In this testimonial, Rashawn explains how his property investment team, focused on a luxury HMO model (minimum six‑bed, all‑ensuite units with kitchenettes), struggled with overwhelming deal noise before adopting PropertyFilter. They invest across the UK, targeting cities such as Grimsby, Peterborough, South Shields, and Newcastle. PropertyFilter’s ability to pull accurate land‑registry data and manipulate floor‑plan figures allowed them to filter out irrelevant listings and receive alerts that match precise criteria (size, location, budget). Rashawn recounts a concrete case from August 2024: a probate auction property in Peterborough listed at £175,000—well below its estimated open‑market value of around £220,000. Using PropertyFilter, they received a same‑day alert, viewed the property the next day, and placed an offer the following day. The property is being converted into a six‑bed, all‑ensuite HMO using bridging finance, with projected returns of 22‑26% ROI. The team now checks PropertyFilter alerts for about ten minutes each evening, enabling rapid action on high‑value deals and supporting their goal of closing multiple investments this year.

So we came to a point where it was like, okay, we've got, we've got so many deals coming our way potentially, but we are missing them because there's so much noise that by the time we've actually gone for everything, you get fatigued. You went through, you probably did miss a few deals. My name is Rashawn. So we focus primarily on luxury HMO model with a scope to then go into the asylum circle model in the future. But for now we focus on luxury HMO model going for at least minimum 6-bed all ensuite HMOs with a few kitchenettes, buy, refurbish, refinance as the underlying foundations. In terms of areas we invest, we invest across the UK. So we've got Grimsby, Peterborough, South Shields, Newcastle. When you set up the alerts, they would just, you'd get a lot of noise. Even though you'd select like, you know, 3-bed properties, there was a lot of filters missing, which meant that we had a lot of churn of emails coming away. So we came to a point where it was like, okay, we've got so many deals coming our way potentially, but we're missing them because there's so much noise that by the time we've actually gone through everything, you get fatigued. You went through, you probably did miss a few deals, which, so that basically took us to the point where Propertyfilter, we came across it just through networking and just through YouTube, advertizing if there's any tools that we can use. Never looked back. We were getting deals that I would genuinely consider, and I'd like to think churning out a lot of the noise, just getting properties that fit our floor plan criteria or fit our location, fit our budget of what we would minimum, well, maximum want to spend on a property. August 2024 roughly was the time where we thought, yeah, this seems to be working after the trial period. The favorite features is probably just allowing to pull the data off the land registry and where it actually just lets you manipulate the floor plan figures. I mean, it's quite a sort of basic part, but it's very underrated because Rightmove, Zoopla, as far as I'm concerned, I really focus on Rightmove before PropertyPillow. But Rightmove doesn't let you, that's been the game changer. That's what saved us a considerable amount of time because we genuinely just always get the right floor plan figures and we take action quicker that way. Peterborough's about 1 hour north of London, so pretty easy commute in and out of London. So it's a pretty good sort of area for people to invest in. And they have quite old Victorian style houses from our area research that we did prior to, well, before PropertyPillow. Property Filter. So we had our alerts set up and eventually we got hit and it was a hit from an auction house. Probate property, the daughter was basically selling it on and just wanted a quick sale. And we got ahead of the curve literally because we had Property Filter. So we got the alert, come in same day and already there was viewing the book, about 5, 6 viewing the book. So we knew, obviously we knew what we were dealing with because the property was like below market value of like $120 grand. It was listed for our auction guide price. That property on the open market probably would've sold about $220. Reacted quick. We booked in a viewing the next day and we placed the offer on the second day after the viewing. Proof of funds, £175,000 is ended— what we ended up paying, still considerably below market value compared to what it should have gone for. And that all started with Property Portal, acting quickly, because we know auction properties, especially below market value, go quickly. Now that's basically being converted into a 6-bedder en-suite. So we're taking bridging finance on it. So bridging is going to help. And in terms of numbers, I think we're going to get probably about— I think it's 22% ROI. That's with inflated costs. And realistically, we like to think we'll probably hit about 26% ROI, pulling a lot cash out. So then we can just go again into the next investment. Long story short, Propertyfilter will start it off with that one alert. Absolutely, yes. Daily, about 10 minutes in the evening, post dinner, just quickly have a log on, quickly check if there's anything in action, take action. Otherwise, yeah, move on to the next day. You'll get an abundant amount of deals that come your way. But I think it's just then just taking that step, just how we took that step in that Peterborough one being our first one. We trusted the process of Propertyfilter, we trusted our numbers, took action. We're hopefully, hopefully going to close on 3, 4 this year just because of how last year went with that one deal. As soon as you get one deal, you've probably already made your money up for the year, right? Depending on what's— even whatever, regardless of what strategy you use, rent to rent, buy refurbish refinance, HMO model like we do, buy to let, like that cash flow will pay out and some of the Property Filter subscription. So that's the way I thought about it when I was hesitating, should I really get it? Should I not get it?
