10 May 2024 · 36 min
In this episode of the "Homeless to Home Developer" podcast, host Hannah Keeley interviews real‑estate developer, author, and speaker Terrica Lynn Smith. Terrica shares her harrowing early life—being sold at five, growing up in foster care, enduring abuse, depression, and suicidal thoughts—followed by a transformative faith journey that helped her reclaim her identity. She recounts how she moved from survival mode to becoming a successful developer, detailing her first $5,000 investment, leveraging a bank loan despite a 550 credit score, and scaling to multi‑million‑dollar projects, including the redevelopment of a blighted Louisiana community recognized by the White House. Throughout the conversation she emphasizes themes of identity in Christ, the conflict between fear and divine favor, the power of bold, faith‑driven action, and the importance of teaching others to become investors. The dialogue blends personal testimony, practical real‑estate strategies, and spiritual encouragement, urging listeners to break free from past trauma, trust God’s provision, and claim their “birthright” in every sphere of life.

So have you ever seen these success stories and you're just in awe of them? You're like, how in the world did this one person manage to accomplish everything they did? Especially when, you know, like, they had a pretty hard start in life. I was so amazed coming across this story and it just like, inspired me so much. I have to bring it to you. So if you have ever had a dream inside you, if you've ever thought maybe life could look more than what it looks like right now, you need to just buckle up, baby, because you're going to be amazed. Terrica, I am so excited that you're with me today. I heard about your story and, and have been following you. I feel like kind of like a. A little bit of a creeper here because I'm just like stalking you now. But I've just been following you and you inspire me because not just everything you've accomplished, and we're going to talk about that, but how you are really impacting people and expanding the kingdom of God here on earth because of your business, because of what you've chosen to do. I mean, you are an incredible real estate investor. You are a published author, you, you're a speaker, you're doing all of this. But tell us a little bit about you. Like if no one has met you before, Terrica, tell us a little bit about you and how you got your start.
Well, first, thank you so much for having me. I am honored to be on your show. You can have anybody in the world and you have me. So first, let me just give you your flowers and thank you so much for representing for all of the kingdom women that's around this world. You know what I'm saying? Mom of seven, just knocking it out the ballpark. I just thank you so much for what you're doing and bringing awareness to the roles and responsibilities that we have as women. I appreciate you for that. But for those who don't know me, my name is Sara Lynn Smith. I am a real estate developer. I have been in real estate for about 20 years now. I started at rock bottom. Most people don't may not know that I literally had the worst hand that could ever possibly be dealt to a human. When I was dealer, I went through foster care most of my young teenage life. And then as an adult, I was very suicidal. I was very depressed. And so just finding who Terrica Lynn Smith was was a journey because, you know, the people who supposed to shape and form your identity, they stole that from me. And so most of my, my half of My life. I had no clue who I was, Hannah. Like, I knew nothing about terrica. And so when you don't know who you are, you. You have no boundaries. You have no balance. You really have no control. Like, I was filled with a lot of rage. I was filled with a lot of anger, anxiety, like I said, depression, like, it got to the point where I was so used to fighting in my life, I had to learn how not to fight.
Wow. Wow. I mean, you had to survive?
Yes.
What you. You were sold at the age of five.
Yes, at five years old. And so this is what a lot of people don't. When that happened to me, I lost my innocence. I. I lost who I was completely as a child. So imagine any child, you know, at that age being destroyed like that and having to find their way through life without. Because you're in a system that has labeled you as problematic. So I went through all of this trauma in my life, and during the time of the trauma, I was told by social workers, they even put me in a crazy hospital because they said I was crazy. They. They sent me through all of this, and again, it further delayed who I was. You said something very powerful. You said I was surviving you. When you living in survival mode, you do not know how to dream.
You do.
You do not know anything but survive. Like, God, if you get me through this next day, I'll. I'll make it right. That's just survival mode. You. You have no aspirations. You have nothing to look forward to other than just get me through this struggle of what I'm in. And so I hated my mother for most of my life. You know, when I wrote my book called Frightened, Scared and Alone no More, that I literally had to take a sabbatical, meaning I had to take time away from the world. Because at this point, when I wrote my book in 2018, Hannah, I literally was successful in real estate. Very successful in real estate, but highly depressed, taking medication. You know, I could not. I did not, like most people, applaud the. The accolades I have in life. Right. I could not applaud. I could not celebrate. It was like I constantly was hunting for more and to the point where I reached a ceiling. And it was either you do. You do something like get your life right, or you're going to kill yourself. Yeah, that's the decision I was at. Wow.
