20 Year Old Makes 7k In 24 days w/ Wholesale Real Estate (CASE STUDY)

Marion, 20, made $7,000 in 24 days doing virtual wholesale real estate after leaving a mall-kiosk job. He qualified leads by finding tired landlords and vacant properties, then negotiated deals with buyers. Jay's mentorship program teaches cold-calling scripts and emphasizes consistency over geographic limits.

would you say to somebody that's watching this video right now and they're like, ah, I don't know, or like, it's the first time maybe they're watching a video from me, what would you say to them?
I'mma say it like this, man. If you don't fucking know, you need to figure it out, like, right now. Like, bro, here's the time to— I'm 20, you're 20. Yeah, shit. I mean, you started at what, 16, 15? Yeah, you know what I mean? 14, bro. This shit is just— it's the people that say I don't know, take it, take it, take a step back before you say I don't know. Take a step back and really know what the fuck you want. Yeah. And if like, okay, I'm tired of being a piece of shit, or I'm tired of not having no money, I'm tired of having a— I'm tired of paying for something and then I gotta check my bank account. Yeah, bro. Nobody wants to do that shit. Nobody wants to do that every day. Yeah, who wants to do that? Like, come on, bro. Who wants to be in the— and the economy is going up. It's only going to go up still. Gas is still going up. Car is still going up. So who's going to want to sit there and just be like, oh man, my lifestyle is just— I'm just content, bro. Let's take a step back, sit there, and actually realize I need to do this for myself. I need to bet on myself. If you don't know, bet on yourself. Bet on yourself. Simple. If you don't know, bet on yourself. Cause I bet it on myself. I spent my last little dime on the, on the mentorship and I made tenfold of it.
So I'm gonna ask you a couple questions just about, feel about you and the program so far. Uh, just for maybe anybody that's looking from the outside and being like, ah, let's see if, uh, this shit actually works. All right.
Yeah. Yeah.
First one. What do you do and where did you find me? That's the first question.
Man, that's crazy. I was just talking to my brother about this. He said, where'd you find this man at? So found you on YouTube and then, uh, I kind of seen, uh, it was a video where you were like a 20-year-old trying out real estate cold calling. Okay. Um, and then from there I was like, damn, this man's 20, same age as me. Like, I need to get my shit together and get on the high horse. So I was like, you know what, found your Instagram, and then once I got to your Instagram, um, I mean, straightforward from there, bro. Like, you were just like very, I guess, realistic. I guess like when I asked you, hey, is this a real account, not a scam? Because there was another account besides you. Yeah, you're like, nah, bro, this is me. Send a whole picture and everything. I'm like, oh shit, like, this is that. Okay, like I'm saying, you're not just a fucking guru out here, just, you know. Yeah, so That's how I found you. That's how I acquired you, man.
And you were doing, um, well, you're still kind of doing it on the side still, right? The, um, kiosk at the mall, you were doing sales, right?
Yep, yep.
So what made you want to go from that to this?
So with the kiosk stuff, I can, I can kind of say it like this. I can make as many sales as I want. I can be the best salesman in the world. The thing is, is the return on investment. You know what I mean? Like, it's more of like, if I'm doing— when I'm doing the kiosk stuff, it's more of like, you know, I can make, you know, $5K in 2 weeks or, you know, whatever. But I can make a deal happen in a week and make $20K. Like, it could be— it's spontaneous and it's kind of like sprouty. But once you kind of get in line and follow the blueprint, it's more of like you can consistently do it and make $20K every month, $40K every month, $50K every month. So it's like, The return on investment is way better. I'm not just working for— I feel like sometimes I'm working for nothing. It's better to feel like I'm working, okay, like I'm working for something. And it's simple. It's a little more simple. Like, it's really honestly simple. It's not hard.
I mean, once you do get the process down, that's when— and once you really close that first deal like you did, it's done. You understand it, you know how it works and everything, right?
