21 year old tries cold calling for wholesale real estate

A 21-year-old wholesale investor cold calls three sellers to pitch cash offers on their properties. One negotiates $270k for a fixer-upper with $50k off for repairs; another wants to avoid mortgage payments after planning a move to India; the third, frustrated with the process, discusses a $200k offer on a large lot with equipment.

Hi, if you record your name and reason for calling, I'll see if this person is available.
Anudeep Reddy.
Thanks, please stay on the line.
Hello?
Hello, is this Anudeep?
Yeah.
How's it going, man? I saw you were interested in selling that property on Calderwood.
Yes.
How long have you been interested in selling it?
From last few days.
Only the last few days?
Yeah, I did not list it.
You haven't listed?
Yeah, I haven't listed it.
You have or you haven't? Haven't. You haven't. Why haven't you listed it?
So I'm in the process of listing. It. So where did you get my contact from? Because I already contacted some people to list it.
Okay, so you're already under contract to list the property on the market?
Yeah.
Got it. And I'm trying to pull up pictures of the property. This is a new build, right?
Yeah, it's a new build.
From what year?
This year.
I bought it just 3 months ago.
Okay, and I'm assuming you bought it built already?
Yeah.
And what's the reason for you selling?
I am relocating to a different country.
Oh really? Where are you going?
India.
You're going to India? Is that originally where you're from?
Yeah.
Got it. I mean, Is this something recent that happened, like an emergency?
Yeah, kind of.
Got it. So as far as timeline on when you're wanting to sell, by when would be ideal?
As soon as possible, actually.
As soon as possible. And then have you gotten any offers from an investor? From who? From an investor, from somebody that's looking to buy properties cash?
No.
Zero offers from investors?
Yeah.
Got it. And then, I mean, you're saying as soon as possible. Did you already buy the ticket to move back to India?
No, but I don't want to continue more cash payments. So I want to sell as soon as possible to reduce the losses, right?
You don't want to— you don't want to keep paying that mortgage? Yeah, got it. Okay, let me go ahead and pull it up on my end. I see it's built in 2024. Are you able to send me any pictures of it?
No, it's built in 2025.
Okay, built in 2025. Like I said, are you able to send me any pictures of it? I can, but, uh, so are you from any, any agency or I'm not from a real estate agency, a realty, a brokerage, or I'm not a real estate agent. I'm an investor. So I buy properties for cash all over the North Texas area— McKinney, Frisco, Prosper, Celina, all over this area. I'm one of the biggest buyers here. That's why I saw you, you filled out your form on our website, and I don't think anybody reached out to you from our company just yet. And that's why I wanted to reach out.
So for cash offers, usually I got some people call like you and most of the people, they're saying like they could offer only like 15-20% less than the market rate. But I have like 90% mortgage on my home. So that's where I was not able to proceed with cash offers at that time. So yeah.
Got it. So you did get other cash offers from investors? Yeah, but the price was lower than my loan amount, so that's why I couldn't Right, so you're in that position where you would have to come to the closing table with money, right?
Yeah.
And that's not what we want to do. I mean, as far as you listing it on the market, you know how the market is right now, right?
Yeah, I do. But I just— I know I would be at loss, but I don't want to be losing more than what I have because I already paid like 10% down. I would want to pass more. If I'm selling for 20% less than the market rate, then I would be losing 10% more than what I have already lost.
Right. So let me ask you this just to see if there's anything we can do on our end. How much did you buy the property for?
I bought it for $625K and I spent another $10-15K on top of it for the furniture and for some upgrades.
Okay, so you have the loan for $625K, right?
I have the loan for $560K.
So you owe $560,000. You so far have like $80K. Yeah, like $80,000. What is your, what is your interest rate on the loan?
6.5.
6.5. Okay, so your interest rate is 6.5%. What is your monthly payment?
I think it's around $4,600.
$4,000. Okay, so let me 4,065, you said?
600.