So you're. At this point, you've. You've achieved some success, but you still, like, nothing was really meaning anything.
You.
You still. It was shallow. Was it kind of like that Stage in life where you're going from, like, all right, I need another win. I need another win. I need another one. Trying to, like, validate who you are and. But nothing was good enough. Because inside you still had that broken. Brokenness of not even knowing who you were or your value in terms of your. Your heavenly value.
Yes.
It was all performance. I'm assuming it was.
And so you. You remember how King David at the time, like, he was already anointed by God. Like, already.
He wasn't ready to be king.
Baby was not ready. Right. And so here it is. King Saul is about to marry him to one of his daughters, and he do not feel qualified, right? So go and cut that The. The skin head off the top of a 100 just to prove to himself he's qualified to be married to a king's daughter. It's me. I have to go out and fight and prove. Although I'm already anointed, I got to go out, fight and prove to myself that qualified to be where God has called me to be. But he like, yo, I already anointed you. What are you doing this extra for? That's where I was. Wow.
Well, it's a good thing you weren't, like, chopping off foreskin. But you were just. You were just doing real estate deals. That's. There you go. But, like, it didn't matter. And that's where a lot of people are right now. It's like, is okay now what's next? Now what's next? Now what's next? There's so many people going to bed every night, Terry. And I know you know this too. Just going through the whole list of everything they did not do, all the ways they're not enough, all the ways they're failing, and that lulls them into a sleep, and they wake up ready to do the same cycle over again. So how did you break this? Like, it's one thing to break the cycle of poverty by saying, okay, I'm going to. I'm like, how did that happen? Like, deciding, like, okay, enough surviving. I'm going to start being a real estate developer. How in the world does that happen? But then even that was like, okay, but it's still not enough. What happened?
You have to. So you remember I said I had identity issues? Most of us have identity issues. Most of us place our identity in our children. And once our children are grown, it's like, oh, my gosh, what am I going to do? Who am I? We place our identity in our husband's life. I'm going to serve him. I'm going to do everything for him. Until you can't no more. Right? Right. And so it was me just placing my identity in these surface things that were never fulfilling. And so for me, I had to identify who Terrica Lynn Smith was. How can Terrica Lynn Smith stand on her own? How can Tarika Lynn Smith experience true happiness? How can I truly be the mother my children deserve?
Yes.
To identify who I was.
The thing is this.
If you don't know who you are, you can't identify what's wrong. Identify what's wrong. So for me, I had to identify who Terricolin Smith was. And look, this was a journey. This didn't happen overnight. So I don't want nobody to be discouraged if they wake up tomorrow and be like, yo, I still haven't identified. It's God. Who do you say I am of a king? Wait. You mean to tell me I'm blood bought? You mean to tell me that I've been forgiven for every single thing that I've done through my repentance? You mean to tell me that you love me unconditionally and you'll never sell me to a drug dealer? You mean to tell me you're gonna go fight my battles? You mean to tell me you're gonna prepare a table before me, before my enemies? You mean to tell me I just have to be obedient? Well, say less.
You preaching now, my friend? You are preaching now. That's the problem. When we want to discover who we are, we go to what we do. We forget that we're not a human doing, we're human being. But we always go back to, well, let's see. I do this and I do this, like, stop. Just stop. Go back to your origin. Where did you come from? The DNA of God Almighty is running through you, but you're still looking at that next win to define you.
Yes. Yes.
How did you get to this? How did, like, when you discovered who you were. How did I know it wasn't like, boom. It's ever boom, right? It's always like, God, show me more. Show me more you so I can know more me.
I became unbreakable when I. When I realized that my strength comes from God. There was nobody who could embarrass me for what I've been through. I was embarrassed of what I. What I went through as a little girl. I was ashamed of what happened to me. I did not feel like I was lovable. And yet God has given me a man that has loved me. For more than 20 years and given me a family who has never turned their back on me and loved me unconditionally. He has restored double portions of everything that I missed as a little girl. And so, you know, when you ask like, how you know it's like it, you know, it's like for those who's trying to get through this, this wilderness that they're in, if you believe that God is going to go before you, there's not a giant in this world that can take you out. There's not anybody that can stand against you. And for me, getting that confidence, knowing that I've been blood bought, knowing that the price has been paid, knowing that I am loved unconditionally, I am going to go and take this kingdom by force. And I'm going to go and find people that's like me, that's struggling, that's been abused, that's been abandoned, that feels like they're forgotten. But they don't know that they got the wrong F word. It's called favor, not forgotten. And allow them to see what God sees in them. The problem is when you don't see what God sees, you become very dark. You know, for me, I was in a very dark place. When I walked into the light, there was no holding me back. So it was easy for me to say, well, if they can do it, I can do it. If she can do it, I can do it. If he can do it, I can do it. And so a lot of the times, Hannah, I walk in rooms where nobody looked like me. Let's just be honest. I'm in Louisiana, okay. I'm. I'm developing mixed use communities. Nobody looked like me in these rooms. Okay, wow. Is that I literally have to have.
