to the market. The largest of its kind with the most variants and options. But we also pride ourselves on our service and our Google reviews speak of bounds for our services. We offer you a free consultation service and what I would suggest is you come to us and you say, Pete or whoever it is, I've got a project that I'm just about to take on. Here's a floor plan, here's a walkthrough guide, here's, you know, I've done a walkthrough video, here's whatever you want to give me, give me. We'll start looking at who the end user is. What are you using it for? Is it hmo? Do you need loads of space for storage? Is it service accommodation where you're maximizing on the occupancy rates without overcrowding? We'll then look at working with you to create really nice bespoke mood boards and CGIS of what your property will actually look like in the end. Now these are some really good examples of projects that we've done or put together for clients recently. This is an example to highlight. A, how easy it is to do what it look like and B, when we start looking at the costs attached to it all, it's not as dear as you think. This product here that's featured is the Bora range. And the Bora range comes in that lovely reed green or it actually comes in a graphite color as well. And it's absolutely fantastic for just adding a slight bit of texture and class to the visual, more contemporary style. But this is highlights for product ranges that we have available. So if you're looking for something that's a little bit more bespoke and you're looking for something that absolutely just jumps off the shelf and screams and you've got a budget for it and you're going high end, you need to have a chat with Lisa. Pictured here. Lisa's our in house interior designer. She'll be best positioned to talk you through all of your ideas, all of your visions. Share mood boards, you share them with her or Pinterest boards, and she'll be able to work with you to actually create something that's timelessly classic and something that will withstand the test of time. Now you see Channel 4 Homes and Gardens, Ideal Home, English Home. And her work has been published in all of these places. So she's been in the industry for 30 years. She completely understands her clients, she completely understands what's look good. And six of her projects have been featured on the Homes under the Hammer, which is absolutely fantastic exposure for her. Now I'm going to revisit one of the slides I showed you earlier on within the slide deck. And this is a room that has a nice story behind it. A client came to your property furnished, spoke to Lisa and said, look. And what you won't see, just above the peacock text there, just out of view, is a projector. The client came and said, look, I want a family room. I want something that's really nice and stylish. I want it to be a bit bougie. I want it to be able to entertain guests. I want it to be versatile. What can you do for me? Everything that you see within this room was styled by Lisa. Absolutely everything, even down to the wallpaper textured backdrop was styled by her. Now, the sofa has got a fantastic story behind it because this client said, I've seen a sofa, but I really like, however, it's gonna blow my budget. I want to get it but mirrored. And I want it to be V sizes. So we actually got the schematic for the particular sofa design and our manufacturing division made a bespoke sofa, in fact, two of them completely identical, save to 35% of the original cost, but it would have cost going through the original manufacturer or retailer. So realistically, anything that you want from us, you can have. We've done weird and wonderful, we've done wacky. Try us, please do. We offer free national delivery within seven to 10 days. And this is something that, not. This is something that a lot of retailers or suppliers actually struggle to do at the moment because of our, because of our excellent logistics network and setup. We can quite often, and I don't know if there's anyone within the group already who currently uses us or has used this before who would like to kind of vouch for this. Anything that you order is normally delivered within the seven day period. We do an installation service, completely free installation service. So we completely understand and appreciate, especially now that obviously we have a property filter doing such a great job connecting investors to properties that are outside of their area. We understand and appreciate that you will not or might not live where you're investing. So complete free installation service, which means that you allow us access to the property, give us a key code number or tell us where to get the keys from, or have a project manager on standby to provide access. And on the day that we deliver, we rock up two or three people in a van, we unload everything and we take it into the property and we lay out exactly how it should go. If you buy a canvas from us, we put that canvas on the wall with a mirror. The same if you buy your bedding packs for your HMOs from us or your essays, we make the beds for you. Everything that we do will mean that you're ready to go to market straight away. We offer a replacement service as well. So we're not just a company, but a sat there saying, I want your full furniture packages. You know, I'll only sell stuff to you if it's either a full HMO or full SA setup, You can have replacement services from us. So if you have a tenant who's just moved out of a property and they've allowed a candle to melt down on the bedside and stain it, or they've left a mattress in a bit of a grubby condition and you want to give us a call and just ask for those two items. Absolutely not a problem. If you want us to remove the old ones for you. Yet again, not a problem. There is a small charge involved because we're a business and we're charged by the recycling plant. This is perfect for landlords and letting agents and property managers who literally want to be hands off, make everything really, really nice and simple and reduce the amount of time that the property's empty. Three to five year warranty that we offer on all the furniture is exactly what it is. So anything electrical that you buy from us, including TVs, fridges, microwaves, kettles, anything like that, comes with a standard manufacturer's fee year warranty. Our furniture comes with a five year warranty because we're that positive and that certain about the quality and robustness of it. If anything happens from a manufacturing aspect within a five year period, call us, we'll have it replaced for you, no questions asked. Obviously, if your tenant or guest damages it, take care of it through the normal means. But the good thing is because we have such a large supply of these items, we'll actually be able to replace