20 year old tries cold calling for wholesale real estate

Jay Mendez does live cold calls to find wholesale real estate deals, using a script to ask about property condition, ownership motivation, and renovation budgets. He mirrors prospects' tone for rapport, handles objections, and calls back repeatedly until they say no. His team records calls and uses the notes to make offers.

I get a lot of questions asking, how do I close so many deals in the span of a month? The answer to that is through cold calling. And a lot of people ask me a secondary question, which is, how do you cold call? That's what this video is for. I can show you better than I could tell you. If you want to learn how to work with me one-on-one, wait till the end of the video. Until then, watch how I cold call. Hey, Garth.
The fuck?
So normally that's not supposed to happen because we have special settings that are set in there so we don't hear voicemails and we don't hear the phone ringing. Hey Timothy? Yeah? Hey man, this is Jay. I was calling about the property on Mount Vernon. I wanted to see if it was for sale.
You guys call and ask about this all the time, and then I tell you what it's worth and you want to try to buy it for pennies on the dollar.
How much is it worth?
It's not for sale cheap.
Not for sale cheap. No worries, man. Well, I'll try to get you the best offer I can. It's just I don't know anything about it. How much are you trying to get for it?
$1.5 million.
$1.5 million. Beautiful. I love that number. Is that because other properties in the area sold for that, or is maybe you put money into it?
Yeah, it's 40 acres. It's 40 acres, 2 houses, 5 barns. And I know what it's worth. It's in a prime, prime, prime location, 1.5 miles outside the city limits.
Then that means it'll be a good buy for me then, right?
I've talked to a lot of realtors and they've all told me— I've had offers already. I had an $850,000 offer. Realtor told me I was nuts if I even thought about selling it. 100%.
Yeah, if it's, if it's too low, there's no reason to sell. Why would you be interested in selling in the first place? Just for the right price?
For the right price, I'll buy a bigger farm somewhere else.
You buy a bigger one? Hell yeah, man. Where are you planning on buying something?
I'll go farther outside of town and buy a big farm.
That's great.
I'm not married to property. 100%.
It's only an investment. You can't be. Are you— do you do ranching stuff? I'm from the city, so I wouldn't know.
Cattle, horses, and chickens.
Beautiful, man. So you get your own food. That's good, man. That's good. You're off the grid. So tell me a little bit more about the property. What do I have to know?
I don't know. I don't know what you want to know.
You told me it was 2 properties. How big are the 2 properties?
Well, the one property is 1 acre and the other one's 39.6.
Okay, now property specific, is it a 3-bed, 2-bath? How much square footage?
The little house is 2 bedrooms, 1 bath, kitchen, living room. It's just a small ranch, slab home, no basement.
For that one specifically, let me ask you this.
That's on 1 acre.
Let me ask you this, from 1 to 10, 10 being its perfect condition, 1 being I walk in there, the floor breaks on me, where would you say it's at on the scale?
Well, currently I've had it rented out to the same people for a long time.
Okay.
And they have 3 dogs.
Okay.
And they've been in there for 5 years, and I've been inside the house a couple of times. Structurally, it's sound.
Okay. When's the last time you checked it out?
Oh, I just— last week.
Last week? Great.
Structurally, it's sound. It's got a brand new steel roof on it, and it— I have steel siding to put on that. I haven't gotten to put on yet.
Okay.
But the inside of the house, it smells like dog.
Okay, that's a—
the last people that moved out, their cats had torn the carpet up, so I ripped all the carpet out and I put new hardwood floors in the bedrooms and the hallway and the living room.
Okay.
And in the kitchen I did put like, uh, tile.
Okay.
And that's why I put hard surface floors so you can clean them.
100%. Okay, so that's the first one. Would you be interested in selling them separately or just together?
Uh, probably a package deal. If I'm gonna sell one, it's all going.
100%. Now tell me about the other one with the 39 acres.
That has a 4-bedroom, 2-bathroom home with a full basement under it, 2-car garage. It's like a ranch-style home, okay, built into the side of a hill, and the garage is like half of a— well, I'll say a third of the basement is a 2-car garage, and the other 2/3 is basement that's unfinished.
Got it, got it, got it. Okay, and from 1 to 10, where would you say that one's at?
That one's in real good shape.
Beautiful. Okay, and is there a certain timeline that you want to meet on when selling, or is it just— no, you don't, you don't mind?
I've worked, I'm in no hurry, whatever.
That's cool.
I don't have to sell anything.
I love it, man.
I love it. If I can get enough money, right?
And let me ask you this, one last question before we leave off. If I were to give you, let's say, I don't know, $15,000 to put into that 1-acre one, what would you fix on the property?
Well, I Probably, uh, if I had $15,000 to put into it.
Yes, sir.
Well, first thing I'd do is I would have— I'd blow insulation in the outer walls and put the steel siding on.
Okay.
And the windows are good. The front door, the frame is correct. You probably could use a new front door because they've torn the screen off. The screen door's got the screen ripped out of it, and the wood door— the wood frame is cracked, but they don't use it anyway. They only use the back door. They just leave the front door shut all the time. Got it.