Yeah, it's like really easy. So like, once you close that first deal, it's like, okay, I understand the sales process. I understand how I have to find cash buyers. I understand, you know, kind of like, I kind of put it to people like they're kind of scared to make those offers because they're like, oh, that's not what they want. I'm kind of scared to even give them that offer. Like, oh bro, you got to make those calls. Yeah, you gotta make those offers because that's just gonna lead to more. Okay, he said no, then it's like, okay, I gotta go to the next one. That's just a seller's mentality anyway. So it's like, right, you have to have that mentality of I gotta just keep on going. Really?
That's true.
Yeah.
What would you say is the biggest— well, I was going to say what's the biggest challenge before you started working with me, but you weren't even doing wholesale, wouldn't you?
No. So that was the thing. When I turned 18, I was going to get my real estate license and I was like, uh, I don't know. So it was like, it was a thing through Keller Williams. You can get a free— you can get your free real estate license. Go in any brokerage, blah, blah, blah. And I was like, um, I don't really want a real estate license because of the restrictions sometimes that it has on it. And yeah, it's gonna take a lot for a return on investment. I was like, I don't want to get rich quick scheme, but I want something that, that I know I, I have value in, which I'm good at selling and good at talking to people. Yeah. And I don't have to wait 5 months for a deal to happen, or right, 3 months, 6 months for it to happen. I know my worth and I know what I can do. So I should be able to do it. And yeah, I was, since 18, I was like, damn, I want to do wholesaling, wholesaling. Never had a mentor. Tried it out for a little bit, but not really like, I didn't fully go through with it. I was just watching videos constantly, never actually putting it into play. I was like, man, I think it's time I need to get a mentor. Like I need somebody to kind of walk me through it. Like I already know what I'm doing, but it kind of hold my hand a little bit.
Right. Because you said, you said you were watching YouTube videos, right? Yeah, that's the position that a lot of people are still in. I was in that position when I started. It's just YouTube. Yeah, YouTube video. Why didn't you make that step to go and like try to close a deal, bro?
It's— were you doing it? I can, I can say it like, what made me want to kind of push to go close a deal and actually like get it done was that I just want to bet on myself because I want to, I want to, I want to bet on myself and know that I can do it. Like I was like, bro, I can do this. Like, I'm already in sales. I can make more money doing this. So this is something that I want to kind of do. And I'll probably eventually own a kiosk, stuff like that. But I was like, bro, I need to like get on my shit and actually know that I can do it. And I was like, bro, I need to take that step and actually get a mentor. I took so long to get a mentor or get any help. Like it's just, you know, you need that. Like you're honestly doing this, like you need that help. Like you need that.
Yeah, I would, I mean, I 100% agree with that. I'm the same way. The reason I'm even in this position is because I got mentors. I actually wanted to make that change and now I'm here, you know.
You just, yeah, you just have to, you just have to want to make that change. Like, yeah, it's not just betting on yourself. It's like you gotta believe, you gotta believe in yourself that you can do it. Like, You, it's betting on yourself ain't just, it ain't just sitting there and like saying I'm gonna bet on myself. Yeah, it's like actually spending the fucking money and actually doing what you got to do to actually bet on yourself. Like, I mean, shit, I do the kiosk shit, I'll be doing calls 2 hours a day. I don't even do calls for that long. Yeah, first deal in a month. It's just you bet on yourself, you know what I mean? You gotta fucking bet on yourself.
No, and you could have been there just scrolling through TikTok, watching wholesale videos, but you were actually there actually doing the work, you know?
And I actually understood, I actually understood the fact when you were saying it's simple, not easy. Yeah, but it's simple. Yeah, but when you actually do it, you can actually put that into play and be like, it's simple, not easy. You don't really, you don't know if it's simple or not easy if you don't try this shit.
Exactly.
Don't try it, it's not simple or not easy. You don't know.
Well, what do you feel is the best thing that's helped you working with me? Like the most important part that you feel like, all right, This is the reason that I was able to close that deal so quick.
