Day in the Life of a 21 Year Old Real Estate Wholesaler

In this raw, first‑person vlog, Jay (a 21‑year‑old who has been wholesaling real estate for seven years) walks viewers through a typical Sunday that blends business and personal life. He opens with a quick overview of the day’s agenda—three calls (sales training, assistant, acquisitions team), posting a new YouTube video, and a series of errands. The bulk of the vlog is spent on his wholesale workflow: qualifying leads, probing sellers on price expectations and margins, handling holiday‑related objections, and managing a spreadsheet of callbacks. He demonstrates his negotiation script, explains how he evaluates quotes, and stresses the importance of asking detailed budget questions. Jay also shows a Spanish‑language cold call, walks through a PSA agreement with a student, and outlines the steps for closing a deal (title company outreach, buyer walkthroughs, and building a “disco” package). Interspersed are personal moments—family anniversary dinner, a haircut, shopping, and a trip to NorthPark Mall—along with behind‑the‑scenes commentary on his YouTube content strategy, mentorship shout‑outs, and brand‑building habits (daily uploads, responding to comments). The vlog’s tone is informal, candid, and peppered with profanity and occasional Spanish, reflecting Jay’s youthful, hustler mindset while still delivering concrete wholesale tactics.

This is the real day in the life of a wholesaler. What's going on, boys and girls? We're starting this video on a Sunday. Next month, December, then we got 2026. Let's end off the year on a fucking bang. If this is the first time you guys are watching one of my videos, welcome. My name is Jay. I've been wholesaling real estate for the past 7 years, and that's pretty much all I do with my life. I'll go out every now and then, I'll have some fun, but I mostly just work. So this is just going to be a raw vlog on what it looks like to be a wholesaler. So Sunday, we got off 3 calls today. We got 1 sales training, 1 call with the assistant, and 1 call with the acquisitions team to make sure that we're all good to go for the week. And right now, we just posted a YouTube video, the POV late night vlog, which if you guys are watching this video would have been posted already. Make sure you guys go check that out. And we're gonna go out. I don't know what we're gonna do, but it's Sunday. This is sick. This looks so nice. It looks so nice. Could you imagine putting a license plate on here? Oh, hell no. So trash. What's going on, Joel? Everything good? So when normally they want a lower price, you want to figure all the details out about everything. What was the expectation when going under contract? What are you planning on making on the property? Are you planning on making a killing? You want to make $100,000 and that's— and now you're only going to make $80,000? That was the reason you wanted to go through the property? Or— because then from there you can tell like what's bullshit and what isn't. Yeah. So if you figure out, hey, I mean, did you get other quotes? Did you only get quotes from one guy? All right, I assume that. Hey, if you got quotes from other people, you're able to get that price down. "Alright, my price is already pretty low. I'm already cutting it close on my margins. I'm not making a lot of money. How much are you planning on making on this property? Right? What do you think you're going to sell it for? How does the $20,000 affect the rest of your budget? What was your initial budget?" So like going from there and like kind of negotiating based off expectations. You have to ask all these questions. You can't just go down on your price. Yeah. Even honestly, like same with the homeowners too. Like I just think— Obviously, there's going to be some people with that objection of, "Hey, it's the holidays. Hey, it's cold out. I don't want to deal with this right now." That's okay. That's no problem. That's completely understandable. But that means that the problem that they have at hand is not a big enough problem to where they would want to move. So it's those people that we're looking at. And even the people that say, "Hey, call me back when the holidays are over. Call me back after Thanksgiving." Those people probably are motivated. It's just that right now is not a good time. So for the ones that said, "Hey, maybe "Call me later." And maybe you call them later and they don't answer, put that on the spreadsheet, call them back the next day. And the next day, and the next day. For all the guys that said, "Call me after Thanksgiving," send them the disco package, email it to them, call them the second fucking Thanksgiving is over at 12:01 PM, call them. So you don't gotta sit here and be like, "Hey man, well, why are you interested in buying the next deal? What is this gonna do for your life?" No, fuck that. You wanna make more money, right? Here's the fucking deal. You're a real estate investor, act like it. [Speaker] Right, I mean, I think so, yeah. I can just, I'd be like, "Hey, if you're too busy," Yeah, you think so? I don't know so. We just got done with those two meetings. I have a YouTube video to record, but I'm gonna go cop a Red Bull and some lip pillows before we start that, and then we come back for the sales drive. All right, so we just got back from making that YouTube video. Let's go ahead and call this lead that is in Spanish. Single-family home, they're asking— is it listed? No. Cosmetic work, motivation, quick sale needed, owner occupied. And the property is in this area. Okay, cool. Buenas tardes, Paula. Soy Jay. Estoy llamando porque puse su información en mi página web para ver su casa que está allá en Horn Castle. Just got done answering some questions for the stories. We just posted the YouTube video, which is very fire. I literally had to watch it back just because that shit's hard. And I normally don't watch back any of my videos. So