Hello?
You said your mama's a what now?
Today we are going to be calling some of these paid leads, and yeah, a lot of you guys ask me, what do I say on the phone? What questions do I ask? How do I maintain and control the call? How am I so handsome on the phone? And that's what this video is for. Like, comment, subscribe, watch the video, and we'll go from there. Talk to y'all soon. I think that's pretty good. Hello? Hello, is this Bishop?
Yeah, this is Bishop.
How's it going, man? This is Jay. I'm giving you a quick call because I saw you were interested in selling that property on Marshall.
Uh-huh.
Just reaching out, get some more information to see if we would be a good fit, man. Is this a good time to talk right now?
No, it's not a good time.
I just walked in the door.
I can't—
I can't hug my wife or kiss my wife.
Gotcha.
Oh, I think you're cut out a little bit. All I heard was you wanted to kiss your wife. I agree with that. When would be a better time for us to speak about the property? I got a phone call from the school board. Hello, can you hear me? Yeah, is this Raymond?
Yes.
How's it going, man? This is Jay. I saw you had some interest in selling that land over there on Dunn. Is that still— is that still going?
Oh yeah.
And now as I pull it up, it is on market and it says pending. Are you under contract right now?
Uh, no. We've had a few people that were interested, but they haven't come back yet. I'm waiting to— I hear people to say we'll talk to you a little bit later, blah blah blah, and they never reach back out. Some of them's got children, some of them's got cows. Stuff like that. Okay, but, uh, ain't nobody knocked the gate down yet.
Gotcha, gotcha. Has anybody gone over there and checked out the land?
Um, no, not recently, no. Okay, I've been— I've been— I have remodeling business, I've kind of stayed pretty busy.
Gotcha, I'm the same way.
Are you ready to look at it anytime soon?
Um, well, we plan on moving pretty quick. On average, we close on our properties between 15 to 30 days. Um, and I got this one that came through, and I was like, hey, let me, let me go ahead and give them a call.
There's nothing holding anybody back. It's wide open and it's ready to go.
Perfect. How long have you been trying to sell this property?
Oh, ever since my dad was alive. Gosh, it's, it's, uh, we've had several people. There's some 4x4s out there on the north side there, uh, down Duval Road. They they've been interested because they have some cows and they want to herd them out, you know.
Right.
But, uh, they haven't been back and I don't expect them back.
Gotcha.
It's a, it's a slow process. Um, I'll be more than glad to meet you out there anytime. I don't work, I'm retired.
100%. Well, I mean, it doesn't have to be a slow process. I know, I know a lot of people don't have urgency when it comes to these things, but we try our best to be as quick and as efficient as possible.
Yeah, it's a private thing or it's a business thing?
No, no, it's just me and my family. We buy properties all the time and, you know, we're always looking to—
this is wide open, it's ready to go. There's a nice barn out there. There's a, what we call it, a chicken house. My grandparents used to raise chickens and stuff.
Okay.
Um, and that's still available next to the barn. Okay, but like I say, I'll be more than willing.
I don't work.
I live right here on the west side and I could be out there.
This is going to be one of the, one of the most important questions. Any chickens still out there?
Uh, no, no, but it is available. I mean, I have access to, you know, getting chickens.
Gotcha, gotcha. I'll definitely talk to you about that. I definitely want some chickens. Um, as far as how long you've been trying to sell it, when was that time when Well, I mean, no, no, that's—
this has been a slow process. My dad finally retired from the base, and, um, this being kind of sitting there, and me and my brothers try to keep everything cleaned up and shifted around and keep everything stacked up right and stuff. So, but, um, when you—
wouldn't—
would you like to go out? Or that way we can settle all these— all the questions.
100%. Well, I'd like to do all the questions beforehand just to make sure that we're a good fit for each other. I don't, I don't want to waste—
we're a family. We're, we're a family. It's just me and my wife, my sister-in-law, and a brother.