Working with you, bro, is like, it's like more of like a, you're not, you're not just there on the sidelines and you're not just there just, uh, you know, I'm gonna just answer your questions, bro. You'll FaceTime me. Hey, what do you need to do with this? Hey, what do you need to do with that? Like, it was more of like a, like, it feels, it doesn't just feel like you're like my mentor. It feels like you're like my business partner. Yeah, like you're not just my mentor, like you're actually my business partner and you help me. And then when you help me, you make me learn from it. Yeah, that's why it's like better working with you than rather working with anybody else, honestly. And working by myself, it's like when you're working by yourself, you think too much, right? You just, you just, you run the numbers, you're like, I don't know if the numbers are right. I can fucking, bro, I can literally run, bro, I can go on my computer right now, run some numbers. Hey bro, can we run some numbers? Yeah, I can. Exactly. It's fucking, it makes it easy. It's like, he's right there. You're right there, bro. He's just right there.
I feel like, cause it's, it's like I'm the future you and it's just me telling, it's like the, the way that I see the program is I made the program for me when I started. So like, if I was starting today as a person that didn't have any knowledge, I would be the best person because I'm right there just making sure, hey, You have any question, bro? It's not that complicated. It's just this.
Yeah.
You're questioning your numbers, bro. You're doing good. Your numbers are a little off, but they're right here.
Yeah.
And it's also that boost of confidence, that conviction. The first time we spoke on the phone when it was me, you remember that?
Yeah. Yeah. The first, the first time we ever spoke.
Yeah.
That shit was wild, bro. I was like, what, bro? I feel like I fucking met a famous person or something. I was like, Bro, he was like, he was, he was like, he was like, I can have him on the phone right now. I'm like, what? I'm like, all right, bet. Yeah, he was like, what's up, bro? You said, uh, what the fuck did you say? You had said something, bro. You had said something. It was just wild to like experience, like, I'm, bro, I don't know. It's like, it's, it's true. The people you hang around, the people you connect with Yeah, that's what makes you more hungry. Like, if I was hanging out with people that fucking smoke weed every day, drunk every day, yeah, I won't— I probably won't do it, but I'm gonna be in that mindset of like, you know, I'm trapped in the box. Yeah. When you fucking see somebody fucking driving a fucking M5 Competition, fucking 20 racks in their fucking hand, the fucking Rolex on, and like you can actually speak with them like every day on a day-to-day basis, I can text you Yeah, it makes you show that you have value and that you can actually acquire that. Yeah, through working with each other.
Because one thing is obviously the mentorship isn't free, right? And I'm against that is because the people that are willing to pay are the people that are willing to do what I tell them to do.
Yeah, exactly.
Like you got in this mentorship, the first day I told you was, bro, all you need to do is make the calls, make the offers, and ask me questions. From there, you'll get the conviction. The conviction of, hey, not only can Jay do it, not only does everybody on the internet close deals, but I can also do it myself, you know?
Yeah.
And that's the thing I told you. It was like, hey, first we need to get that conviction. We got conviction, you're in the door already.
Yep.
And now you have it.
And I kind of tell people, like, I kind of tell people, like, too, that it's more of like a, um, Like how you like how simple, not easy. Like it's like when you're making those calls, it's not just 200 calls in a day. Like it's not just 100 calls in a day. I'm done. Oh, I'm done. Oh, I got, I got, I got one lead. I'm done. But you don't even know if that's a qualified lead. Like, no, bro, you gotta be like calling, make sure you get dig into that motivation. It's like, like everything's just set in play, bro. You said make the calls. You said say the script. And it doesn't even have to be the whole fucking script. I don't even use the whole script. I just have a kind of dumbed-down script of how I do it. And then it just, it just all works out. It's just all—
you did go into that of people that are kind of get comfortable.
Okay.
They got one lead and you said, hey, that might not even be a qualified lead, which is true. What would you say is a qualified lead in your book that you would put in your CRM to follow up with?