4,600. Yeah. Okay, so let me pull it up over here and see if there's something we can do, because I know for cash, uh, it probably would not make sense just in your situation. Even, even if we offer higher than everybody else, it probably would still not make sense. Um, but the only thing that I'm thinking we could probably help on is the time, right? Because with a real estate agent, it's probably going to take a minimum of— it honestly depends on the price that you put it on the market for, but it would at least take 2, 3, 4 months maybe to have somebody qualified, ready to buy the property with a 30-year mortgage. I mean, is that something you'd be okay with? Still making those mortgage payments for the next 4 or 5 months?
I'm just, uh, Not sure at this point. I'm just trying to calculate like what's the best way, best way possible to exit without having to bear any more losses.
100%. I mean, the question that does pop up in my head for you is, I mean, what would be more worth it? Would you be more worth losing? I don't know, maybe 5%, maybe 6%, 7% now getting rid of the problem, stopping the mortgage payments and being able to move on and move forward to India or still be stuck with the property for 4 or 5 months. And even then you still don't know if it's going to sell for the price that you want, which you might just end up—
So I—
Go ahead.
I like invested like $80K, right? So I can, if I can get something back from that, I'm not expecting a major amount to be back, but I just hoping like at least a few thousand dollars could come back and I don't have to pay Any more mortgage payments, that would be good enough for me, right?
And you're currently living in the property, right?
Yeah.
Okay, and just to confirm with you, what's the bed-bath count?
Uh, 4 bed, 3 bath.
4 bed, 3 bath, no half baths? No half baths. And then year built, you said it was 2025, and your square footage? It's around 3,100. 3,100, okay. And do you have those pictures of the inside of the house?
Oh, I can take pictures and send you.
If you can, that would be a really big help. Even in consideration that, hey, maybe we're not the buyer for this property, I would still love to help you and, you know, point you in the right direction because I know how stressful it can be, especially in this North Texas market right now. A lot of people are losing a lot of money. I actually had this one lady that was also an not going to India, but she was relocating to a different state. And she was going to lose over a quarter million dollars and she only bought the property 3 years ago. But we were able to help her in her situation. She didn't lose nearly as much and she was able to relocate. She's actually on a plane right now going to that next state. So that was when we were able to help. But like I said, even if we're not the guys that will help you on this one, we'll try to point you in the right direction and help as much as we can.
Okay, sure.
So I'm looking at these other properties that are selling on the market right now, because the last thing I want to do is you list it on the market and like I told you, you're waiting 4 or 5 months for the property to sell, and even then you might even lose more money than if you were to sell now. So once you send me those pictures, I'm going to look over them along with the numbers. I'm going to send it to my finance team, get an approval for an offer if we can. If I can't, I will also let you know why and let you know if, hey, a real estate agent is the best option. Maybe some other finance options are the better option and we'll go from there. Are you able to send me those pictures now?
Yeah, I can.
Okay. If you can text those to my number right here.
I need the pictures of all the rooms, right? The entire home?
Say that one more time.
So you need the pictures of the entire home, right? All the rooms?
Yes. As many pictures as possible would help us the most. So if you're able to send me those now, I can probably get you an approval from my finance team since they're in the office right now, in maybe like 10-15 minutes once we get those pictures. And then I'll reach back out, I'll give you a call. Is that a good time?
Yeah, sure. Perfect.
So how do you say your name? I don't want to say it wrong. Is it Anudeep? I think I got it. Okay, Anudeep, we'll talk in like 15 minutes once I get those pictures.
Yeah, sure.