The.
Knowing that I'm a child of a king and that I deserve to be in every single room that he has me in. And because of that, when I walk in these rooms, I'm unapologetic about who Ter Lyn Smith is. I'm not asking permission to sit at nobody table. I belong at this table. As a child of a king, I have a birthright to be here. And because I have a birthright, guess what? There's nothing anyone could say physically out of their mouth that can stop me from entering into my promised land. There's nothing because God opens that door.
When God opens that door, no man can shut it now.
And.
But here's the deal. We can decide whether to walk through it or not. That's what I see. Holding people back. It's Not. It's not going to miraculously fall in your lap. You have to have the audacity to believe in yourself the way God believes in you. And when he opens that door, walk through with your head up, chin up, shoulders back, ready to take the kingdom by force if need be. Because that's what the righteous do. We take it by force. We don't sit and passively let it come to us, because it doesn't. We've got to be operating in that power and the authority that God has put in us. But I see, like so many times, we let fear talk us out of walking through that door. He doesn't give us a spirit of fear. He gives us power, love, a sound mind. But when you become fearless, like I see in you terrica. When you develop that fearlessness, then life becomes unlimited. You, you are not limited because fear is not making decisions for you. And sometimes with the scariest decisions I've ever made, I had to get to that place where. And it may seem kind of silly to some people, but it's like, you know what? I just have one life.
That's right.
That's it. I will die one day, and God's going to be like, what you do with what I put in you so good. I just have one life. I'm not going to live it. Getting permission from people, getting approval from people, waiting until everything looks good. And I. And I'm backed up and I. All of that is just. It falls away when you know that God is inside you and he's bigger than any condition you walk into. So walk in that power, walk in that authority, and you become fearless. Yes.
That's so good. And you said something too. That fear holds so many people back.
Girl, do you see it in your business? Like, people who, like, if you just did the thing, if you just said the yes, if you just signed the paper, if you just showed up.
So this is what I teach Hannah that's so good, that failure is not fatal. Most people are scared of failure because they think they're going to die.
Carol. That's the only way I ever learned anything, is I failed my way forward. I am telling. Failed at seven businesses. Who does that? I was fired from Burger King. I was put in special ed when I was in middle school. Like the. The government, the school system, they didn't know how. They know how to deal with me. I don't know how to deal with me because. But everything, every failure led to me figuring out, okay, maybe that's not how I'm supposed To do it, I had to feel my way forward.
Yes. And, and, and one of the things about fear is that fear and favor can't be in the same room. They are natural enemies. So if you are looking for the favor of God, you will literally never find it with fear. Never find it with fear. You would never promised land, you would never be able to experience it. And so you have to pick a side. Unfortunately, most people side with fear because it's comfortable, it's familiar to them, and they don't know that that is literally the. That's what's. That's what's that has them stuck. Right? And favor is. It's. It take boldness, it takes obedience. It takes not knowing everything. It takes giving up what you believe and allowing God to leave. That's what, that's what favor is.
It is.
It is.
And it's got to be unfamiliar because you've never walked this way before, right? You've never gone this way before. When you're talking about taking chances, taking risks, it always has to look unfamiliar and scary. Or it's not really seed that you're putting in the ground to get harvest for sure. Like, you have got. That's got to be some good seed. I remember praying one time, it's like, God, I know that you will give me a thirty, sixty, or hundredfold return on the seed I plant. And every dollar, every thought, every minute is a seed. So, God, how do I get that hundredfold? Like, I want to go. You're an investor. You want to go for the biggest return. I want 100 fold. I said, how do I get that? He said, the amount of faith it takes to sow the seed. I was like, let's go scary. It looks unfamiliar. You don't know. You've never walked that road. But God himself says, behold, I am doing a new thing. Can you not now perceive it? You got to perceive it to believe it. And then you step into it or you ain't going to receive it. Like, it's just like it's the formula. But so many people are scared, and it holds him back from the very life God designed them to live.