And, and are you the only one— are you, are you the only one in charge of saying yes or no to selling the property, or do—
I am.
Yes, yes, yes, yes.
Okay. So your brothers—
all my parents have passed away. Everybody's left. I mean, everything's been left to me. Me.
Okay.
Uh, my sister-in-law, she's, she's not there. Um, she actually owns the house that's next to our house.
Okay.
Uh, but, uh, she's, she's gone off for a while and she'll be back a little bit later.
Gotcha. And are those two being sold together, the one that your sister owns, or is it just this one piece of land?
That's all, it's all mine.
Okay, okay, perfect. Is there any money?
There's nobody that yes and knows anything but me.
Okay, is any money owed on this piece of land?
No, no, no, no, no. Okay, you can go down to the bank, open up a file, and go through everything. And, uh, just right down the road there in Highlands, yeah, almost to the expressway, there's a bank there on the left, right?
And then you, you said you've been working on this for a while. Are you looking to get the best price, or are you looking to move the easiest possible?
So much to think. It's not, you know, I haven't, you know, I'm totally retired. I don't do anything. I deal with some other people on some remodeling and stuff like that, but other than that, no, it's, uh, first come, first serve right now, right?
So you're just, you're just trying to get off, get rid of it as soon as possible?
Yes.
Perfect. Okay. And what's that magic number?
No, no, no, not, not in that manner. I'm not trying to rush it or whatever. Somebody comes along today, fine. Somebody coming along tomorrow, fine.
100%, right? We don't— we never want to give it away. What's that magic number? I know you have—
and let's, let's talk a little more about it in person out there, right?
What's that magic number you're looking for, um, to say yes, yes, no, no?
We'll put it on a piece of paper and see what we do with it. I have to go to the bank actually, just down the road. I have to see what, what's there's nothing owed on it. Let me just put it that way. Right. Nothing owed on it whatsoever.
So, so if we put something together, what number would you want to walk away with on this property? Because that's something I gotta bring up.
You're happy, whatever. I'm happy. I'm not— I'm easy, you know. I'm not saying I'm easy to cheat, but, you know, no, no, no, no, that's been in the family for God knows how long. It's just me now. My dad's gone. All my other brothers are gone. So, right, like I say, it's just me and my wife right now. And, um, whatever, whatever is happening between me and the person, then so be it, right?
Because, because my question comes in—
it's all yours, right?
My question comes in because the property was listed for $1.1 million and tax value is at $249,000. So I'm wanting to see what— where would you want to be at?
We're going to get together, we're going to look at it, and, uh, I can talk to the bank and see what I got to do, and then you figure out what you got to do, and then we'll go from there, right? I live right down the street. I live right down the street. I assume you're not that far away, right?
I definitely want somebody to go out there and look at the land, you know, get a survey done. But I do want to have a number in place so we know we can meet that, or we know we're just completely off. Right.
Okay.
But I don't want to send a guy out there and then we're completely off on price.
All right. When and if I know somebody's going out there, I'll be in my vehicle and I'm out there 10 minutes. Right.
For us, it takes a little bit longer than that, so I just want to get a number out of you and say, hey, well, What do you want to walk away with?
Personally, look at it, we talk, call you back, tell you what we talked about, let him do the same with you, and then we'll go from there.
Gotcha. So if I were to come back with a $240,000 offer, you, you would be okay with that?
Uh, that's pretty good.
Okay, okay. So let me go ahead and get to work.
I just had to put things down on paper.
I don't know, 100%.
I don't, I don't know.
Words only go so far.
You're not doing anything. I just know what's what, what's right, and what the bank tells me, right?
We want— we want to go black and white with this. Let me go ahead, talk to my team, see what numbers we can come up with, see how quickly we can go out there and check out the land with you.
My team is standing here in front of me staring at me.
My team is on the other side of this wall right now, so I'm gonna go talk to them, and then we'll go from there, and I'll give you a call. It'll be from this number, okay? I'm gonna go ahead and text you my number, text you my name, and then we'll go from there.