Perfect. Thank you, man. Bye. Yeah, he's— bro, everybody in this North Texas area is fucked on these properties right now, which is a lot of good motivation, but it's tricky on our end because, I mean, novations, we'd have to damn near not necessarily give it away, but we have to be severely under market for that thing to sell in a short period of time. And then when we're talking about creative finance, that's not even an option with a 6.5% interest rate. And not a lot of people are moving out here to North Texas. As far as cash offers, people are going to lose their ass on cash offers. So that's honestly not even an option. So that's one thing that's kind of tricky with these North Texas ones where these people are in a very tough situation and it's just about finagling the numbers and seeing, hey, What does this person really need right now and how can we help them do that? You think we could get it for $475,000? Fuck no. How much does he owe on it? Huh? He owes $560,000. He's fucking cooked. Anudeep, this is Jay. Is now still a good time to talk?
Yeah.
So I just got back an approval from my finance team. But honestly, I don't think it's going to work. As far as what my recommendation would be, would be just listing with a real estate agent, honestly. And even then, I would just say be prepared to come out of pocket at least $10,000 to $30,000 for closing costs, agent commissions, any buyer concessions, any of those things. And that would be honestly the only way that you would be able to sell that property in the next 3 to 4 months. Um, that, that would be my main recommendation because there's honestly nothing else that we can do, uh, and nothing else that no investor can do. Um, yeah, that would be the only way just because of the interest rate, because of the price point, because of the market. Um, it just, it just, that would be the only way. Do you already have a real estate agent that you're going to sign with?
Yeah, I do have. Oh, yum yum yum.
Hello, Scott.
Hey, Scott, how's it going?
Yeah, hey, Dad. Uh, what is the name of your company? And I'd also—
on FaceTime, say that one more time.
What is, uh, what is the name of your company?
Nest Home Solutions. We spoke, I believe, early last week. Do you remember me?
Yeah, the one on FaceTime. Yeah. I've had 3 dozen calls since then.
From my company?
Yeah, both of my houses. No, different company.
Oh, nice.
I said the first one that hooks, I can walk in a local title company and start doing the paperwork there where the closing agent's got it. I mean, it's like it's got to be that everybody just won't talk about it. Nobody actually wants to hook me up with a title company. There's 40 title companies in the panhandle of Florida here.
Okay, so you're ready to sign as long as the number makes sense, right?
Yeah, but I mean, I, I go back and forth. Sometimes the company will call me 2 and 3 times a week. Well, I got to get to the acquisition manager. There's nobody— nobody is willing to go to a title company and close it. I want to walk in a title company. I'm old school. It's very simple. I'm not mad or anything, but they're getting annoying if everybody want to buy Pace Lane but nobody wants to talk numbers, nobody wants to talk time schedule. Nobody actually has a local title company out of 40 of them in the area, over 3 or 4 counties here. You know, I'm not doing anything long distance. And, you know, I just want to know who's going to be handling the money situation. I'm old school. I've bought and sold 10 residential and 4 commercial pieces of property. I know what a title company does. And I only deal with a title company. And they handle the paperwork on the allocation of the funds. So, you know, what, what is your— what are you offering?
So the offer has to come with me shaking your hand at the title company and sign the paperwork in person?
You get— I walk in the title company, it's not shaking my hand. You know, you'd be on the phone, let's work it all out on exactly how it's going to go down. You know, the, the, the property taxes are paid up, the insurance is paid up all next year. How do the numbers break down and what's the timeline on closing on it? And do I have like 30 days past the closing to get all my equipment off the property? I got a lot of— I got equipment out there. I've had the house since 1998, 27 years. I haven't lived in it 7 years.
Okay, so the only thing—
I was at $230,000 with $105,000 owed to Quicken Loans, and I'm offering, you know, I'll come down some if we can get it closed next month.
And next month, what would be the ideal day next month for that closing date?
Uh, I don't know, anywhere from the 15th to the 20th, in that range.
So if I were to be able to get an approval, get you a closing day, 30 days from now on January 27th, get the number that you want and give you that 30-day period after we close.
Then it had to be the 26th.