that 5 Habits video, make sure you watch it. And right now, we might get on a call with the acquisition guys. For the wholesale company. So once I get that, let me answer the rest of these stories in the meantime and we'll go from there. But I had an excuse for that. I mean, building rapport is important, but I would have probably ended the call. Yeah, but if she was asking questions and yeah, you were, that's fine. Because what I don't want is for you to completely ignore these flags and these seeds that people will plant of them either being unqualified or not being ready to sell or not just ready to take action in general. And we have a pipeline full of leads, you know what I mean? So we're ignoring the people that could be motivated, that could be our ideal prospect, but you're spending 30, 45 minutes on a call with a lady that clearly is not going to be a good fit. So right now I'm talking to Aliyah, one of the students that is getting a deal under contract at the moment. She's having questions about the PSA agreement. And what did she ask? I need help getting a title card. I can't fill that part out yet. And I put her, put TBD on that agreement. And then if the seller asks, tell them that [MASKED] will go and find a [MASKED] that has the least files in wait time so [MASKED] can be processed faster and closed sooner if possible. And my mom just sent me this picture. This is so embarrassing, bro. Why does my mom send me all these pictures of me dressed as a gingerbread man? I used to do the Christmas show. It was sick as fuck. It was sick as fuck until I thought it was like kind of fucking gay to do ice skating. But that's besides the point. But would you look at that? This is the power of fucking mentorship. You guys can read that. Motherfucker, stop focusing on my damn— Elia said she got the contract signed. Shout out to Elia, man. If you're watching this video, you're the GOAT. Let me go ahead and and payouts to the team right now, finish these stories, and I'm gonna go and do some shopping for the family and take my girl out because it's our anniversary today. So let me do that. Ready for dinner. Got the gooses. What are those? You didn't bring your wallet? What wallet? So you can pay. We're at the world famous Legacy West, living life. So you're eating raw meat? Yeah. Whoa, so cool! Thank you. It's like, and they're all qualified. That's the thing. And this one's very qualified. Because when a lead comes in, he should be— I also wouldn't ask him twice if he would show up to the call and then be like, yeah, I'm also going to send you a reminder text 15 minutes. I'll probably paint that in a different way. But then again, you also talked to him already. 12:24. So you're not calling, but again, this person came from smart contacts and there's no text message other than the first one on the 18th. Yeah, 8 days ago since the last text. Okay, so let me look at the response that she gave you. "It was a pleasure speaking with you. So who sent you these emails? Was it the property owner or the property management company?" So yeah, so I woke up today and she— I called 2 to 3 people that are seriously interested in walking the property. We'll reach out to Cherie. Cherie will reach out to the tenants. We'll set that time up. We'll have like a time period maybe from like 1 to 3 PM or 1 to 4 PM. Have all the buyers walk through. Second thing, reach out to title companies in the area. See who's going to be willing to help you with the assignment of contract. Third, build a disco package. So do that and then send all that information to me and you should be good to go to start calling buyers. But I'll let you know the green light. Okay. I gotta go shower and I gotta make a YouTube video for you guys. And I gotta go get my sister a gift. Change of plans, we're gonna go get a haircut real quick. Then we're gonna shoot the YouTube video. Then we're gonna go shopping and make some content outside and get some food. What? Ah, hell no. Locked in. The car is ready. That shit looks clean, bro. That shit looks clean. That shit looks brand new, bro. So James is starting the emails today. Oh yeah, so he's starting the emails today. How many emails do you think we'll be able to send out a day? Yeah. Basketball. Fuck with the haircut? Why? It look good. I can see what you did to it. I can see what you did to it. Oh, you did the— ah, you did that. I see it now. That's— I need to do that shit to mine. Yeah, yeah, yeah, yeah, the little thing with the, the thing with— yep, yeah, yeah, yeah, yeah. Hold on, stay still. Let me get a picture of you. So I just dropped another video. As you guys can see, we are doing daily uploads. Why? Because I'm just like that. Shout out to this guy, fucking goated. And as soon as I read this lovely comment, I fucking macked the fuck out of the curb. McLaren is the best car ever. I've hit the fucking curb twice in this car. Both times it sounds like the car is fucking total. Shout out to these wheels, man. I definitely need new tires, and that shit is definitely bent and cracked. Thank God we're alive. Thank God I didn't fucking crash heavy. If I would have crashed heavy, 765 on the way immediately. So you guys can see, we are in Grapevine Mills Mall, or actually, this is North Park. We're at NorthPark right now. Great mall, highly recommend. If you got some money to spend, the money's burning a hole in your damn pocket, you're feeling like, "Eff the Jews," and you wanna spend money just to parade, you come to NorthPark. But yeah, great day so far. As you guys can see, my life is not fucking jet skis and steaks. It's calls, calls, some more calls, maybe the gym, and just a little bit more calls, then I sleep, and then I have more calls. So it's a cool life. I mean, you get to fucking buy whatever the fuck you want. Realistically, I could do whatever I want all day, but can't do that when you got competition. Can't do it. Gift has been acquired.