Yeah, good. We can call me back.
Will do. Thank you, man. We'll talk soon. Bye-bye. Okay, that was— my fucker did not want to give me a number. And we're back.
Hello?
Hello, is this Charles? Yeah, how's it going, man? This is Jay. I'm giving you a call because of the property on Summer. I was just seeing if you're still interested in selling. $475,000. Any of your properties in the area sold for that much?
I don't know.
I don't want to sell it, but if y'all give me that much, I can have it, right?
Because if nothing else sold for $477,000, what makes yours worth $477,000?
I think, but I don't want to sell it.
Oh, you don't want to sell it at all, right? So why'd you submit it on the website? The fuck?
Hello?
Hey Barry, how's it going, man?
Um, it's going fine.
That's good to hear. My name is Jay. I'm calling— my name is Jay. I'm calling you about Arias Drive, just seeing if you're still interested in selling that property.
Just got off with a half an hour phone call with somebody else who's interested in buying the property.
Gotcha. We can skip the 30 minutes.
I'm not really interested in going through all the particulars of this house.
That's fine. We can skip to 30 minutes. How much do you want to sell the property for?
$310,000.
Gotcha. What properties in the area have sold for that much?
Yes, I believe they have, but no, I don't keep track of it.
Okay, no worries. I'll keep track of that. 1 through 10, what's the condition?
1 through 10, what's the condition? I guess it's about a 9 or so. There's a few things that could be done, but—
Okay.
Have you tried listing it with an agent if it's a 9 out of 10 condition?
No, I haven't done any of that yet. All I've done is been badgered by people such as yourself giving me the phone call and asking me the same questions.
Okay. Well, we've got to ask these questions to get you a good offer. Otherwise, I'd offer you a happy medium.
You must be using the investor playbook right now because it's all the same. Questions that I just spent another half an hour on the phone with.
No, no, no, I understand, man. There's some people that make these calls and never offer, and there's people like us that genuinely want to give a good offer. Otherwise, if I don't ask you the questions, I'm going to offer you a Happy Meal and you're going to hang up and cuss me out, you know what I mean? But yeah, so we got condition out of the way, we got the price you want. What's the reason you want to sell in the first place?
Retiring and moving with my Filipino wife to the Philippines.
Beautiful. That's my goal one day, move to Thailand. I think I got everything I need. I'll give you a call maybe in about an hour if I can get close to that number. If not, I won't waste your time. Okay?
Okay, fine.
One last thing, do you owe any money on the property?
Pardon me?
Do you owe any money on the property?
Well, to the bank.
Do you know what that payoff is?
I think that We owe the bank around $80,000 or something to that effect.
Gotcha. If you could get that exact number and text it to me, that would be great. But yeah, I'll give you that call in about an hour and then we'll go from there.
Okay.
Thank you so much for your time, man. You have a good day.
All right, bye.
Quick and easy. He was not going to spend another 30 minutes on the phone. Yeah, he wants $310,000. Please leave your message for—
Hello?
Hello, is this Lawrence?
Yeah, what's going on?
What's up, man? This is Jay. I'm calling you about the property on Hyde Park, just seeing if you're still interested in selling it.
Yeah, didn't you guys go over there looking at it today, weren't they?
No, no, no, we're completely different people. You had somebody go out there today?
Oh yeah, we had about, uh, this thing's got about 3 showings.
Oh, beautiful. How'd that go? You got any offers yet? Uh, they said by Thursday we'll have it on offering.
By Thursday?
And is that one specific group or is that multiple people that want to go look at it?
Uh, that was one group. I didn't check back with my partner that's been showing the house because I don't, I don't show. I'm doing other stuff.
Right, right, right.
So, so he said he had 4 shows. All word of mouth, you know.
So that's good.
I don't—
all of a sudden now everybody, everybody wants that house. I don't know what it is.
Hey man, that's a good thing to have when you're trying to sell it.
It doesn't go by the week.