I got cataract surgery on the 27th of January, and you did want to sell that property beforehand. I think, I think you did tell me the 27th of the 2nd, it could be the 28th. Okay, the next day. Okay, so, but I've got a, I've got a, I wear an eye patch, or I got astigmatism, they may have to change out lens. So I don't— any, any time from after the 20th. But I've got a— the 27th, I got major eye surgery, and I'll have a patch over, and I got to go in and make sure no bleeding at all to change out lens. I'm in my 70s, so that's a little bit— but I could move that. I can move it a week or so if I need to in February. So that's not a crucial— I just need to know what numbers we're talking. I mean, I got people lowballing me at a at $190,000 with 105 foot of equipment on. I said, you don't have any idea what 2.75 acres was in dollars with a brand new roof on it. Okay. I did that this year with 8 solar-powered heat extractors to pull the heat out of the attic. But it's on— it's right at 4 acres right now.
We're fixing our DocuSign account because I can't sell— can't send a contract if the DocuSign isn't working. So I'm just letting him— yeah.
House and has 70-foot access to the back of the house. Well, yeah, come here. Okay, I got a crisis I got to deal with right here.
Okay, got it. So about the offer, I mean, I'm, I'm ready to go when you are. When is a better time to talk? I know you're going through something.
Okay, call me back later on this afternoon.
Okay, what time?
I don't care, I'm Central Time Zone.
So it's 1:57 right now. What time would you be in a quiet space? We're ready to move forward and get some stuff signed.
Yeah, I've got multitasking here with a dozen different people. I'm trying to do some massive stuff going on on my property here on Northside.
Nice. So what time works for you?
Give me 2 hours and call me back.
2 hours will do. Thank you.
4 o'clock.
All right, Scott. Bye-bye. Well, that was my fault. I didn't have this shit prepared. This fucking DocuSign account kept glitching. Um, yeah, that was not ideal. I think this guy was the idiot that wanted some stupid fucking number for his property. Oh yeah, this is definitely the idiot that, uh, blocked me. That, that, this was definitely an unworkable one. Um, he sent me this long-ass paragraph about his property. Um, tap on the picture. This dude damn near sent me a fucking disco package. Shitty one from a shitty wholesaler. New this, new that, whatever. Excellent location, blah blah blah. 6-month back comp suggests sales price of $590,000 to $615,000. Fuck that property. He sent me a renovations upgrade sheet. Yeah, it's like that motherfucker, fucking dumbass is living in the fucking clouds. I believe we got on the phone last week and yeah, the guy was a fucking dickhead on the fucking phone. And so this one would be unworkable. Stupid idiot wants outrageous number.
Hello?
Juan?
Yeah?
How are you, man?
Talk to me! Say something.
Can you hear me?
Yes, go ahead.
Sounds good. So talk to me about that property in Alvarado, man.
I already told you, $270,000 or nothing.
$270,000 or nothing.
Precisely. And I'm giving— and I'm, I'm, I'm, I'm subtracting about $50,000 at least.
$50,000 at least from what?
From the, uh, original Uh, price that I wanted, which was, uh, $320,000.
You wanted $320,000 originally, and I mean, why would you discount it $50,000?
That way I can sell it real quick, and anything that y'all that needs, y'all can, uh, uh, fix it up with the, uh, $50,000 that I, uh, subtracted.
Oh man, you're a good guy.
No, a dumbass.
You said a dumbass. Why a dumbass?
Yes. I took too much money off of it. Got $270, yeah, about right.
Okay. Do you owe any money on the property, or is that $270 going to your pocket?
No, that's $270 off of, uh, before the, uh, balance.
How much do you owe on it?
About $69, give or take.
Okay, you don't owe that much, so you're roughly taking home around $200 if somebody buys it for $270.
Yeah, give or take.
That's not bad. And you're looking for a cash offer, right?
Right.
Okay, what is the condition, 1 to 10, of the property, would you say?
Property needs, uh, like I told you, I don't know if you wrote it down or not, it's your fault. Did not— you didn't write it down. I'm going to say it one more time, and it's curty, 3/4 of it. The front is all right, the sides and the back is the one that's curty. So that's why I'm saying 3/4. And it's got, uh, 1, 2, 3, maybe 3 roof leaks.