like for like at any given time in the future. So you don't have to worry about the furniture not matching. We touched base very early on or earlier on about the possibility of actually purchasing on a payment option on lease finance. Now, for anyone that didn't know, you can actually use lease finance to pay for furniture items and building materials in your property. You can spread the cost over three to five years and a couple of the providers. So we work with Cash Flow Leasing and Kennett, you know, part of the star kind of asset group. Now you can actually get a free month deferred payment option as well, which means that you can get everything put in but not have to pay for three months. It allows you to keep your cash flow intact, have the property, have the property market ready straight away and you own the property, you own the furniture that goes into the property. Should you decide to sell the property, you have the right and as long as your balance is paid off to then sell that furniture on. One of the most important things is that your monthly payments may be tax deductible. Now if we go into that slightly more detail, as property investors, you'll be taught to buy properties in a limited company name. And I think that's the most efficient thing to do from a tax perspective. And yet again, these are things that we think about. We're not just furniture providers. We think about the bigger picture, the tax advantages here, the stuff that your lease rental payments could be 100% tax deductible in most cases. So because it's a business expense. So if you went on the basis for 19%, which is standard for a lot of businesses, you know, when you hit your thresholds, it's 25%. If we look at a very brief example of this, if you borrow £5,000 for your furniture and you've got a limited company that's been trading say three years or so, you want it over five years, your monthly repayment is £115. So you sit and look at the fact that, oh wow, it's total repayments of £6,900. But your tax relief or your tax benefit of reclaiming the 19% means that you get on paper an allowance of £1,311 off, which reduces your overall net cost down to 5,589. Sounds good. Then when you take the £589 away from that and divide it by 60 monthly payments, it means that you're paying less than 10 pounds a month in interest on paper or as a facility fee to have that furniture in your property and you own it at the end of it. It's a bit of a no brainer. It works fantastically. We have absolutely lovely customers, lovely customers like to leave us. Really good, if not excellent customer reviews on Google. Here are some of them that have been left kind of in the last couple of weeks or months. And I always like to focus on one of these in particular, which is the one here on screen from John Askew. John had a 17th century property and he was using it for the purposes of service accommodation. And John kind of said, look, I've got some, you know, let's have a look at doing some ziplink beds. So went through the process of doing some zit lick beds with him and he ended up buying some off a mate of a mate of a mate down the pub. Come the day of install, he called up and said, I made a mistake, I can't get the bed bases around the stairwell the property. So we actually ended up getting the beds made for him and supplied with the bed bases, cutting quarters, which made it so much easier for him. He left us such a glowing review. Although he didn't initially use us, he came back to us to sort a problem and we had him sorted within three days. So I like those reviews. Have a look at them online. There's tons of them and they're all five stars. They feature highly on the service and the mattress quality as well, which is always an important thing. So I'm going to recap our process for you we're coming towards the end of the talk and I just want to make sure that you kind of understand exactly how easy it is to get involved with your property furnished and kind of place an order with us. So our process is such that you send us a floor plan or walk through, or walk through tour. We'll then do a needs or end user assessment and with this we'll actually have a look at who is your end tenant type. Is it a student hmo? Is it working professional hmo? Is it service accommodation? We'll then look at doing you a nice schematic, we'll do you a quote and if you're happy with that, we'll organize, if required, a site visit. And we always do a site visit because there might be certain nuances within properties wherein measurements have been given on a floor plan. But what we don't realize is there's a soil stack that's been put in the way that shortens the room on one corner by about 15cm or 20cm. And although it might sound silly, that's the thing that makes a lot of difference on install day. And we'd rather have it right for you from day one, because on install day we do the full delivery, we do the installation and we clean everything, leaving you ready for your photographs. Furnishing your property with us is a piece of cake and we make it so, so simple. The hardest thing you have to do, and it's not even that hard, is get in touch with us in the first place, have a chat with us, tell us what you need, and we'll take care of everything for you. So we'll do the Q and A session towards the end when I can perhaps kind of be a little bit more present with as if, if that's all right, once I'll stop sharing my screen. But what I'd like you to do, if possible, if you've enjoyed the talk that I've done for you today and you want to connect with me on my socials, please do take a photograph of the QR codes there and even the screen and then refer to it later on. So my email address, my mobile and my LinkedIn and my Facebook. But more importantly, before you go, I want you to get in touch with us when you need us. So here's our email address for the business website, telephone number, QR code as well, LinkedIn and a very special, very important promo code. So we'd like to work very closely with investors and we like to make sure that not only do they get the Best sort of rates and occupancy. We all also want to make sure they actually get the best sort of deal from day one. So keep a note of this promo code, which is filter 5. And when you contact us for your quote, your discount goes from 10 to 15%, or if you're buying a larger package, 15 to 20%. So that'll actually add an extra 5% on top of the normal discounts that are provided. And I would hope that. Yeah, get in touch with us as and when you're ready. I hope you've enjoyed the talk today. It's been a pleasure being able to talk you through this service. I'm going to stop sharing my screen now and hopefully return back to as if and I'd like to help address any questions that you might have. So thank you very much.