If it's not, if it's not under contract by Saturday, uh, I already called my, uh, my realtor and told him just to go ahead and list it.
Gotcha.
Hold on one second, I gotta grab this, I gotta grab this.
Okay, okay, I can hear you.
Okay.
So you had 3 showings today. Any specific price point or are they just doing inspections in the meantime?
Uh, they said they're going to make an offer. I mean, uh, I'm asking $160,000 for the house. We'll take an offer on it. You know, I'd like to sell it. It's partially rehabbed.
It doesn't need a lot.
Um, I had—
excuse me— I had, um, I had a contract on it. I had sold it to a guy a few years back. We never changed the title on it though. And what happened was they pulled permits on it, they put a new roof on it, they put— most of the windows had been replaced. They took out the old cabinets in the kitchen, they took out the old floor. Put in a bunch of can lights. Um, they, uh, did a lot of wiring, switched out switches, uh, pulled out the bathtub, put in a new tub, put in a new, new valves, new plumbing. Um, I think they put a toilet in there, but I don't think there's a vanity. Um, there's some odds and ends that have to be finished, and the guy, um Uh, the guy got sick. Um, he got COVID. His dad got COVID.
His dad ended up dying.
Um, and so the guy just kind of walked away from it.
He said he just lost interest, you know.
So, so, uh, it's been sitting for a couple of years, and I've, uh— so all the utilities have got shut off, you know. I got a lot of other projects going, so I just kind of put it on the back burner. And, uh, and so that's, that's kind of where it's at right now.
Right, gotcha.
I've got some other projects I'm trying to get started, so I, uh, I've got it. I've got to take it, either get rid of it or get somebody in there and finish it, you know. It's not that bad. It needs some paint, the floors have to be refinished, and, uh, probably some new trim.
Okay. How long has it been sitting vacant, do you think? I'm not scratching my butt, I'm scratching my leg. Hello? Hey, is this Leonard? Yes. How's it going, man? This is Jay. I'm reaching out about Molly Drive, just seeing if you're still interested in selling it.
Um, I mean, I would.
You don't sound too convinced.
No, I just don't have time to stick around and waste, waste time with people that aren't going to actually buy, that are trying to do some kind of holding contract or stupid shit.
Gotcha. You've had that a lot recently?
Uh, just people constantly reaching out about it. My name's out there for this house and Honestly, getting people want to, want to do something with it. Yeah, some kind of BS.
Gotcha. I mean, I'll make it, I'll make it quick and simple. We buy multiple properties a month. I'm going to ask you a couple questions.
The same thing everybody says.
Yeah, I mean, you got the people that follow the script and never actually do the business, and you got the people that actually doing It's hard to differentiate them.
Are you a wholesaler or are you—
what are you?
I do buy and holds and I flip properties.
Buy and holds and what?
And flip. So either one depending on the price point that I buy at. So my question to you is how much do you want to get for the property? Why are you looking to sell? And how quick do you want to sell? You give me those 3, I can give you an answer.
It's '89 and value's $245K ARV.
Um, I, I can sell.
I mean, it needs to be a cash offer and it has to be, you know, within 14 days.
Um, okay. Would you— what do you have for ARV?
$245,000.
Where?
It's in Green School District.
Where do you get $245,000 from?
My wife's a real estate agent, so I pretty much know the exact numbers of every house.
That's perfect. If you could send that over where she got $245,000, I'm only seeing $160,000.
Yeah, you're not even remotely close to that area. You can't even get in Green for $160,000. I mean, if you can, if you can find another house in Green that you could buy for $160,000, I, I'll go buy it, I'll tell you that.
I go, uh, 1244 East 34th for $162,000. That's sold 3 years ago, and it's walking distance from your property. And that's the only pop-up that I have.
Is that rehab?
Yeah.
Are you rehabbing that house or no?
I didn't rehab it, but I could pull it up and make sure it is.
Yeah, yeah, I'll tell you right now, that house was about ready to fall down.