Okay.
And, uh, The AC is out. It needs to be a new— it needs a compressor.
Okay, that's not bad.
Or the unit, or whatever the hell you want to call it.
Okay, so HVAC, just to confirm, HVAC, roofing, and you said 3/4 of what? I think my audio is messed up on my end, but 3/4 of what is what it needs? Hey man, don't get mad at me. My hearing is bad. I'm taking responsibility for I'm just asking to clarify.
Yeah, I know. I'll spell it out to you.
Okay, okay, I'm ready.
Sally King, uh, Indiana King, red, Texas, ing. Okay, am I right?
I got it, I got it, I got it, I got it. The skirting. Okay, I was getting confused.
Not bad for a Harvard graduate, right?
Not too bad, not too bad. And all I need to confirm is the bed bath count. The bed bath count. How many beds? How many baths?
Oh, 4x2. 4x2. I told you that again.
I know, I know. I'm not a hardware guy, dude. I'm sorry, I'm sorry.
If you call one more time and ask me the question, I'm gonna tell you forget it.
Oh, then you must not really want to sell it then.
No, because you didn't listen, right?
I mean, I'm trying to get as much information to give you the highest offer possible.
That's what I'm asking. I prefer, uh, $280,000, but you know, I can go along with $270,000.
Okay. And then what, what's the reason for settling with an investor? Why not list it on the market and get the most money possible?
Because—
hold on, okay?
Okay.
Let me have, uh, a dozen tomatoes.
All these pork and chicken.
Uh, the pig will be just fine. Okay, what was that? The wild boar will be just fine.
Pork, okay.
And give me 2 tacos, number 13.
Okay, how you want some water?
Uh, Jesus Christ, let me have a small, medium Sprite. Okay, and the, uh, on the, on the tacos, no cheese.
Okay, can you, can you give me some tacos with cheese?
Oh, Jesus Christ, I'm angry. These damn kids, you tell them and tell them and tell them and still fuck up.
All right, so 4-bed, 2-bath. Why don't you want to sell it for top of the market with a real estate agent?
Because real estate will get their commission and all of this and all of that, and I don't want to go through that shit.
I got it. What's your ideal closing day? This is my last question.
Hold on.
No, I'm here.
You still there?
Of course I'm here.
Oh, okay.
Still waiting for my tacos.
You, you there because money, money talk, what you want, right?
Yeah, and I'm also waiting for the tacos.
Now, uh, what were we— what did you say?
What I said, when do you want to get paid?
When?
Yeah, how many days from now? Weeks? Months?
That's another question mark, and I told you about this. Also, you listening?
I'm listening. I'm just a little hungry right now.
Write it down.
Okay. Question mark. Does that mean months from now, years from now, days from now?
Yeah, about 3 months, maybe 4, no more than 4.
Okay.
The reason is I'm going to have surgery on my left knee. Yeah, then my left knee is out and I'm still walking around like a dumbass, okay?
Like a dog? Yeah, like a soldier.
That too. And, uh, once I get done with this, uh, therapy and all this other shit, I can run and walk and dance. Then I'll be ready to move out.
Okay, I got it. Let me, let me get the number from my finance team and when can I call you back?
That would be, I would say, uh, around— let's see, I'm gonna sit down with my doctor here in a couple of weeks. Uh, I believe it's January 7th. Okay, if we come out with— we get done with a we agree on, uh, what do you call it, on the number, on an agreement, on an agreement, mhm.
What's going—
what, what else is going to be done besides the left knee, right? Because my right knee is got— it's also giving me problems.
Yeah.
So, uh, he might even do the other one right there, you know, which, uh, you know, I don't think I would go for that Yeah, but anyway, the left one's got to go. It's got to replace— there's no ifs and buts about it.
Okay, so I'll call you January 8th then?
Yeah.
Okay.
Yeah, let's do it.
Uh, January the 7th, the doctor and I, we're gonna sit down and have a long talk.