Behold, I am doing a new thing.
New thing.
Oh, God.
And you don't know this. You don't know this. Yes, he says, I will be that voice behind you that says, this is the way. Walk in it. And when you know, just like you said, if God goes before me, where's the risk there? Where's the risk? Because even if I fall flat on my face, it also Says the righteous fall seven times and they keep getting back up.
Yes, yes, yes. So good.
We just have to trust is that it's that fear that holds people back. And I know it drives you bananas seeing that happen where people who are God is positioning and saying, trust me, take the leap, step into the Jordan, watch the waters part. But they're. No, no, I'm just going to wait till the waters part and it feels safer for me. And they miss it. They miss it. Terrica.
Yes, yes. That's so good. That's so good. I'm often reminded during particular low points in my life where I literally had to either believe or I had to quit.
Yeah.
You know, when I started developing Madeline Cove, our community, it was all faith that. That literally birthed this community. You know, this was a community that was thrown away. Like me, I love projects that are like, girl, that was abandoned on the north side of town for years. I'm talking over, you know, 10 plus years. And it was infested with drug dealers. It was infested. All type of spirits was on this land. You can just feel it when you walk back there. And when I entered there, I said, this is going to be the promised land. This is going to be someone's promised land for whenever they buy their first home, that they enter into the promises of God. And I pray that. And me and my pastor and some of our. An accessory team, we walked all the acres of land, we staked it, we did communion on it, I cleaned up, I poured salt all over this land, and I declared the land to be the Lord. And what. What it reminded me of was I had to fight for a year and a half, almost two years, with some of the biggest financial institutions around the world to be able to acquire this property.
And.
And if I did not have the boldness, the faith, the, you know, the. The favor, if I didn't have those things, they would have folded me and I wouldn't even be sitting here talking to you today because of the tenacity that I had moving forward with this development, we were able to be recognized by the White House for a property in a small community called Lafayette, Louisiana. That's what happens when God goes before you and nothing can stop you. All I had to do was trust that my steps was ordered. I didn't know how to go and develop a community, y'. All. I promise, I didn't go to school for it. I just believed that I could.
So you went to the Holy Spirit Academy.
That's right, the Holy Spirit Academy. That's right. So for those of you who out there who's like saying, I'm not qualified, I don't have enough resources, I don't have enough information. God, I don't want to mess up. I don't want to fail. Let me tell you, fear and favor cannot be in the same room. And because I walked with obedience and I trusted the word of God and I believed that God showed me that this property was going to be the promised land. It was going to be the catalyst for opportunity zones. And boy was it, boy, did this property go around the world. This property went all the way to Africa. That's how powerful this was. But imagine if I was not obedient. So at my lowest moments, I am reminded that God is Yahweh. I am reminded that amen. I just have to remember to hold on to the promise, no matter how hard it look. And let me tell you, I got beat up, I got cursed out. I sat in my car and I cried. Many of days. I was like, God, why do I even want to do this? I already have a lot of real estate. I'm already successful. What is this? Why is this so important? Like, and now I see that the amount of people that's been set free. Ownership. Who's believing that they can have ownership, It's. It's mind blowing. Take credit for it.
But terrica. There, there's something to be said by your. Yes, you can take credit for the yes.
Yes.
Because when you have been rescued, there's something in you that cannot be settled outside of being the rescuer. You saw yourself in that community. You saw something that was overlooked and thrown away, something that had exceedingly great beyond above all power that was waiting to be unearthed. And when. And so God has given you the vision because you have been rescued. God has given you the vision to become the rescuer.
Yeah.
And you've been doing this for people, teaching them how to do this.
Yes.