Doesn't look like that from the pictures. But yeah, I'd love to see that 245 if we can. If that 245 is solid, I mean, it's literally—
it's literally being connected to a, a 350 $350,000 to $450,000 allotment right now. This is a dead-end street that's being connected into a $350,000 to $450,000 allotment. And yeah, the house across the street sold, fuck, 10 years ago for $245,000.
Come on, you're talking about 10 years ago. That's not accurate in today's market.
Well, yeah, okay, we'll do this next. Let's look at the one that's next to that, that they just put a $130,000 addition on because the values are so high.
Right. How much did that sell for and when did it sell?
They just put an addition on it right now. I mean, it was just a— it was a small home. They bought it for like $175,000. It was a little tiny, little tiny shack they bought for $175,000 and they put a $130,000 addition on it.
Mm-hmm.
Yeah, there's— you just have to know your markets and this green Like there's no way you're ever going to get to get into a house in Green School District. People are begging for it. If you can be under $275,000 on any house, you're going to have all these first-time homebuyers. You're going to have all these people, all these younger people that are trying to get in Green that can't pay that $350,000 or $450,000 to get in it.
Yeah.
All day long.
Yeah. I'm looking at it right now. Yeah. If you could send over the, the CMA that Your wife, right? Your wife, the realtor?
Yeah.
Yeah.
If she could send that over and then you want to walk away with what you said, $89,000?
Yeah, $89,000.
Okay. So if they can send that over and I can get to that $89,000 number or even remotely close, I'll definitely give you a call in about an hour. How soon do you think they could send that over?
If you text me wherever you want that sent to, I'll have her send it.
I'm texting you right now. And I just texted you my company name. Um, yeah, if you could send that over as soon as possible. Where would you say the condition is of your property? Uh, 1 through 10? Bad?
It's got brand new— yeah, it's got brand new roof, brand new doors, brand new windows. Um, needs all the mechanicals.
Okay.
And built out on the inside. Okay, but The basement is a walkout basement now.
Okay.
It's, uh, I had that dug out. Um, so if you add that to the square footage of the house, obviously your square footage has gone up and you know, you can make it a 3-bed, 2-bath or a 3-bed, 1-bath, whatever you want to do. And obviously increase the value there too.
100%. Perfect. So if you could send that over as soon as possible, I'll get on the phone with you once I got a number and then we'll go from there.
Done.
Good.
Perfect. Thank you for your time, man. Bye. That's not a bad deal. $89,000. That's a demo for sure though. Hey, is this Sherry?
Yes.
How's it going? This is Jay. I was giving you a call about 118th Street, just seeing if you're still open to selling that.
Uh, sir, if you all are interested in it, I've spoken with quite a few people.
Okay.
And from one person to the other, If you're interested in it, I'm selling it for $125,000.
Okay.
And I would like, if you're interested, I would like to see earnest money, um, to me, a proof of funds, and, and there is a deposit. So if it's an interest in it, and so that's, that's, that's in the nutshell.
100%. Yeah, that's completely fine. You obviously want to weed out all the people that just talking don't do anything about it.
Um, exactly.
And you said you were looking for 125?
Yes.
Okay, just a couple questions. I, I don't want to waste your time, or—
Okay, hold on a second.
I have to make a call, so just hold the phone, please.
Okay.
Okay, I have a special meeting.
Can you hear me?
One second.
Can you hear me now? Mr. Sherry, can you hear me now?
Yes, sir.
Gotcha. And that $125,000, is that negotiable at all?
Uh, uh, minimally negotiable. So, uh, what are you trying to do?
What are you—
what are you— what are you looking to pay?
And let's see if we're any way in the ballpark, right?
Well, I want to see the condition first. 1 through 10, where would you say it's at?
Is that about an 8?
An 8. Okay.
Yeah.
And the meaning that it's a property that's been, you know, it's been, I think 10, it would be a new property, brand new building.
Okay. So that's not bad at all. Why haven't you listed it with an agent?