Okay.
We're gonna discuss business and, and all what is all involved from A to Z.
I got it. Okay, uh, in the meantime, until January 7th, just put my tacos in the freezer and then we'll get that agreement and we'll go get tacos together. Okay.
And, uh, uh, what else did I say?
I don't know. What else did you say?
Did you say— did you agree on the, on the 70 plus?
Uh, the $270,000? No, I didn't agree on that. I don't—
I don't make the numbers. $70,000 plus the $270,000.
The $70,000 plus $270,000? No, I didn't agree on that. We gotta— we gotta talk to the finance team, get an approval.
Tell you what, I've got a better idea.
Talk to me.
$270,000 plus Half of the, uh, what I owe, and I'll consider it.
Okay, sounds good.
Let's do it. I'll call you, which is 305.
Okay, I got it.
Right, right or wrong?
I'm gonna say I'll have to consider it.
Hello?
Scott, how's it going?
Yeah, okay, I'm back now. I'm keeping the crew working here. Go ahead.
Gotcha. You have time to speak now?
Yeah, go ahead.
Okay, so I spoke to the finance team. We got an approval. Um, at the end, obviously you can tell me yes or no if we end up moving forward. As far as what we spoke about, we set on the closing date for for the 28th of next month, or actually— Yeah, that's a Wednesday. The 28th would be a Sunday, actually, so we would have to do the 29th. In January? Uh, no, I'm actually looking at December, which is my fault. Uh, in January, the 29th would be Wednesday. Yeah, does that work?
Yes, that works.
Gotcha. So as far as you staying in the property or still having access to move all the things out, you said you'd be able to do that.
Which house you talking about?
What was that?
Which house you talking about? Baseline?
Exactly.
There's nothing inside. I haven't been there in 7 years. I just got somebody babysitting it with a motorhome on the outside and need to go to rehab. I'm just talking about moving stuff in the yard. I got 2 sheds to move. An 18-wheeler tractor, a motorhome, a 60-foot-high bucket truck, and an antique '56 Pontiac, which I built into a rat rod.
Gotcha.
I got— everything's external, has nothing to do with inside the house.
Okay, that's even better.
They're not on the 2.75 acres, right?
But that's still on the agreement, um, that we put in there just saying, hey, you do have 30 days to make sure that all that stuff is taken care of, which you should do in that period, right?
Yeah, that's simple. I'll just bring a crew in and start moving it. The tractor-trailer van in the back of the property, and that's going to be the harder one. I've got to cut it.
And just to confirm, you did owe $105,000 on this property, right?
I don't— I can't give you an exact figure on that. I'm going to call Monday and get the payoff as of, say, the 28th of next month, you know. Okay, got it. So all the payoff and see what it is.
Would you need to—
would you need a property tax? It's all been paid out of my escrow, so that's all taken care of. And, uh, and the, and the, uh, mortgage placed insurance for freaking loan, it's paid up too.
Got it. Okay, so as far as you getting that payoff number, would you need that to move forward?
Yeah, I mean, Monday I can get it. I mean, just— I'm gonna call them and get that. Yeah.
Gotcha.
So what is that? What is the offer? I mean, what's your offer? Regardless what the payoff is, that comes out of what the offer is, right?
So the payoff wouldn't make a difference if you make a decision today based off the number that we agree on, right? That doesn't make any difference. Perfect. So, so we'll just continue then. So as far as the approval that I did get was for a cash closing, like I told you, for, uh, the 29th of January. Um, obviously you have that 30-day period to take all your belongings outside of the outside of the property. During those 30 days. Obviously no commissions because there's no real estate agent involved. We're buying cash out of our own pocket. We don't need to wait for a bank approval. The only thing would be that, hey, in that 30-day period between now and the closing date, that we're able to get by to the property with some of our contractors to say, hey, everything that me and you spoke about, about the property is exactly what's there, right? We don't want to go to the property.
