18 year old closes $12k deal after almost quitting | Wholesale Real Estate

In this interview-style video, Jay (Jesus Gabriel Mendez) showcases the success story of Amadou, a 19‑year‑old immigrant from Senegal who arrived in the United States with limited English and no real‑estate experience. After discovering wholesale real‑estate through Jay’s mentorship program, Amadou initially struggled with poor leads, language barriers, and a desire to quit, even drafting a refund request using ChatGPT. A shift in mindset—anchored by a clear personal “why” (supporting his family) and consistent work ethic—propelled him to persist. Within two months he closed his first wholesale deal worth $10,000, navigating a reluctant seller, rapid contract execution, and title work while balancing a day job. Amadou’s parents gave him their blessing, reinforcing his confidence. He now aims to systematize deal flow, earn $100,000 per month, and purchase a Maybach. The video concludes with Amadou urging viewers to take action, focus on their why, and consider Jay’s mentorship as a supportive, responsive guide.

What's going on, boys and girls? In this video, I wanted to highlight one of the students in the program, Amado, who just closed his first deal. And he came to this country about a year ago, didn't speak any English, had zero wholesale experience, came into the program, had a couple trials and tribulations. I'll let him tell you that story, but he closed his first deal. If this is the first time you're watching one of my videos, welcome. My name is Jay. I've been wholesaling real estate for the past 7 years, and I make content just like this to help you close your first deal or scale your wholesale business. Like, comment, subscribe if you like content like this. Let's get right into the video.
I'm here because I made something. I made something fucking spectacular.
Exactly. Tell everyone a little bit about yourself. A little backstory.
My name is Amadou, as you— I said it. I'm 19 years old, just turned 19. And as you can see with my accent, I'm not from here. I'm a fucking immigrant. You know what I'm saying? I'm from Senegal. It's in West Africa. And yeah, I came to the United States to make money.
So you came to the US how long ago? I think about a year, if I'm not wrong.
Yeah. It's been a year now. Yeah, a year. Yeah, yeah, a year.
How was your English when you first came a year ago?
Very, very, very bad. Like, that's— that was crazy, man. I had to learn and all that stuff. Very, very bad. My English was not like this though. Not like this at all.
And a little backstory from us. I saw the DM that he sent me at about 4 in the morning my time, which would have been 5 in the morning your time.
Yeah.
Texted me and I was like, let me call this. And you're like, yeah, I just got to this country. I want to make something work. I was like, You know what?
Let's do it.
Let's get you in the program. Paid the price, you joined. I was like, all right, let's see. Let's see if you do something. So backstory, I mean, my parents are immigrants, but I was born here. You have it. Yeah. Because you yourself weren't, but you didn't let that be an excuse. So what was your initial real estate? What was your initial interest in wholesaling?
So you gotta know that in the beginning, I didn't know nothing about wholesaling. I just came here and my only thing was 2 things, making money as soon as I come and then make it fast. Because there's a lot of businesses that are not going to allow you to make like $10,000, $20,000, $30,000 off of just one single deal. You know what I'm saying? So I started scrolling and all that. I started with dropshipping training, but that thing didn't work out at all. And then after that, I saw you on my feed and I was like, hmm, okay, let me try that. And then I was kind of hesitant a little bit because I was like, damn, this shit like, Anything sound like illegal a little bit. So I'm like, okay. And then I ghosted you the first time and then you pop on my feed again and I'm like, okay, let me check this out. So I press the link, I booked a call. And then after that, after the call, I sent you a text. I just said at 5 in the morning, you called me around 7, 7. As soon as you called me, I picked up the phone. I remember. And then the rest is history, man.
The rest is history. Was I the only guy that you saw about wholesaling? Did you see other guys? Why did you want to go with me? What got you interested?
Actually, I had to make a choice between— I've never told you that. I had to make a choice between you and another guy. But the thing, the difference was you do off-market wholesaling and that dude was doing on-market wholesaling. And bro, that is crazy because the mentorship was the same price. Now I just had to just like choose like which side to really pick. So I'm like, since we kind of the same age, same generation, you know, you kind of, you will understand me more. And I'm like, let me go with you. And that thing worked out, man.