Because I have been debating whether to put it with the veterans department or, uh, or rent it out to an organization. That's why.
Okay. And is that just not an option anymore to rent it out?
Sir, if you're interested in buying it, why are all the questions?
Well, I'm asking the questions to know the real condition about it and know if I can give you a good offer. Now, if you want to be a bitch about it and not answer the questions, I'm not going to buy the property.
That's what you think. Thank you. That's why I don't talk about ignorant people.
Stupid bitch. I was about to say something, but self-control, my friend. Is that her? I don't know when I answer that. Hello?
You said your mama is a what now?
Oh, my mama is My mom is a great person. My mom is a lovable human being. She is amazing. I love you, Mom, if you're watching this video. Um, that's funny as though she called back just for that. Ah, I could say some shit, but I would get canceled so fast. But it's okay. Um, we'll put this one as, uh, Your mama's a what? Shout out to her, man. She's a cool lady. I understand where she's coming from. She probably getting bombarded with fucking calls, people lowballing her, people calling her, wasting 30, 40 minutes of their time, maybe not even offering at the end of the call. That's how I understand. That's why you see with a lot of these people that I can tell, hey, they've been called before, hey, they're annoyed with the process, I just want to get the basics out of the way. Know that, hey, are we in the same ballpark? Because if we're not in the same ballpark, I'm at a point where I don't have to lock up a deal that doesn't make sense. I can just tell them, hey, go talk to a real estate agent. Any investor is not going to offer more than this, right? And then I can stop following up with them. I can avoid all that bullshit and just move on to another lead. All right, that's kind of the point I'm at. But if I was a beginner, I would still offer on everything just to get that first deal out of the way. But make sure you don't lock up shit doesn't make sense. Um, but yeah, shout out to Sherry, man. She's the GOAT. Hey Michael? Yeah, this is Jay. I was calling you about Dayspring, just seeing if it's still for sale.
No man, no, it's not.
Gotcha. Did you end up selling it?
Um, I'm still in the basement.
My sister's still living in there.
Okay. Yeah, it's a tough time for a man, so probably hold off, man.
I figured out a little bit, probably hit me back on my part-time.
Yeah, gotcha, gotcha. Any, any— I mean, what was your, what was your initial reason you wanted to sell in the first place?
Oh man, because I had it for a long time, um, legit. Like, you know, I can't do no upgrades and, you know, due to, you know, You know, I'm spending too much money because the rental I have in there is not paying all the time.
Right.
You know, it's a family member. And so, you know, I just can't keep it up, man. It's getting too tough for me.
So, gotcha.
I just gotta, I gotta get out.
Yeah.
Yeah.
Any timeline on when you think that decision will be made of potentially selling or maybe rehabbing the property?
Probably around March, man. March 1st. Yeah.
I'm gonna give it a couple months.
Okay. Well, I definitely, I definitely don't want to bother you, but is it okay if I reach back out maybe a month from now, 2 months from now and see where you're at?
Yeah, yeah, yeah, for sure.
Perfect. I'll do that and then we'll keep in touch, man. I appreciate your time. All right, we'll go from there.
Bye.
Hello? Hey, is this David? Yeah, this is Jay. I was calling about Wildcat, just seeing if it's still for sale.
Oh, I don't know. Depends on the offer.
You got a lot of these calls, man? Yeah, man, I get you.
Yeah.
And you— have you gotten any offers yet?
Yeah, somebody offered me $125,000.
What's that magic number you're looking for?
And it has to be like close to $140,000.
Okay, any other property in the area sold for $140,000?
Oh, I don't know, I hadn't been— I haven't really been looking.
Gotcha. So you want $140,000, they offered you $125,000. What's that magic number to walk away with on this one?
And I mean, I'd probably have to stick to $140,000.
No wiggle room at all?
No, because I mean, I really ain't— I don't have a plan, so I'd have to get somewhere, you know, with the money I make from it, or, you know.