I would say qualified lead, like the lead I did today, the lead I did today. He told me, and I was like, he's kind of qualified but he's kind of not. He's in the middle because he was like, yeah, we could sell it but for the right price. Now that's kind of like one of those where it's like I can just give him that offer. Yeah. And just see what goes, you know what I mean? Now, like, I kind of put it like this, like what would go in my CRM is something kind of like that where it's on the edge or something that's like more of like, oh, he doesn't just want to offer, like Yeah, yeah, I don't, you know, I have a mortgage on the house. Hey, I have a, hey, I have a little bit of liens on the house. Hey, I have shit, I don't know, foreclosure. Hey, the grass is overgrown. Hey, I don't live, I don't even live in that city no more, right? When they don't like, especially those ones are good when they don't live in that city no more and they're very tired landlords. Tired landlords are some good-ass leads. Like, they are just like, I'm just, I don't want it no more. I just don't want to do it no more. Tired of dealing with it, tired of messing with it. Yeah. So I would just say anything that falls in line with tired landlords, um, vacant properties, um, bad tenants— if they had bad tenants or if they still have a bad tenant. Yeah, anything that has a motivation of like just something that just digs into a pain. Nobody wants a bad tenant, nobody wants a vacant property, nobody wants to be a tired-ass landlord, right? Like nobody, nobody wants to do that. So it's like you're the person to help their needs. You're there, you're not there to sell, you're not there to just sell their house, you're here to help their needs, right? Once you figure out, I kind of put it like, once you figure out like your value, like that you can bring value to people, you will make money.
It's all about once you understand the problem you're solving. And they're like, a lot of people, they'll go into making calls and they'll be like, all right, let me close this guy, let me close this guy. But at the end of the day, you need to understand what problem you're solving first, otherwise you're going to be very urgent. You're going to be in a necessity mindset of like, I need to close it, you know?
Yeah. And that's when you're going to buy and stuff like that. Yep. And I feel like I've heard like when we be in the group calls, I've heard a lot of people be like, I just need to close my first deal. Yeah. And it's like, I closed my first one and now I know, bro, it takes patience. Like it takes some fucking patience. Like you're like, bro, I want to close it. But I kind of went into a mindset of like, Now when I do calls, yeah, I'll kind of like, after that whole call, it don't matter if it's fucking 30 minutes, 40 minutes, those are usually the calls that I'll have is like the longer length. Yeah. But when I have those calls, I'm like, okay, what value can I bring to this person? What problem are they really, really having? That way when I do that follow-up, I give them this offer. I'm kind of like, I'm kind of like, hey John, I, I look, I understand you got 4 kids. Hey, I know, I know you don't want this problem no more because you have a mortgage on it. I started getting on that mortgage and they're like, well, yeah, that's true. I don't really want it because of the mortgage. And like, I'm like, bro, we sell on the phone. We didn't just sell on the phone for 40 minutes for nothing, right? There's a reason that you're— that you talk to me. You talk to me because you think I can bring value to you. And they're kind of like, you make them think to themselves like, okay, okay, like now, okay, that makes sense. Yeah, yeah.
And then they eventually just start selling themselves to you.
Yeah. Yeah, they'll just be like, oh yeah, it has this much beds, this much baths, this doesn't need that much work. Like, at one point they'll just start fucking selling you the house. They're trying to make it sound good so they can be like, buy this motherfucker, please. And you just have to let it click in your head, like, oh, okay, he's telling— bro, this man's trying to sell this shit. Like, right, for real. That's how the first deal went.
Yeah, that's a real seller.
Yeah, exactly.
That's so fire, bro. I remember the first time we were talking, I was like, bro, this guy has it. I think I told you. I was like, you're one of those guys that just has it.
Just got it.
Yeah.