I mean, Hurricane Sally in 2020 I've had parts on it. It needs all sheetrock taken out. My oldest boy is 49. He's a structural engineer.
And, uh, we— I used to build them. I'm 72. I used to build houses. I had framing crews. I worked when I was in my 20s. So, and my two sons and my ex-wife, they got 28 rentals in Pensacola. So we understand what it takes to rehab one.
It's the cost of labor and the material. But I'm telling you, strip all the sheetrock out and start fresh.
during those 30 days. Obviously no commissions because there's no real estate agent involved. We're buying cash out of our own pocket. We don't need to wait for a bank approval. The only thing would be that hey in that 30 day period between now and the closing date that we're able to get by to the property with some of our contractors to say hey, everything that me and you spoke about about the property is exactly what's there. Right. We don't want to go to the property. Hurricane Sally in 2020. got, you know, in-house investors. But I'm looking for what your cash offer is, right?
So as far as our cash offer, like I told you, no commissions, closing down on the 29th. You have that 30-day period after you get your money, right?
Obviously outside of whatever payoff you have with the loan. Uh, yeah, that's what the title company— they're the— just they distribute the funds. Of course. Yeah. So we send this—
we send in this agreement Soon as they get signed, as soon as we're on the same page of everything, price, terms, everything, which I'll explain, it's a simple 3-page agreement, a 5th grader can understand it. Once we get that signed, right now it's Saturday, obviously they're closed.
So first thing Monday morning, we're on the same time zone, I'll send it into the local title company. Right now I'm not sure which specific one is going to process the title as soon as possible. So first thing Monday morning, I'll figure that out. Yeah, which I don't have a problem with.
Right here. But no, there's 4 or 5 right here in Santa Rosa County within, within 10 miles. That's, that's exactly what I want to hear. I want to find the closest title company that will process this file as soon as possible so you can get paid and I can get the property and we can get this. Got it. So are you ready for the price point? Yep. So they're not gonna insult me. Go ahead. Perfect. So as far as with all the benefits, the offer did get approved for $201,750, which is net proceeds to the title company, which obviously you would take away the, uh, the lowman amount that you owe on the property. Yeah, okay. The only thing I would ask is a, um, reimbursement or— and, uh, for my property taxes and my MI. Okay. Other words, they're already paid, so I just want to— I want it prorated. You see what I mean? How much would that be? Probably less than $2,000. Okay. Because the property taxes have already been paid for, for 2026, and the MI has already been paid. And if you're buying cash, then the title company could get that—
could get the MI back from Rocket Mortgage or what, because when it changes ownership, they're—
then my title—
I mean, my insurance policy for insuring their loan doesn't exist.
So the title company can get you a rebate on that. Okay, so we'll speak to the title company on Monday. The whole year, they can get the whole thing rebated.
Gotcha.
So we'll speak to the title company about that on Monday. Just to make sure we're on the same page, I'll go ahead and send over this agreement to your email And then if you want, we can actually wait until Monday once we know which specific title company we're going to go with.
I'll give you a call.
What time is good on Monday morning? Uh, you're on a Central time zone, then time, anytime, say after 9 o'clock. After 9 o'clock. Perfect.
So I'll give you a call. Give me like 30 minutes to figure out which one would be the best. I have some recommendations for you already. I'm really not, I'm really not happy with the, with it, with to $200,001. Um, can you do a little bit better than that? Because I'm coming from $230,000 down. You're talking $29,000 that I'm throwing to the wind by saying yes, right? I need, I need to find some middle ground in between. Like, say, let's go $210,000.
Okay, I don't, I don't have the, I don't have the, the, the authority to say $210,000 we're able to do. That's the approval that I fought for with the finance team to make sure that, hey, we're able to get you the highest number possible along with all those benefits. I had to push them for that 30 days and I told them, hey, the deal is not going to work if those 30 days are not added to the agreement.