Not a lot of guys live to tell the story that they closed a deal when they go through a period like you did. You wanted to quit. You wanted a refund about a month in. Tell the story about that. Tell what was going through your mind, why you were wanting to quit, wanting to give up when you—
So basically, um, I saw people like getting results very fast as soon as they came in and I was like, okay, that could be me too. But like, I didn't know that behind those success was something we call work ethic and consistency. I didn't know that. So as soon as I got in, I'm like, okay, I'm going to make money, you know, and all that. But like, that was just some assumption. I didn't really know exactly what it takes to make that amount of money. And then when I realized that, I was like, damn, man, you know, this is the real thing. This is a— that's why we call it a real business. And I was thinking about quitting because every single time I was trying, I was on no good leads. If I got the lead, good price and everything, there was only one thing that was messing everything up. And I was like, hey, this is not for me for real. So I'm like, okay, let me just send you a text. But I didn't know what to say. So I went to ChatGPT and I was like, hey, can you write a text to my mentor and then be like, and then like, I copy and paste it, but like, you see, like, when he say, hi, uh, mentor, mentor thing, I forgot to take that off and put Jay. And I was like, oh, and then you say, like, there's no refund. So I'm like, okay, yeah, if you quit and you try something new, you are going to be at the same, in the same situation you're in right now, which is either you continue or either you quit. And I was like, man, I flew from another country to here just to make money. I see people are not making livings overnight. So of course it's gonna be hard before it's gonna be good. And my mom used to always tell me that before it's good, it's gonna be bad. You have trials and stuff like that. So I had put that in my mind. I'm like, you know what? I'm locking in. Either it's gonna work or either it's gonna work. And then I put the work in, work ethic, consistent, and I motivate myself every day. And this, say, discipline, and I made it, man. Yeah.
So outside of just, you know, working hard, staying consistent, which I imagine you weren't doing in the beginning, and that's why you were at the stage where you were like, all right, this is not going to work out for me. For the people that are almost getting to that point of, hey, I don't think this is working out for me, what actually changed between how you were going about it in the beginning to going through that period where you wanted to quit to now closing a deal? What changed in that second half? Like, what genuinely did you do differently? What mindset did you have going into it now knowing that, hey, I don't have an exit plan, I already started this, I need to keep going? What did you do differently?
Oh yeah, as you can see, my mindset changed a lot because I went from, you know, being like, this is not for me, to this is going to work for sure, to I'm gonna make a lot of money off this business. Because I realized that every single person is destined to be like in one single thing. And in the beginning, you know, with the fixed assumptions and all that, I didn't know that this was really for me. So I had to force myself, think about the why I'm doing this, which is my parents, you know, because I don't live with them, they in Africa. So I had to change the situation You know what I'm saying? And I am my mom's hope. So I'm like, listen, either it's going to work or it's not going to work. And that's where exactly, when using the why, that what exactly changed my mindset to the mindset I have right now, which is either I'm going to make deals or either I'm going to make one deal or either I'm going to make more deals. That's exactly what changed from that.
So you got a why now. You got a— now instead of just working blindly just to make an amount of money that, yeah, it's going to make your life better, you're going to have more expensive things, you're going to, you know, live a little bit more comfortably. Now it's not just about the money. It's about the impact on your loved ones.
Right? Exactly.
Which is that people in the beginning, they don't really focus on the why because they're just focused on like the material stuff. And I can say the same. Even once you have the material stuff, if you don't have a why behind it, you're not going to be motivated. Yeah, you're going to have the money, but then you're going to be at a place where it's like, I don't really need to make more money, I don't really need to close another deal, I don't really need to make another call. Which you have that motivation in the beginning, had that, that follow-through, that breaking point where it was like, all right, I haven't even gotten my first deal and I still don't think it's for me. And now, yeah, you put yourself in a position where it has to work.
That's the word. Yeah, man, the why, the why literally changed everything. You know, as you say, as you said it earlier, the goal is not about materialistic things like Rolex, car, and all that stuff. It does not matter. It's just helping people out, helping the one you love. That's funny actually, because on my sticky notes, this is what I put: your main goal is help people with your wealth. You know, that's, that's, that's the reason why I'm doing this. So I'm like, damn, if I don't continue, that means I'm giving up on some people. Yeah. You know what I'm saying? And that's something I do not want to do at all. So yeah, that's what changed for real.
So from going to want to quit, texting me a ChatGPT message saying, "Hey, Mentor, this is not working out for me. I want a refund," to 2 months later closing your first deal. How much did you close your deal for?
Oh, $10,000.
$10,000 flat?
$10,000 flat. Beautiful. I wish it was more.
So tell us about that deal. How did that deal come about?
So that deal didn't go as planned.
Don't say that.
