Because we sit on loads of data. People ask me all the time where should I invest and get all the money out of my deal. The data will only give you the average performance of an area. But if you want to buy above performing assets, you don't settle for the average. You go and make the deal. Yields are pretty consistent in different areas of the country. And there is no such thing as an all money out area at the moment. An area becomes a better area when rental demand increase and makes the rent go up. The market does its thing and property value just follows. So it's no longer a better area. So it's just elusive and a waste of your time. If you want to buy average deals, you better off investing in the stock market, right? So the whole point of property is that you can buy well, add value and get a better return. You have created what you want is learning the skill of making deals, finding motivated sellers, starting conversations, listening to their problems, offering them options and following up. Create the best deals worth you acquiring. Do this consistently and you'll be in the top 1% of investors out there.