Got it. Okay.
They're not the cleanest people in the world, but they pay the rent on time every month, usually early.
Beautiful.
And those are damn good people. If I'm over there working on the farm, they're out there asking if there's anything they can do to help me. They're just good people. I like them.
Amazing, man. Those people are hard to find. I know I've had some bad tenants in my time. Now, the bigger property, if I were to give you— let's up the budget, let's do $25,000. What would you fix on that one?
I put almost all new fences around it. All the buildings are fixed up. Uh, there's one big upright barn that I got a new roof on, but I put new white steel siding, white on the sides and green on the roofs of all the buildings.
Okay.
And the big barn, I haven't done the white around the sides yet. I just got the roof done. Okay. So I probably— I'd probably finish that.
Okay. I don't know.
It's got a newer septic system, newer well.
And is that a septic system, something you got to call somebody to come clean it up, or is it from the city?
No, it's a septic system. It's got its own septic field and everything.
Okay, cool.
But no, you shouldn't have— you should never— if it works, if everything— if it's working properly, you should never have to clean it up.
Right, right.
That's the idea of putting a septic field in. It drains itself, right?
And then you said you put—
now the smaller house, go ahead, it is on city sewer.
Oh, okay.
It's on city sewer, city water, and everything.
Great. And you said you put fencing around it, right? Is it around the whole property, or is it just— you put fencing around it? Is it around the perimeter of the property for the full acres?
No. There's all— it's all— I got a lot of 2 and 3 acre little paddocks fenced off for different horses and stuff, little different pastures. And then, you know, there's— plus there's 6 acres of timber in the back.
Okay.
That I've gotten zoned residential for building lots. I had it— I had it— oh, what are they called? I have a— I had a guy come out with them. That's 6 acres of timber is now 3 building lots, 3 separate 2-acre building lots. It's zoned off separately, you know.
Sounds good.
So there's 3 lots right there that are worth probably $80,000 to $100,000 apiece.
Let's do it, man. I love the sound of that. I think I got enough information. Let me go ahead and talk to my team. When can I call you back with this offer?
Anytime.
Anytime. So tomorrow, what time would work for you?
I don't know. My farm, I'll be out working. If I hear my phone, I answer it. If I don't, leave me a message and I'll call you back.
Great. Is it okay if I call you back around this time?
Yeah, I mean, sir, what did I just say?
Hey man, I just want to know I can reach you. That's all. That's it.
You can reach me sometime. I'm busy.
Let's do it.
Get out of bed at 4:30 in the morning and I work till 8:30, 9 o'clock every night.
That's the way to do it, man. Let me talk to my team really quickly.
If I can answer it, I'll answer it. If I can't, I'll call you back when I can.
No worries, man. Sounds good to me. I'll talk to my team, we'll get you that offer, and I'll call you back tomorrow. Sounds good?
All right, thanks.
Appreciate your time, man. Talk soon.
Bye.
Those are the deals you make that $100K plus. So you definitely got to nurture those, ask all the right questions. Got property details, got land details, condition details. We know how much he wants. We know he's not too motivated, but if, I mean, if the price makes sense, I'll jump on it, and I'm sure he will too. Let's reach back out to him tomorrow around the same time. If he doesn't answer, then we'll just call him again until he either says fuck off, I don't want to sell, or he— we're just negotiating at that point then. Yeah, good call. I like it. And then with the software, we also have the call recording. So that's why you don't see me writing shit down or fucking paying attention somewhere else. Everything's recorded. Someone— it's time to actually send it to my team, which is me. I can go back, listen to the calls, run the numbers accordingly, and then just come back tomorrow and give them an offer. Let's run some more. I almost fucking threw up because I took a big gulp of water. Hey, Kenneth. Yes. Hey man, this is Jay. I'm calling about the property on Indiana Avenue. I wanted to see if you ever thought about selling it.
No.
No worries, man. Just in case, do you know anybody that might be interested?
Oh, selling properties?
Yes, sir. I'm a local investor here just trying to get some more under my belt.
I don't know anybody right off.
Oh yeah, man. Well, no worries. I appreciate your time. You have a great day, man.
Yeah, all right. Bye-bye.
You see how I changed my tone? I mimic him. The guy's like fucking 50, 50, 60, has a southern accent. I'm gonna match it just so it doesn't sound like he's talking to a kid. Nice little Friday. This is work for me, just fucking making calls, making offers. Cool life, man.
Cool life.
I normally would be playing Call of Duty, but I don't want you guys to hear the controller the whole time of me fucking sweating on the game trying to kill all these noobs. But it's definitely something I'll do in the next video. Everyone will see you and they'll talk to you. Hey, John.
Hey, who's this?
This is Jay, man. I was calling about Alabama Avenue. I wanted to see if it was for sale.
Oh no, it's not.
No worries, man. Do you know anybody interested in selling?
I don't.

