Closing Wholesale Real Estate Deal For Student

In this uncut, day‑in‑the‑life video, Jesus Gabriel Mendez (Jay), a six‑year wholesaler and mentor, walks viewers through the final steps of closing a wholesale deal for his student, Marion (also referred to as Amaryon/Amarian Walker). Because the seller is a lawyer, Jay steps in to ensure all legal and procedural requirements are met. The conversation with Thomas, a title/closing representative, covers: (1) the need for a signed assignment agreement authorizing the transfer of the deed from Marion to the purchasing entity B&C (also called BNC in the transcript); (2) clarification of the correct legal name of the purchasing LLC and why multiple LLCs are used for different purchase strategies; (3) a price discrepancy where the purchase price shown on the closing statement is $67,800 while B&C will actually pay $75,000, and confirmation that closing costs are covered by B&C; (4) coordination of email confirmations, document exchange, and the timing of the warranty deed and title company’s wire‑fund release; (5) final logistics for a Friday closing, including overnight document delivery and follow‑up calls. Throughout, Jay emphasizes transparency, legal compliance, and mentorship support, inviting viewers to ask questions and offering one‑on‑one mentorship opportunities.

What's going on everybody? My name is Jay. I've been wholesaling real estate for the past 6 years, and in the past 5 months I've opened up a mentorship where I'm helping vetted people in the wholesale industry and new people going into the wholesale industry how to close more deals and have a consistent lead flow in their business. In this case, Marion, one of my students, had a deal right there by the fucking finish line, and because the seller is a lawyer, obviously he's going to have more questions than the usual seller. So I had to step in. I didn't really have to, I just chose to because he has the right training to do it himself. But I decided to step in, make sure the seller is crossed on that finish line, and make sure we could take this to closing and collect that check for Amaryon so he can close his first wholesale deal. If you guys have any questions, leave them down below. If you want to follow me on Instagram, like, comment, subscribe, all that YouTube stuff. If you want to work with me one-on-one just like Amaryon is doing, the form is down below to apply to work with me. And let's get right into the video. This is uncut, a day in the life of a wholesaler. It's not, but like, this is just a video work. I don't know why the fuck it's not working. Hello?
Hello? Yes, hello.
Finally, can you hear me, Thomas?
Yes, I can now.
I'm so sorry about that. This is Jay. I left the office. So my setup isn't fully there.
Um, got it, no problem. I've been there.
I'm sorry about that, man. I was like, what's going on? I know my microphone's connected. Yeah, yeah, we're all good. But I know, um, he let me know that you wanted to receive a call from me. You had a couple questions.
Yes, um, well, the contract is in the name of a BNC, and I have nothing showing that Uh, he has— he, the buyer, Marion— Amarian Walker has authorized me to give a deed to BNC.
Of course, of course.
I just need a copy of the assignment. This is Jay, right?
Yes, this is Jay.
Yeah, okay. Um, I just need a copy of the assignment signed by Amarian Walker, or you can just put it in the contract that, um, the parties agree that, um, Amarian Walker will assign this to BNC and list the correct legal name of BNC, right?
Right. What name do you have for BNC, just to make sure that it's the right name?
I got it right here. The title company sent that to me.
Perfect. So the reason that's not on the initial agreement is because we can't have a Marion just purchased straight out of his name. That's why we want to assign it to our company name, which is— no problem. And that company name, I'll just let you know from our backend We have a couple different LLCs depending on what is the purpose of purchasing the property, right? So depending on what price we buy it at, depending on what we're going to do with the property, depends on what company structure we're going to follow with it. So that's why for this one specifically, we're going to use B&C. And yeah, it's just pretty much going to be a simple purchase sale, which is the one that we guys already signed. And then on the back end, it's just going to be assigned to B&C., which should all be good to go. If I'm not wrong, I'm pretty sure we have everything ready to go and the title company's ready to go for this Friday.
I think so, but like I said, I can't send the warranty deed until I have something signed by Amaris saying that he's authorized me to give a deed.
Oh, well, that's, that's on the— if you go to— let me actually pull it.
I know it says he can assign I get that, but it doesn't say the name, right? So how do I know this isn't a fraud and somebody else is getting the deed?
That's very true. So what I'll have Marion do is I'll send the assignment agreement with Marion signed and then B and C signed, and then I'll actually text that.
Yeah, just email that to me, Jay, if you don't mind. If I've got that, I'm fine. I was going to have him just add to the contract, the sales contract, that, you know, this is going to be assigned to BNC. But I don't care either way. The sales contract can be amended, or the— I just need the copy of the assignment showing that, um, this property, 213 North Garth on New Missouri, will be assigned to BNC.
Of course.
