Guillaume Black explains why real estate offers succeed through flexibility and credibility, not just price. Instead of a single number, present two options: meet their terms at your price, or accept their price with creative terms like delayed completion or lease-options. Agents care more about proof of funds and certainty than a slightly higher offer.

Most investors get rejected because they force one option instead of creating flexibility. So if you're only submitting one offer, you're making it harder for the vendor to say yes. Remember, a deal is only a deal if you buy well or if you buy creatively. So don't offer a single number you can say yes or no to. Offer A/B options. Option A, your price, their term. Option B, their price, your term. So delayed completion, lease options, and things like that. So remember, this only works if you are speaking with motivated sellers and solving their problem. You get to offer without offering. And so you offer low without offending them. So you demonstrate with logic all the reasons why the property isn't selling, why the market will only pay a certain amount. And that's the market price. And of course you can help them and be happy to pay market price for that property. That's option A, but really they could do better if they were to do a creative deal with you. That's option B. So it's like the popcorn at the cinema. So don't let them choose yes or no. Let them pick from one or the other. They win either way. You win either way. Always lead with certainty. So proof of funds, solicitor details, and a clear timeline. The agents need to trust you're going to complete, and that's worth more to them than an extra £5,000 on the offer price. So for experiment, if you were to offer £1 million over the asking price, no agent will forward it. So because they don't trust you and they don't trust you're going to offer. So you can see the offer is not about the number, offer is about your credibility.