It's just, it's just you got it. But bro, it's just, I feel like, I feel like a lot of people and I battle with it too. It's that mindset shit. Like you can tell somebody they got it, but they got to really, really bet on theirself and realize it, bro. Like, hey, I can actually do this shit. I can make 400 calls in a day. I can make 300 calls in a day and at least get fucking 3, 4 leads. Yeah, like people, people, people get into this damn industry and be like, oh, I made 400 calls, but I got no leads. Yeah, I'm done. I quit. It's like, bro, you can't do that, bro. Like, it's just not— you can't do that.
Do you feel that? Because I told you, because I've talked to many, many people, right? I kind of understood who was gonna be more likely to win, who's less likely to win. Do you, do you think that somebody is born with that? Or is it something that you created for yourself, that mindset that you have?
So like if somebody has it or if they just— they create—
I'm gonna be born with it, or do you think it was something that over time you built up, or was it a moment where it was like, all right, I need to make the change?
I think more of with me, it's like I'm a people's person. I mean, a lot of people don't have to be a people's person though. Like there's some people that do this shit and they just don't know what the fuck They ain't— they don't like talking to people. Yeah, but I think, I think half of it has to do like the, the you got it thing. Like, it's like fucking KD's quote, talent beats hard work when hard work fails, you know what I mean? So it's like, you know what I mean? Like, it's like hard work is going to get you there. You have to build that mindset still, even if you got it or not. You still got to build a mindset of, hey, I can do it anyways. Yeah, I don't care if I have a speech impediment. I don't care if I have a stutter a little bit. I can still do it. I just have to sound firm. I have to make sure I'm making my calls. I have to make sure I'm making my offers. Yeah. And then get a deal and rinse and repeat. It's a rinse and repeat. That's what anything you do, rinse and repeat. Yeah, yeah, it's rinse and repeat, man. It's rinse and repeat. It's, it's— you get the, you get the calls. Yeah, you make them offers, and then after the fucking offers, you go to a buyer. They won't buy a property, and then you just rinse and repeat. Yeah, make calls, offers, contract, buyer. Yeah, make calls, contract, offer, buyer. It's just, it's a, it's a simple step. It's just a lot of people, I think they get in that mindset of like, damn, this man talking about some shit I don't even know. Yeah, shit, act like you know. Yeah, honestly, shit, I don't know what he talking about. He talking about some drainage shit, I don't know, bro. I'mma just act like I know what he's saying, right? And then just connect with that person. Yeah. Once you connect with that part, I would tell people that too. Rapport. Like, rapport. Like, I'm talking about, like, I'm talking about know what that man does for a living. Know what his wife does for a living. Know where— don't, like, just, you know, know where his, you know, how his kids are doing. How is— you want to treat that man like it's your friend. Yeah, you want to treat him like it's your friend that's selling you his property. Yeah, that's how you want to treat them. You don't want to just treat them like, oh, what's the beds and baths? Oh, what's the square footage? Oh, what's the— build that report first and then he'll probably just fucking start telling you about himself. Yeah. I really just want another condition. After you done built that report, they're like, well, you know, actually, bro, you know, the floor needs a little bit of work. The roof needs a little bit of work. They're going to start telling me because they're comfortable with you. Yeah.
Because a lot of people will see other videos out there and they'll be like, oh, this guy closed them in 5 minutes. This guy closed them in 10 minutes. But it's like, if you really want to get those good prices, you want to go for those renegotiations when your buyers tell you, hey, your prices are too high. If you're that guy that's just on there, how much money do you want? Are you motivated? Do you want to do this? Do you want to do that? If you treat them like a number, they're going to come back to you and treat you like a number also. But if you have that relationship, like when you called back that seller asking for that renegotiation, he knew it was Marion calling, not the guy trying to buy the house.