Yeah.
Um, I mean, you know this already, but since it's multiple companies, we can't just have on the upfront agreement B and C until we have everything finalized.
Oh, okay. All right, that's fine.
So I'll have— let me see right here. Actually text him, and we should be good to go from there. And to what email? Um, I have it already. I already have the email. Can you confirm it for me? Tomhoff@gmail.com. Perfect. Okay, so let me have him send that over to you right now. I'm going to give him a call and then we should be good from there. After that, I think the only thing we're going to have to amend is the closing date for this Friday, but after that, I think we should all be good.
Yep, I think so too. I think we're pretty much all in agreement. So, um, yeah, we just need— I just need that before I can, uh, um, send the deed.
100%. Let's go ahead and do this. Thank you so much for your time, Thomas.
Okay, great. Thanks, Jay. Appreciate it.
Bye-bye.
Okay, see, true, the title company, um, you're— you probably knew that, right? Yes, sir. Okay, so I said please confirm my email. You want me to sign the deed and send to the title company for BNC Vogel Property sales, even though the purchase price to be paid by B and C to you is $75,000, and I only sold this to you for $67,800, and, uh, and the $67,800 is all that is shown on the closing statement by True Line. Space. And $67,800. Does that make sense to you? Do you know what I'm saying?
Yeah, sounds good to me. Also I'll look over the email just in case I have any questions.
Um, but yeah, so just, you can't— just so there's no confusion about the difference, because if we're all doing this in good faith, that, you know, it gets assigned to B and C, um, but don't— this will— this email and his confirmation will confirm that there's no, um, thank you, thank you going on by B and C.
100%. 100%. I agree with you, man. My, uh, my lawyer is the exact same way.
Thank you, Jay. I appreciate I'm sending it right now, so you should have it shortly.
Let me wait, um, until we actually receive it, just in case. Let me know when you send it.
I just sent it about 15 seconds ago.
Okay, let me just double-check that we received it. Still waiting on it from my end.
While you're, while you're waiting there, Jake, the other thing that I need, um, is that the title company says that you guys need to pay them something for the closing. And so I need assurances from the title company that everything's done on their end, they have everything that they need from you so that they can wire the funds.
Perfect. Yeah. So did you already let the title company know how you're going to want to be paid out?
I already told, I already told, uh, Heather at the title company that I just needed that from her. So she said as soon as she has everything that she needs from you all to close the deal, um, then she will call me and confirm, and then I can send the warranty deed. But I can't send the warranty until I know that that's done. And again, I know I'm being a little bit of a stickler, but that seems reasonable.
No, no, no, you're good. So once we get— I still haven't gotten the email, but what I'll do is I'll go ahead and talk to the title company, make sure everything is good on our end, and then I'll have them give you a call in the next probably hour, if anything.
Let me just make— I'll check my sent messages to make sure it went through on my end. I'm actually retired, Jay, so this is— you're making me work pretty hard for this. I haven't done this in a while.
No worries, man.
So now, yeah, it's there.
Yes, I got it. You got it? Yes, he should have replied to it already. Oh, let me just wait on that. And then, yeah, closing costs are all getting paid for by B&C. Oh, that is in both agreements. And then, yeah, we should be good to close for Friday. Yeah, get this done.
I won't be able— unless, and Heather confirms tomorrow, I'll be sending out the documents overnight. I'm assuming they're overnight. Um, uh, she sent me a, uh, a FedEx. It may be a 2-day. I hope it's not, but it, you know, it's pretty far from Cincinnati and San Francisco. My wife's in San Francisco, okay, right now, and I'm in Cincinnati. So we're both gonna send the documents once the title company gives the go-ahead that they got everything they need to wire the money. Perfect.
And it should have been sent to your email. Did you get that?
Yep, all good to go. Also, because of our finance, we are signing it for a higher price. No problem. Yep, that's all I needed, Jay.
Thank you.
Perfect. Yeah, so I just need the title company to confirm that everything's good on their end and that they're ready to wire the funds as soon as they get the deed for me and my wife, and then we'll, uh, Uh, then as soon as we get that confirmation from the title company, we will, uh, express mail both those documents.
Sounds good. Let's get this thing done. I appreciate your time, Thomas, and your trust. Let's, uh, let's get this thing done.
Great. And yeah, just trying to spoke a little bit. There's a bunch of other documents I will also sign and send at the same time I send the warranty.
Perfect. Sounds good. If anything else, you have my phone number, and then I'll be checking in with you on Friday, if not earlier, just to make sure everything goes by smoothly.
Okay, thanks, Greg.
Sounds good. Thank you so much, Thomas.
You have a good day. Bye. See you later.
Bye. Easy.