Thank you very much, Peter. That was absolutely fantastic. So, as you mentioned, it is time to take questions. So we'll take a few questions from the audience before we go into my question. So the first question we've got, and it is from David and it says, do you do photos ready to go online?
Say photos ready to go online. You mean what is in us personally taking the photographs? We don't take the photographs as such on a professional basis because a lot of the time it's probably, we're probably not the best to do it. You know, it's always better to get a nice professional photographer in. But what we can do is actually, if you have our rendered CGIS for some of your projects, you can potentially use those for pre marketing prior to a property being completely ready to help attract attention because it won't defer that much from where you're at already. But it's always best to get a professional photographer in who will be able to bring your property to life in the most efficient way.
Fantastic. And then we've also got, do you do floorings like carpets or laminate?
So we don't get involved in. So don't do any sort of floor coverings or window coverings. However, if it is something that you do require, what I would always recommend to you in the first place is with something like that, yeah, you know, you can have a chat with us and we're happy to put you in touch with some of our partners who we work with, we might be able to do that. But obviously I'm not going to avoid the fact that a lot of you, especially if you're Tambo property networking events, might have an LMPG discount. You might have an account with lmpg. It's always worth checking with them to see what sort of deals you can get. Brilliant.
Do you organize removals and storage for old furnishings?
Absolutely, yes. So this is a service that we provide. Should it be required? Because. Because of our setup and the way that we kind of operate our business. We have two holding warehouses and a distribution warehouse. And a service that we provide for people, especially if, say, they're moving home and they need storage for two or three months. It isn't a bit of a use. People use this every now and then for this. Well, actually comes for property for a fee. Take away whatever items are needed and just store them aside for a little while. We try not to do any more than two months, but it is something that we can do to help out.
Fantastic. So one of the questions I've got, and we've mentioned it in terms about interior design, so. So what we've recently seen is a lot of people using green for interior design, and it seems to be shifting into more neutral colors. What trends are you currently seeing in the market?
So it went for a little bit of a period, probably three or four months ago, even six months ago, where there are a lot of tunes, a lot of colors that would be like a really nice, light, dull mossy color or. Or a really nice light gray color, but not, you know, the typical gray, but, you know, the gray you see behind me, you know, not to be stereotypical, that's a zombie gray. So I wanted it dark and moody and bougie. So if you imagine something a lot lighter, but really light greens, really light mustard colors, really light browns and. And you're right in what you're saying at the moment, because a lot of the projects that I'm seeing come through are really nice bold greens. They're terracottas. They're split level colors in rooms. They're things that really stand out. So the trends that we're seeing at the moment from a design aspect are split split color rooms. So you would have kind of your color up to there and then your white above it. Around the bed area, you would have paneling sections that go. And, you know, the ones that kind of look like that with the black background. So paneled backgrounds on features, walls and having split levels work extremely well. And you can make them really on trends and actually make the artwork that goes with them complement them as well. So it's been a case of getting your feature all right, but again, getting your accessories Absolutely. Bob on. So it kind of follows that nice little niche.
Fantastic answer. So the next question we've got is, let's have a look what we've got. Just typing in it in, I'll ask a question. So how can you help our wonderful community members? And how can our wonderful community members help you? You've kind of touched on it, but that's the question.