Exactly. And it wasn't even, and it was not even just that, like it was him. I dug into his pain and I kind of, I didn't even notice at first. He was kind of like, um, because I had never spoke to his wife. So when I spoke to his wife, um, I kind of dug into her pain. Yeah, she was like, yeah, I have a son that's, you know, that needs help, and we're gonna give this money to him. That's why I want so much money on the offer. And I'm just like, I'm gonna help you out the best way I can, so I'm trying to get you the best offer I can. That way that money does go to him, that money, you know. And I just kind of dug into both of their pain, and it kind of went to, okay, we can agree on this price. Sounds good. And even him himself, Thomas, was like, I didn't even know you could talk my wife down. Like, how did you even get her from 70 to, you know, 60, 67? I'm just like, I don't know, it just, it just, we're like friends. Yeah, yeah, we're like friends. Yeah, Thomas, uh, what did he say the other day? He told me something. Yeah, he was, yeah, when he wrote that review, he was just like, you're a real gentleman. 'You know what you're doing. You're a good businessman, but you're not just a good businessman, you're a good gentleman.' Yeah, you actually— yeah, that's what he said. And I was like, I mean, thank you, like, honestly.
Because not only do you provide a service where you're helping them in their situation, but you also nurtured them in a way where it was like, 'Hey, I'm helping you with your problem, but like, I also care about you,' you know?
Yeah, I give— I get— I care about you. Yeah, man, like, a lot of people don't do that in there, bro. A lot of people don't do that in their mentorships. They don't They don't tell you to build that report. They just tell you make them. They don't, they don't just, they'll just be like how, like how you are, but you also say, hey, build that report too. Hey, do this. Hey, do that. Don't just make the calls. You don't like, you don't want to half-ass it. It's like going to the gym and I half-ass it. Well, I made the time to be there.
Exactly.
Shit, I might as well do what I got to do. Like, it's just like, honestly, but it's really, it's a mindset thing. Yeah, it's a mindset thing.
Yeah, bro. Bro, just having this call is so, it's so dope because I just, I remember like it was yesterday. When I first spoke to John, I was like, hey bro, can you hop on this call? I got this dude, he seems real serious. I was like, fuck it, I'll join the call. And I'm like, yo, what's up? And then I remember telling you, I got off that call, I was like, bro, if you do this, this, this, you're gonna make it.
Yeah.
Straight to it, because there's, I'm very straight to the point. So it's like, I saw you and I was like, you're good, bro.
Do it. Yeah.
You know?
Do that shit.
If it wasn't even my program, I was like, bro, just do it.
Like, bro, do it. I'm happy when I say— when I say, bro, like, it's just— it's a change of things, bro. I just bought a new fucking phone. I just bought a new phone without like just thinking like, oh shit, I just bought a new phone, can I even afford it? No, because I know I'm gonna make another fucking deal happen. It doesn't even matter. Like, it's gonna happen. It's— it's just— it's gonna happen because why? Because I want it to happen and it's gonna happen. I don't give a damn if it— I don't give a damn if that shit take 2 months. Yeah, I'm trying to make 50 bands. I don't— bro, I don't care. But I just got to make sure I stay in that base. Yeah, calls, offers, build rapport, get the condition. And now that I know— I mean, you've helped me on the buyer's side, bro. You've helped me on the seller's side. But really, it was like the seller's side was easy to me because I'm a people's person. That buyer's side, yeah, you told me, man. You said, bro, you can't be— you can be a people's person, bro, but you gotta kind of— yeah, hey, 'Bro, all right, bro, look, we doing this. This is the price I want.' All right, yeah, all right, boom, cool. You know, people can like start off, they don't have to just start off, 'Oh, I gotta do the whole deal by myself.' Shit, they can JV with you. They can JV with somebody in the group. Yeah, if I'm only, if I'm only good at selling and I don't feel like finding a buyer, now I'm kind of getting better at that. Yeah, hey, this is the price. Hey, we're doing this. But if I wasn't and I was struggling, 'Hey, Jay, can you, can you help me with this deal?' Yeah, bro, you got me to help you, you got all the other people in the group to help you.