Them how to be developers, showing them how to be investors. Because this is, I mean, this is what God tells us. And Jesus didn't share anything without a story. And one story that means so much to me is when the master is going away and he told his servants, I'm going to give you some talents now go occupy until I come back. And that word for occupy, I looked it up and in the, in the Hebrew, it was the buying and the selling, taking to market. That's how we occupy the territory. That's how we take it over for the kingdom. And he came back and he's like, all right, what you guys do? Oh, look what I did with my 10 talents. I multiplied them. Well done. Look what I did with my five. I multiply. Well done. One. Hit it. And he was like, you could have at least put it in the bank, you know, and then I would have gotten some kind of return. You could have at least put in the bank. And I remember I was. I was walking my dogs one morning. I was praying over this. God just couldn't let. Let it rest. Kept on bringing it up. He said, why didn't he put in the bank? It was. That was an easy thing to do. Go stick your money in the bank. Why did he hide it? And I said, God, I don't know. Tell me. He said, no, you tell me. You know how God is. He's like, no, no. I'm asking that question so you can search a little bit. And I remember thinking, like, why would anyone hide something in the ground when they could just put in the bank for safekeeping and get interest? And I said, God, I think I got it. He always had the intention to dig it back up. Yeah. He didn't put in the bank because he said, you know, one day. One day I'm gonna. I'm gonna. I'm gonna dig it up. I'm gonna make it easily accessible so I can go take it to market and occupied space and. And expand the kingdom. And I'm gonna do this one day. And that good intention led to him being a wicked and lazy servant. And we all have the intention. You know what? I'm gonna. I'm gonna do something for God one day. I'm gonna do something for my kingdom. I'm gonna do something that will change the trajectory of my family forever. Never do it. And we cannot sit on intention thinking, that's enough. It's action. It's the boldest. That's what you had to do. Yeah. I'm going to sit in my car, I'm going to cry a bit. I'm going to get out of my system. But when it comes down to it, God, you are either faithful and true, or all of this is a sham and what are we even doing here?
That's right.
You know, it's like, I either had to believe or I quit.
That's so good.
And belief makes you take it to market and do the scary thing. Say the scary. Yes. Make the bold move forward when other people are like, what are you doing? That's crazy. When I quit school to. To start my own business, my parents said, this is the most foolish decision you've ever made. And you've made some foolish decisions before. And I'm like, I know, but God is calling me to do something else.
That's so good. That's so good.
And the people who don't understand you don't have to understand you. It's not. It wasn't a call to them. It was a call to you.
That's right. That's so good. That is so good. That's so powerful too. And you know, I've read that story many of times, and the part that stood out to me the most in regards to the talents is that each. Each received a courting accordingly. Yeah. Talent. Which means that he was like so busy counting what everybody else was doing, he remained in fear. And. And what. What takes me away with that scripture, when you read it, I read from the message. Is that when you bury something.
Yeah.
Killing it.
Killing it.
You don't bury a seed. Right. You plan a seed so you can water it. And so it can. And so you can see the harvest from it. When bury a seed, you suffocate it, life from it. You see? No. You see no harvest from it. And like you said, you know, being able to know that some of you are just suffocating the talents that God has given you, you are burying them. You're not planting them, you're not multiplying them. You're not seeing it grow. So if you're not seeing the harvest from it, right. You got to ask yourself the question, which servant are you?
So good. And it was scary. It's not just because they were used to doing business. I mean, the person with the 10 talents, he was entrusted with 10 because of what he did with one. We're not supposed to despise the days of small beginnings, because if you're not going to be faithful with little, God's not gonna. You can't go into a. Build an entire. Develop an entire community until you decide to get that first property.
That's right. That's so good. So many people want to start at this. Did you. Did you start here yet? Like, okay, you know where you are.
With what you got.
Yes, yes, yes. That's so good.
What was your first step?
My first step in regards. So this is the thing. I started as a real estate agent. Okay. I failed the real estate exam seven times.
Oh, my gosh. I failed at a business seven times. Okay. High five.
Yes, yes. High five. To our failures. That pushed us.
That's right. Yes. Thank you, Jesus. Yes.
I could not Pass that test. It was so hard. But let me tell you, it was a foreign language. So I didn't understand the verbiage of how they spoke in real estate. But I did not give up. So eventually I ended up passing my real estate examination. I thought I was going to become super rich, Hannah. I thought that. I thought I was. I thought I made it okay. This piece of paper was my paper to become rich. Okay? My first year in real estate, I did $5,000. And I said, I could be working at McDonald's making this, okay. Like, I know I don't work at Burger King.
They'll fire you. So.