Oh, okay. You're living in the property now?
Yeah, yeah, paid off, and I live there.
Okay, so why were you interested in selling it in the first place?
Oh, I mean, it's just kind of an idea. I mean, the wife thoughts back and forth, you know. I get these calls every once in a while, and it— we talk about it, and it gets her thinking that we can move closer to her folks, right? But I mean, we'd have to buy like a camper trailer or something to live in and a vehicle Because right now I'm just in my work truck and our vehicle's broke down, and right, we'd have to figure out stuff to do with all the animals. I got pigs and chickens and dogs.
Oh yeah, that's, that's one of my goals, man. I wanna, I wanna have a little farm out back.
Yeah, yeah.
So if we can get close to that $140,000 number, you'd be willing to make a decision with your wife?
Yeah, I talked to her about it, but, uh, I mean, yeah.
Okay, so you don't owe any money on the property, you're living there. What's that number you're looking for, um, as far as when you— how fast you want to make a decision? Like, is 15 days too, too soon? 30 days too soon? Maybe you want to go out to 60 days.
Well, how much time would I have If I made the decision?
Well, that's completely up to you. We're pretty flexible on that. Some people like to close in a week, some people like to close 90 days out. That's kind of the benefit of working with us, we're pretty flexible.
Right, because like I said, I have— I don't have anywhere to go, and I've got animals, and I've got a lot of stuff. Okay, you know, I got my building with all my tools and stuff in it. I'd be taking the building. It's just 10 by 20 building, right?
So you'd have to figure out all the logistics on that for sure, right? And about the property specific, what would you say it's at from 1 to 10? 1, I fall through the floor once I walk in, and 10, it's, it's brand new.
I mean, you're not going to be falling through the floor, but it needs a lot of work. Okay, it does need a lot of work. Right now I'm in the middle of building, rebuilding the front porch.
Okay, so where would you say it's at on the scale?
I mean, a 5, maybe 5.
Okay, okay.
I mean, the master bath needs redone. There's a lot of work to the walls that need to be redone, probably new floor, new kitchen.
How long have you and your wife been talking about selling the property?
Uh, well, I mean, it just comes up every now and again. We've been there for 6 years.
Okay, where are you guys planning on moving to? You said, you said closer to her folks?
Yeah, they live in Bethpage, about maybe 30 minutes away.
Okay, you know what properties are going for out there? Well, in Bethpage? Yeah.
Uh, well, her mom and dad just built this house on 5 acres on Shipman Road. Uh, they've had people, you know, come up and ask them if they want to sell it, saying they'd probably get $750,000 for it.
Okay.
You know, this house was built 3 years ago, maybe.
Okay, that's not bad.
Yeah. 3-bedroom, it's got 3 bathrooms, and on 5 acres.
Yeah, that's nice. So let me do this. I'll talk to my team, we'll go over some numbers and see if we can come up to that $140,000 number. I definitely want to give you as much as possible. I'd want to help you guys that way.
Right.
And then I'll try to get back to you today, if not tomorrow morning would work.
What time tomorrow morning?
Um, well, I'm free afternoon.
Actually, about this time tomorrow would be better. I'm working where I don't have a signal right now.
Okay.
And I'm on the road now traveling back to work, so like after, you know, about 4:30 would be good.
Okay, I'll do that, and then we can figure out logistics as long as we, we come to an agreement on a number and see what works for you guys the best. Okay, right, perfect. We'll do that. I'm gonna go ahead, send you a text with my name and my company, and then, uh, we'll go from there. I'll speak to you tomorrow, man.
All right, all right.
Thank you, David. You have a great day. Yeah, brother. Hey, Megan.
Hi, sorry, I'm driving to Fort Worth.
One second, I'll step off.
Gotcha, no worries. When is a better time for me to call you?
So are you talking about my, uh, Chicago property?
Yes, ma'am, the one on Bowman.
Um, 100%, uh, I have my tenant in there till September 1st.
Okay.