And then what I was saying is that understanding the seller's problem will be more of a less number-related but more people's person-related, right? When we're talking about actually selling to an investor, the disposition side is going to be more numbers-related, more straight to the point, because an investor, he lives and breathes looking at these properties, right? So yeah, they need us to go out there. Well, man, What makes you want to buy this property? What makes you want to tell me that? Like, they don't want to hear that shit. They just want to look at the numbers. They want to see if they have money on the property and they want to see if you're serious or not, right? Because they're about hundreds of thousands of dollars in cash in a whole nother city that they don't even know. This is the first time they're talking to you. So you need to sound very strict, very straight to the point on the phone. And that's something that we need to work on with you. But at the same time, you're killing it with the seller side. You know, you just need to work that little tweak, that little strong muscle, that fucking muscle.
Hey, look, that's what I did with the seller I had now. I was like, hey bro, you gotta deposit that earnest money. I don't really want to do it. Yeah, now the people's person side of me, but if I would have never met you and say this whole shit would have worked out and I still had the deal, I still had whatever, I will tell them, well bro, you don't have to do it. We can just, we can just, you know, close on Friday. No, fuck it. I know it's Wednesday. I know we close on Friday, but you need to deposit that earnest money either today or tomorrow, brother.
Yeah.
He was like, all right, I'll do it because I'm considering you. But it's like, I told you to do that. Like, you have to do that shit. It's to ensure that I, or my company's protected. Yeah.
And that's, that's those little details that you only get from experience. Like there's times in the past where I was like, hey, don't worry about earnest money. And I got fucked.
Yeah.
They sound amazing.
Oh, I love the deal.
I'm going to make so much money. This is going to be our first deal. Boom, boom, boom. Closing table comes, they ghost.
They ghost.
And it's like those things. Yeah, it's those little things that you're like, ah, when you're beginning, it's like, I don't really have to do this. This guy sounds cool. This guy sounds legit. But then over a span, when you've closed as many deals as I have and lost as many deals as I have, you know, hey, this is the process that I need to know. To have the right foundation for this deal to close the right way.
You know, exactly.
That's all the things that I'm teaching you guys. So it's like, hey, if something happens to me tomorrow, you're good. You're not relying on me to, to have a successful business anymore. You have the foundations now, you know?
Yeah.
And that's the whole goal. One thing I wanted to ask you, what would you say to somebody that's watching this video right now and they're like, ah, I don't know, or like, no, it's the first time maybe they're watching a video from me. What would you say to them?
I'm gonna say it like this, man. If you don't fucking know, you need to figure it out, like, right now. Like, bro, here's the time to— I'm 20, you're 20. Yeah, shit. I mean, you started at what, 16, 15? Yeah, you know what I mean? 14, bro. This shit is just— it's the people that say I don't know, take it, take it, take a step back. Before you say I don't know, take a step back and really know what the fuck you want. Yeah. And they're like, okay, I'm tired of being a piece of shit, or I'm tired of not having no money. I'm tired of having a— I'm tired of paying for something and then I gotta check my bank account. Yeah, bro, nobody wants to do that shit. Nobody wants to do that every day. Yeah, who wants to do that? Like, come on, bro, who wants to be in the— and the economy's going up, it's only going to go up still. Gas is still going up. Cars still going up. So who's going to want to sit there and just be like, oh man, my lifestyle is just— I'm just content, bro. Take a step back, sit there, and actually realize I need to do this for myself. I need to bet on myself. If you don't know, bet on yourself. Bet on yourself. Simple. If you don't know, bet on yourself. Because I bet it on myself. I spent my last little dime on the, on the mentorship. Yeah, and I made tenfold of it. So it's like, you gotta bet on yourself. It's just betting on yourself.
You made it happen. You made it happen just because you decided to make it happen, you know? I didn't— yeah, for you, I gave you all the tools, all the information, all the little details, but it's like you went out there when I wasn't looking at you, when I wasn't on the call with you, when nobody was looking, and you said, I'm gonna make this shit happen because I'm gonna make this happen, you know?