Yeah, yeah, I got you. So that deal didn't go as planned, right? So in the beginning, the guy didn't accept my offer at all, right? And he was like, "Oh yeah, I'm going to put it on the market." And I didn't want to show that I really want the deal, but I kind of backed up a little bit.. And then I was not wasting my time. I was on something else. I was chilling with the dudes and stuff like that. Since he said he doesn't want my offer, but I was still keep following up with him and asking, hey, did you sell the property or something like that? So no response for like 2, 3 days. And then one day I remember that his message actually woke me up. He sent me around, I'm gonna say around 8, no, 7, 8. Yeah, 7:00 AM, 8:00 AM saying that, hey man, I'm ready to go, send me the contract. Shit, I woke up right in the desk, sent him the contract. I signed it the same day because I already had a buyer and everything. I signed the same day and I'm like, oh shit, it's happening for real. I sent everything to the title company and then after that I went to Wilmington because my brother was here. After that, I spent 2 days over there making sure that the title search was done and everything. And on my way back to where I live, I was on the train and then I received the email of the closing agent. I think I sent you that saying that, hey, Everything is good. Well, we indicate the Y. I'm like, oh, like everybody heard me on the train. So I'm like, dang, this is happening for real. And then the same day I had to go to work because my manager was putting some pressure on me and all that. So I was working, working, working, and then I was checking my bank account too, you know, refreshing, refreshing, refreshing. And then all of a sudden I had like $50 in my bank account. And then all of a sudden you see $10,050. I'm like, yo, no! I started yelling and stuff. And people were like, what's wrong, what's wrong? Like, nah, you don't understand. Don't worry about it. And I know, man, the fear came down. Called my mom and all that, man. She was happy, man. And I was like, this is really what I want to do. You know what I'm saying? It's just This is my thing, you know? Yeah, man, it was great.
What did your mom say about you closing your first deal?
She said, I knew you would do it. I knew it.
Did you tell your parents you were starting wholesale before you did it?
Yeah, I told my mom. My mom was my first supporter. She told me that whatever you would do, as long as it's legal and it goes along with your religion, I'm with you. My first supporter ever. I told my dad, he gave me his benediction. He said, well, son, whatever— he called me son. He said, whatever you're going to do, go ahead, do it. I give my benediction. So my parents gave me their benediction. So I had nothing to be afraid of. You know what I'm saying? I just had to make the work happen. But yeah, she told me, I believe in you. You know, I knew you will make it. Yeah. Now go and make some more.
Now close some more.
Close some more. Yeah, man.
Exactly. So now your English is pretty well, right? It was, man, it was bad in the beginning. I remember the first call that we got on, the first group call where you were doing a role play. I was like, man, I didn't want to say it. I didn't want to be rude. I even told you, I was like, bro, if you call someone and you sound like this, they're not gonna get your offer. They're not gonna say yes. They're not gonna trust you at all. Like, I know, I know, I know, I know, I know. So we kept practicing over and over and over again, and now you sound pretty good.
Speak real good English now.
That was your first deal. You just turned 19 years old. What is the goal moving forward?
The goal moving forward is not sink, first off. Before going forward, not think at all. So yeah, that's the goal right now. And then have a system that's consistently bringing me deals without me doing something. And also that I'll be able to close more and more and more. And the second goal is, shit, make $100,000 every single month. Yeah, yeah. And get that Maybach soon.
That Maybach. I know you told me in the beginning, The first thing you told me, you were like, I need to get a Maybach.
I need to. I actually went to the dealership last time. Yeah, I took some, some crazy pictures. Oh, right here. The Maybach's right here. I don't know if you can see it. Yeah, so I'm like, okay, so if I work hard, this is basically like in 5 months, if I make consistently $500 grand, which is very possible with this business, I can potentially afford this car.
Yeah, got to take it step by step. Yeah, man. Advice to others. If anybody's watching this video right here thinking, ah, I don't know if I should do it, I don't know if I should do wholesale, I don't know if I should go with Jay, I don't know about his program, what advice would you give somebody that's watching this video on what?
I would say, since you got the mind of it, you need to take action because it doesn't matter how you think, it doesn't matter how smart you are, it doesn't matter You know how these people, people, if you're not putting the action to do what you want to do, it's never gonna work. But guess what? If you try, you're gonna make it. If you put the work, 100% sure. Jay is gonna help you out all steps along the way, bro. It's 1, it's 1 in the morning, 1 in the morning. And bro, there's no one in the game right now that is going to help y'all 1 in the morning. If you're saying this, he's gonna answer your text. So I don't know what you're waiting for. He's young like you are young, same generations. That's the perfect match right there. If you're hesitant, man, think about the why again. The why is gonna shift your mindset for real. Think about why you're doing it. Think about— don't think about the negative things, because if you think about negative things, bro, you, you're still gonna be where you at for years. Just think about the positive. Okay, if I get in there, I put in the work, you know, I'm gonna make it, bro. I was barely speaking English. Je parle français. I speak French. So what, what, what, what makes you think that, like, you're not gonna make money if I made money? Me, bro, like, stop. Don't trade, bro. Jay is the right guy, man. Jay is the right guy. Go ahead, work. You know, and don't compare yourself to others.
You told me that you dreamed about this moment of being on one of these interviews, right?
Yeah, so basically I was in the shower, every single, every single time I was in the shower. It started since, um, you did the interview with Josh and Joey, great guys by the way. And then I was like, this is gonna be— so I was repeating every single question that we talked to, like right now, I was like, how I'm going to answer that? Bro, hey man, I knew this would happen. I knew it. I knew this, man.
You believed in yourself. And then we're going to do another one when you're at 50K a month, another one when you get the Maybach. Yeah.
I can't wait for that.
