By identifying the seller’s motivation and negotiating aggressively, he reduced the purchase price to £140,000. He then secured two new tenants for the units, generating an annual rental income of £22,500 from the deal.

And there was an asking price on there of £195,000 for 2 retail shops, both tenanted. Seeing that this one had been hanging around on the market for, I think it'd been on the market for around about 13 months and it had sold and it had come off and backwards and forwards and backwards and forwards. I managed to get it down to £140,000 because I knew these people were motivated, finding 2 brand new tenants. And my income was £22,500.