So I, I, you know, so I just went back to what you know, I used to doorknock when I was a teenager before I got pregnant with my son. So I started knocking on doors as a realtor, and I would tell them why would be the best realtor for them. And I started getting business, and I ended up getting my first subdivision, meaning putting it on the market and selling it. And after I did that, I realized that, yo, you know, there's other avenues in real estate. And so, mind you, I still had a poverty mindset. I still was living paycheck to paycheck. I still had 10 payday loans. I would drive from one company to the next, to the next, to the next, even as a realtor. And so one year, I decided to stop. I said, I am tired of receiving my taxes and going to pay off all these loans. This year, I'm not paying off any of my loans. I'll keep driving around 10 times, okay? I know that life driving it. And I'm going to go and find a property. So I bought my first investment property for $5,000 using my income tax. Yes. And I use a $3,000 real estate commission to fix up the property. Me and my husband, let me tell you, people be like, yo, you can't find a property for $5,000. How do you know you have not looked. Stop saying what's not out there. You don't know. You can't tell me what I do every single day. I still see properties being sold for that. There's some cities right now in the state in the United States that's selling properties for a dollar. So don't tell me what you cannot find. You're just not in this, this world. So you don't know that, right? So I took that first property after I was invested into a $8,000. I went to my banker with a 550 credit score. I told him I Said, look, I know that I don't look good on paper. I. I don't deserve a loan. But if you was to give me a loan, I promise I would pay it back. Now, this is the thing. People have to understand. There's relationships that's been formed that. That they can do things that would not. Wouldn't normally take place. So, because my banker knew that I would send him all of the investors I would work with as a realtor, he knew me. Yeah, he knew me. He said, tarek, of course I'll give you a loan. So he sent an appraisal out there. Yo, I have a 550 credit score. Stop telling me what you can't do. Stop. You're inadequ. 550. Okay. He sent an appraisal out there, Hannah. It appraised for $60,000. This property that I was into for $8,000. Appraised for $60,000. Yes. Say, look at God. Not only praise at that. They. The bank said, I'll give you 80% of the value, which was $48,000. The most money I ever received in my life. My one act of obedience got me $48,000. Let me tell you, this gets even better. $48,000 in real estate money is $225,000. So if the bank could give me 80% and I only got to put 20% down on $225,000, it's $48,000. So you mean to tell me I can go buy a property for a quarter million dollars now? Because.
Game on.
So I literally did that year after year, over and over and over again until I started passively making six figures a month just by doing the snowball effect that I teach people around the world. So you can't tell me what you cannot do. There's. I have not heard to this day a good enough reason for people not to invest. Because guess what? Everybody in this world is an investor. You either getting a return or you not. But you are investor, right? So when you invest in parking space, you are an investor. When you invest in and toll, you're investing, you're just not getting a return. When you sit down and watch Netflix, you're an investor. Guess what? They count your. Your time. They count on you to sit and chill and watch Netflix. You're just not getting a return. We have to get on the side of receiving a return on our investment.
Yes. That is so good. I want to call attention to one thing you do. I know we got to wrap up here. I mean, I could Talk for hours with you. You. You're so inspiring. But one thing that I have to call attention to, everyone's like, man, that's so cool that she got $48,000. But how did you feel when you had to go get a loan to buy the property, not even knowing if you would be okay for the payments? Like, this is what, like, people like, oh, that. How cool is that? But you had to, like, go meet with a banker. You had to go meet, try to get this loan. You had to face a 550 credit score and be like, look, this is just me. I'm not going to try to pretend like I'm anything else. Yeah, put it out there. People would say, well, I'll do it when my credit gets better, or I'll do when I have a little more money put aside, or I'll do it. You're burying it. You're burying it, you're burying it.
Yeah. And I didn't know I was going to the bank, Hannah. Like, let me tell you something. This was not thoughtfully planned out, okay?
Which is like these the formula for most success stories. Because God's in charge.
That's right. I literally just said, okay, Well, I have $5,000. Let me see if I can find a property. Oh, wow. They asking 10,000, 9,000. I'm just going to offer them what I have. Who said it have to be pretty? I offered them what I had. They said yes. Guess what? After I finished fixing it up, me and my husband, we like, well, maybe we can go to the bank. So I'm like, well, let me just call my banker and see what he said. It wasn't that I had this problem plan. I honestly thought he was going to tell me no, but I still had enough courage to go ask.
Oh, let's see.
I asked, I received. The other funny thing about this is that for those of you who's worried about how you're going to pay the mortgage, let me tell you, when you have a rental property, you put a tenant in it. They pay for it. So we had a tenant paying US$500 to $550 a month in rent. We still have the same property. We call it the Huckleberry. And every single month when it's rented out, it runs us a check like clockwork. We have not gotten rid of our first start because it reminds us of where we got started at.
And who said it had to be pretty?
Who said it had to be?
Oh, yes, I love it.
Okay. I did it ugly. I bought it ugly. I just did it.
One of my slogans is sloppy success beats perfect failure.
Oh, that's so good. Sloppy success beats perfect perfect value. That is so.
