The secret to making confident offers is on courage. It's systemizing rejection as part of the process. So if your first offer is accepted, you've offered too much. It's why a third of sale falls through. People offer too much, they get excited, they don't want to offer the vendor, and then when the mortgage valuer comes around, they don't value the property, and then the sale falls through. So ignore the asking price. It means nothing. And the second thing is, people think the offer is about the number. So let's just do a thought experiment for a minute. Imagine you go around and offering a million pounds above the asking price of any property. You know, like no agent will forward your offer to the vendor because they won't trust you. They know the mortgage will downvalue the property, so it's pointless. So you see, our offer is about conveying confidence and certainty and nothing to do with the number. And at the end of the day, you just want to be finding motivated sellers to offer them options. And if the seller is not motivated, there is no deals to be made. Don't offer for them to accept one number. Offer one option or another for them to choose from and you'll do more deals.