Hey, I'll have all my stuff going. I don't need the 30 days if that's going to come down on the price. If that's a problem, I'm trying to border in the middle here at $210,000. That's my counteroffer of your $201,000. And I don't see— because, um, and, and of course they're going to prorate, uh, but the— you get the MI back, I'm thinking I'm going to get your property taxes for 2026, which that is probably like $1,400, $1,500.
So like I said, as far as the price point, I have no authority on that. I fought for you at the finance team. I'm telling you already, I don't like the back and forth. So I told him, hey, give me the highest number possible with these terms. I don't think he's going to go any less than that. Trust me, I pushed them up a couple of times just because I like you, Scott. I like the way you speak. I like that you're straight to the point. I'm the same way. I'm a little bit younger, so there's a couple of things I could learn from you. But yeah, that is the number that we did get approved for, for that specific closing date with all those benefits. So like I told you, it's no commissions, no closing costs. We pay off anything that's owed on the property, including the loans and all the other stuff, maybe any liens that might pop up, which again, I hope not. You, like you said, there probably isn't. We'll make sure of that with the title company and obviously that we're able to get our contractors in there, make sure that, hey, whatever Scott told me is exactly what the property is. There's not a tractor going through half the property. So with all those benefits, that's how high I got you.
Yeah, I get it.
Exactly. So I mean, I mean, we're ready to go at $201,000. Like I said, first thing in the morning on Monday, we'll reach out to title companies once we got that good, once we know which one's going to be the best and which one's going to be the closest to you to make sure that, hey, it's convenient for you. I don't want you driving, uh, 30 minutes, 40 minutes somewhere where you don't have to. So that's what we'll do Monday morning, 9:30. I'll give you a call to let you know, hey, we which one you're going to be heading to so you can go ahead and get that agreement signed. We can start that process. I'll let you know as far as the logistics on when my contractor's going to go out there because they're at other properties now. And then we'll move forward from there. And hopefully by the 29th, you get paid out, I get my property, and we're all jumping and skipping to the rainbow.
Yeah, well, like I said, you got to figure I got $1,133 and some change. So I held off on paying September payment. I'm going to go and pay it Monday, December's payment. And then if I won't be making January's because we're going to close before—
Exactly. Exactly.
And I will get— and I will call Monday morning with Rocket Mortgage and I will find out exactly what that payoff is.
Sounds amazing.
That payoff, I'm assuming it's at— it was at 108. I'm assuming it's 105 now.
Yep.
That's a little bit lower and that means more money in my pocket. Then we got a deal.
Sounds good. Now granted, worst case scenario, the payoffs without knowing all the numbers, right? So that, so that's why I think it's better that we wait for Monday so you get the payoff. You, we know which title company we're going to go with, and once we know, hey, the payoff is a little bit lower, Scott is happy and skipping around, I say we get this thing done and we move forward and, and do more business in the future.
Yeah, the only thing I'm going to get rebated to me is the property taxes that have already been paid, right?
Which should come from title as soon as we close and transfer ownership.
Okay, I would like— the reason I want to deal with just a title company and not someone like Beau Pair.
Exactly. So normally for all the properties that we do close on, and even when we buy and even when we sell, we use a title company. We normally don't use attorneys unless the state has specific guidelines around that. So we will be using a title company. Yeah, so we don't deal with any of that.
Go with a straight title company in the area.
Perfect. So we'll get that done by 9:30 in the morning and you'll be getting a call from me at that time, and then I'll let you know which title company you can go get a copy and get this thing signed for. Okay, sounds good.
Can you, can you text me your company name?
Yes.
Say you've done this address, but text me your company name, your name and a company name. And any contact person I need to call back and, you know.
Yes. So this is my personal name. This is my personal phone number that I called you from. Normally we use the company number, but I wanted to talk to you personally and I'm texting you my information one more time. Once we get this title situation figured out and then we'll go from there.
Okay.
Sounds good. Thank you, Scott.
Let's get this done. Bye-bye.
All right, bye. I got to fucking pee.