No, good question. And it deserves a good answer, which you'll get. So we can help you guys in so many different ways. I know the talk that I do is kind of, you know, directed towards the various avenues that we're familiar with, which with property investors. But if you're having issues wherein you might have a property at the moment, but you have on your books right now, you might have an issue of the fact that you've got some vacant rooms in it. Now, first and foremost, I didn't mention at the beginning, prior to doing this, I was a letter and sales agent for 23 years. So I kind of understand. And a lot of us who work within the company were actually previous estate agents. So we help people now buy. They'll come to us and say, I've got a room, it's sticking, I'm not getting a lot of interest. What would you do? We'd actually help you. We'd look at your advert and we'll actually give you a little bit of guidance on certain things that you can do, whether that mean add something or remove something or add a little feature wall or something you could do to declutter in order to actually make the most of your listing. Because nine times out of 10, you only know what you know through experience and sometimes you need somebody just to kind of point you in the right direction and we could always help with that. How you guys can help us. This is really nice and simple. If you come to us and you want some products from us or you want some help from us and you feel that the help and advice that we're giving you is beneficial. Now, help and advice, I'm going to kind of focus on that. You don't have to be buying stuff from us, you know, so you can contact us for help and advice at any given point and we're happy to help. If you do receive a good service from us, just note it on your socials, share it within the community, let other property filtered members know that you've engaged with Peter or Lisa or the team at your property in Furnish. You've had a good experience, they've been helpful and that kind of means the world for us. You know, if you wanted to jump Online and follow us on our social media accounts. Great. If you're wanting to push our posts, fine. It's all reciprocal. At the end of the day, we'll help you by giving you really good products, really good advice at really good rates with a service that's second to none of them. And all that we ask you do is if you're happy, share it.
Fantastic. So, Pete, we've got a couple of people who've said if you could possible share your details in the chat or you can just share your presentation again so they can take a screenshot. But have you got any final marks? Because it looks like we are time to wrap it all up.
Yeah, happy to. I'll go back to my presentation shortly and I'll just. You show. Share that screen or in fact, yeah, that might be quicker than putting it in the chat, but, yeah, no, I think. I think we're here to work with you guys and I'd really love the opportunity. Or even now. Okay, so even now, just while I've got you on the chats and you're still here now and you're listening, which is fantastic. How many of you would be having a chat with us or using us for your furniture, based upon what you've heard to today, just give like, I know, a little thumbs up or.
Yes, yes, highly likely. I would say. Yes, yes, I would. So it seems like pros likely. Seems very positive. Yes, yes, There you go.
No one raised their hand. I've seen that there. It's lovely. So, and if that's it all like a thumbs up, especially to them. And is there anything at all that just in the chat again, is there anything at all that you were expecting me to talk about or wanted to know about, but I haven't covered, or do you think that it's been thorough enough? And this helps me, this is you guys helping me here because if there's little bits of information that I can add next time to make it more beneficial, I'd love to.
So people are typing. It's been great. Very thorough. I think it's. Do you know what? You've absolutely smashed it by the sounds of it. And our community members, they have, they've loved this presentation because you're just getting really good feedback. Brilliant. There you go, Peter. Just keep doing what you're doing.
Yeah, I will do. Thank you very much. I will do indeed. I tell you what, no, it's been really good feedback and I've really enjoyed the session. Thank you. And I know it's a bit hard When I'm asking you to kind of get involved with us and kind of, you know, interact through a chat box. But I really do appreciate that. I'm just going to quickly re show my details again on the screen and if I hold them up for a couple of minutes, is that okay? And then we can, then we can go from there. If I show from current slide. So here were my details on the socials. I will leave them up for probably about 20 seconds or so, then move on to the next one.
So we've already got one of your customers in here, Patricia and said I've used your company for my essay in London.
Trisha has, yes, that's fantastic. And Patricia, good experience.
We'll see.
Goes in there and the compliments, even the cleaner. I love everything about here. I will ask you to come and decorate my flat when I, I get my own. Yeah, I, I dealt with Lisa, of course, a lovely interior designer and I'm glad that you're happy and I'm glad that you were looked after and thank you so much for kind of sharing that with the group. It's, it's always good to have validation. I'm new but I've been getting five star review.
There you go.
Fantastic.
Five star review.
QR code again for the company and then the promo code.
I was going to say some more fantastic feedback from Lavina. I've learned that it's better to let you furnish a unit instead of doing it myself. That's the smarter decision and I absolutely agree with that. That is the smarter decision. So on that note, I think it is time to wrap up. So thank you very much, Peter for joining us. As always, Pete, it's an absolute pleasure. I'm sure our community members took a lot of value from today, as you can see by the amazing feedback that we have given you. So what is next week?