You too. Bye-bye.
Hey, Jesse?

Oh no, no, no, I'm the same person. I'm invested too.
Hell yeah, man. Are you looking to buy more properties in the area?
I have a lot of properties in the area, but I'm not such to sell.
Are you looking to buy any more?
Yeah, I was looking to buy more.

Sounds good.
Good talking to you. What was your name again?
Jesse.
Jesse, I'm Jay. Nice to meet you, man. Hopefully we do business soon.
All right, take care.

Is full and cannot accept new messages.
Going ruin the vibe like that. Um, could be doing this from my apartment could be doing this from a fucking villa in Bali. You can't beat it.
And I don't have—
Hey Gary, hello, this is Jay. I was calling about 3rd Avenue. I wanted to see if you ever thought about selling it.
Yeah, sure, you can have 3415, 3435, 3445, and 3455 for $1,928,052.
Doesn't sound like a bad deal, man. Can you tell me a little bit more about it? Do you have time?
Why don't you come look at it and I'll talk to you.
Got it. What time works for you?
Monday afternoon.
Monday afternoon, cool. Is it okay if— I mean, you seem like you're busy right now. Is it okay if I call you back, get some more details about the property when you have time?
I'll talk to you when I see it.
Sounds great, man. I'll talk to you soon then. I'll send you a text. Cool. Talk soon, man.
Bye.
Not interested. And I'm not gonna go look at it. I don't have time to do that shit. Hey, Thomas?
Hey.
Hey, this is Jay. I was calling about Pepper Tree. Just wanted to see if you ever thought about selling it.
How did you get my information?
I have a marketing team that sends me over contacts for homeowners over here in Memphis. I'm a local investor. I'm just looking to buy more properties. No worries, man. Do you know anybody interested? I'm sorry, would you know anybody interested in selling?

Are you looking for more properties to buy?

All right, you too.
Thanks. Another investor. Gotta be quick with it, and quickness only comes from experience of messing up a lot of times or learning from a guy like me. Hey, Daniel?
Yes, may I ask who's calling?
Of course, this is Jay. I'm calling about the house over there on 31st Street. Just wanted to see if you ever thought about selling it.
No, not right now.

Uh, who you calling, Jay?
What was that?
What, uh, what company are you calling?

Okay. Yeah, no, I'm not looking to sell, but I would appreciate if you did take my number after calling. I've been trying to sell properties down there. I'm not interested in selling.
Got it. No worries, man. You won't ever hear from me again. Other people, I can't make sure of that, but I appreciate your time. You have a great day, man.
Good luck, man. Take care. Bye-bye.

I am working on it and fixing the whole Hopefully get it on the market within the month.
Hell yeah, man. That's how you get the most money out of it. I was going to give you a cash offer, but if you're already doing the work, got to get a real estate agent to do it for you. Any other property you might be interested in selling?
Uh, not at this time. I'm working at another, uh, redoing of the house for my buddy as well. He's fixing to sell it, but it's going to be completely remodeled.
100%. You guys do fix and flips out there?