Yeah.
Yeah, that's the type of person that's always going to win no matter what.
And that's— yep, and that's exactly what, uh, when I first did that, that little call with, uh, John, he was just like— he was just like— that's why he told you I was serious, because I was like, bro, I'm gonna make that shit happen. Yeah. And he was just looking at me like— his eyes, bro, he was just like, what the fuck is wrong with this man? Like, yeah, it's insane. Yeah, bro, I don't give a fuck. Something's gonna happen. Yeah, I'm not spending money for nothing. I'm spending money to make money. Exactly. And I— and people need to know, and people need to know as well, that this business model— and this is with any business model— yeah, the, the more money you have to kind of spend on doing something, yeah, and you actually do the work and acquire the work, yeah, the more you'll make back tenfold. Like, that's just with any business. Like, the— you can go through Zillow, you can go through Redfin, shit gonna take you like 6 months. Now, now, somebody doing 6 months to me doing a month, which one you want to fucking do? Which one do you want to pick?
I couldn't have said it better. That's, that's literally—
which one do you want to pick?
Yeah, that's the reality of it. For me, it took me 7 months to get my— that's so crazy to me, bro. I fucking started this shit, it took me 7 months to close my first deal, and it took you fucking 30 days to get your first deal. That's so weird of me, bro.
Bro, it just— I know you as a mentor, and I know, you know, us being the same age, I was like I just helped a fucking dude the same age as me close a deal within a month. It took me 7 months. Yeah, it's like, it's a surreal moment. Shit, if I was in your position, it'd be a surreal moment for me. I'd be like, fuck, bro, I just helped— I'm helping so many people. Yeah, and now I just kind of— that's my goal, bro. My goal is to do the wholesaling shit. To say wholesaling's dead? Yeah, I'll just show people that shit ain't dead.
Yeah, this shit ain't dead, and it's not gonna be dead for a minute.
I'll tell you what, it's not. It's just because what the fuck does everybody need? Somebody needs a house. Yeah, every single goddamn day somebody needs a house. You see a lot of homeless people in LA, see a lot of homeless people in New York. Somebody needs a house.
Everybody needs a house.
Needs it.
Somebody needs the money and somebody needs to make money.
You know, you know what's crazy too?
What?
This shit was done virtually. This shit was not done. That, bro, that's, that's the shit. That's what I really needed help with, bro. Yeah, that's what I had a problem with. I had a problem with, damn, should I do this in my own backyard? Should I do this virtually? Yeah, you came in, bro. Hey, fuck that, fuck that in the backyard shit, brother. Kick that out the door. Here's what we're gonna do. Here's the blueprint. Here's the filters. Yeah, all right, go, go out there. Go do it.
Go get that shit done.
Get this shit done. Go. If you need help, you just text me. Text me on Slack. We're good to go.
That's fucking simple, bro.
And then you go in the field and you're like, oh shit, like, I don't know what to do. Just text Jay, man. He gonna get you. Or text me. Or text Demetrius. Or text— fuck, we all know now.
Anybody.
Text— oh shit, we know. Yeah.
You started the day one. One day you decided, hey, let's do it. And you actually did it. And now you're here. And then you're going to be— bro, when I tell you, you're going to look back at this video and be like, bro, I'm so far ahead. You're gonna look back at this video like a couple months from now and be like, fuck, it's gonna be so cool. That's the thing, bro.
Tell me why my brother was like, uh, oh, you gotta send me that blueprint, bro. How you doing? You know, still asking me, man. Still asking. I said, how about this? How about— I said, how about this, bro? You send me to Dallas. Yeah, I, I'll kind of help you out. I ain't gonna fucking send you no blueprints, but I'll— yeah, I'll tell you what, I'll tell you what to do. I'm just not gonna send you But you got to pay me, motherfucker. I'm not about to sit here and give you free game. Yeah.