So if you want to buy it with her in there, she's in there then, but I will have her out by September 1st is As long as everything goes well, I'm giving her the 120-day notice, May 1st.
Okay. How much are you looking for the property?
It says it's worth $230,000 online. It's probably worth about $245,000. Okay. I would say my lowest I'll go is probably $220,000.
Okay. $220,000. What would you say the condition is of the property? Property?
It looks like how it is online. It's perfect. When I, when I bought it, it was fine. Like, even with her in it, she keeps it super nice. She's lived there for 4 years. But at this point, it's like, I just, I want to go to Florida and kind of just get rid of everything. So it's, it's not on her, it's just in general.
All right. How long you been thinking about selling it?
Um, I tried to sell it Um, in 2021, but I— it was only like 2 months and I was like, you know what, I have someone who wants to rent it and she's been there ever since. So she's been there for 4 years.
Okay. And no plans on moving to Florida and keeping her as a tenant, being a virtual landlord?
I'm just kind of over the landlord thing. She doesn't really do anything for me really, but I just rather just get the cash and dip.
Right. Okay.
And then like also like my, it's not really that big of a deal, but like medical for some reason has been costing a lot, like with insurance even. And like for the past 3 years I've paid like $14 grand in medical insurance for like me and my kids and shit. And I was like, you know what, I'll just take the money from that house and just not have to worry about nothing.
Right.
100%. Okay. So let me go talk to my team. When is a good time for me to reach back out to you?
Oh, whenever is fine. I work 5 PM to 3:30 Monday through Thursday. Okay. But I mean, in general, you can call me. Like just now, I just couldn't answer your phone because I was on the forklift, but I'll call you right back if I don't answer.
Gotcha. Do you owe any money on the property?
Do I owe? Yeah, I owe $145.
Okay, and how much is that tenant paying a month?
$1,600.
$1,600 a month. They pay on time?
Yeah. Oh, those are hard to find.
She's been there for 4 years.
She loves it because, I mean, I gave her a 5-bedroom for $1,600, so I mean—
Oh, that's really good.
She's not gonna— like, it would— if I kick her out, she's gonna go to a 2-bedroom for $1,800, so you know what I mean?
Right, right, right. Okay, so let me go talk to my team, see what I can get for you, see how close I can get to that $220,000. Is that super solid, or is there a a little bit of wiggle room.
What you thinking?
What am I thinking we could offer?
Yeah.
Well, I'm not sure. I gotta go look at the numbers and talk to my team, but I just wanted to know if that's $220,000 solid. If I can't— if I even go $219,000, you gonna hang up on me?
Oh no, it's not like that, but I'm not 100%— I'm not going under like $215,000 because it's worth like $245,000. I don't want to like lowball myself like that. Like, basically, if I go under that, it's kind of like, what was the point of me having it anyway? It's almost like I paid for her to live there at that point.
Right, right, right.
Okay.
So yeah, I want to make— I want to at least make about, uh, at least $85,000.
$70,000, $85,000 off of it.
Okay.
That's—
so I'm not trying anything lower than $70,000. I'm not doing because it's just not worth it. Like, I might as well keep renting it then.
Right, right.
Of course. Okay, let me go talk to my team and see what I can do, and I'll give you a call back.
All right.
Thank you. Thank you for your time. Bye.
You too. Okay, bye.
W. Oh, I got this call with my boy Christian, so we finna get to that. If you guys enjoyed the video, like, comment, subscribe. Um, I'll make another video calling the rest of these, and then yeah, I don't want to call them after, after Delius calls because this call is going to take a minute. But yeah, if you like the video, like, comment, subscribe. Um, I'll definitely do more of these videos. Normally I don't record these just because they're pretty boring. I'll probably record the offer calls, me closing them, getting these under contract, and then we'll go from there. If you want me as your mentor, click the link down below, watch the free training. Yeah, good luck in life. Let's have the best 2025 and we'll go from there. We'll talk to you soon.
