day in the life of a 21 year old entrepreneur

In this 21‑minute vlog, Jay (the creator) gives viewers a raw, unfiltered look at a typical day in his life as a young real‑estate entrepreneur. The video opens with a showcase of a loaner truck he borrowed, followed by a quick tour of his car’s custom modifications. He then walks through his morning routine—gym, protein shake, and a flurry of phone calls that generate several new leads and a pending offer on a $230,000 property. Jay details the entire transaction workflow: verbal agreement, title‑company signing, plans to close the deal on 12/29, and the steps needed to market (disposition) the property, including building a “disco package,” pulling a cash‑buyer list, and scheduling showings. Throughout, he shares personal purchases (LED desk lights, watch‑repair kit, Holosun optic) that he frames as dopamine‑boosting rewards for disciplined spending. The vlog also features a vision‑board session with his girlfriend, where he explains his belief in planning, discipline, and taking massive action, contrasting his current mindset with his past as a college dropout from immigrant parents who struggled with motivation and bad habits. He emphasizes the importance of mentorship, sales training (a 55‑minute “Negotiate Like Diddy” module), and an all‑in attitude, while providing several phone‑call snippets with contacts (Scott, Jamal, Brian, Teresa) that illustrate his real‑estate negotiation process. The video ends with a motivational call to stop making excuses, get all‑in, and a New Year’s greeting.

Yeah, cuz if I hit him, I get in trouble. Oops. There goes the start of the vlog. I hope you guys enjoy this one. We are here at my second home. Damn near. And the loaner is right here, guys. What do you guys think? A lot of cargo space, very functional, unlike this car. So shout out to MoTeC letting me borrow his little baby truck for the next couple weeks until this baby is back. Amazon got damn steering wheel cover on a fucking McLaren, but hey, do as you please. But yeah, we're here on Christmas Day. Look at this baby right here, 765 on beadlocks with the hood scoop— not the hood scoop, the fucking roof scoop— on HREs. Look at this baby right here. kind of pushed it.
Yeah, yeah, because you see how the, the seal's out? Yeah, that's actually— it's going to cause a blockage. Yeah.
Okay, so that's, I think, why the parking sensor light comes up. So I put almost 10,000 miles on it. Yeah, but if you're me, you're having fun with it though. That's the most important. Uh, but if I were to keep it, yeah, I would definitely do the PPF. Okay, and then maybe like an exhaust or a straight pipe. I mean, we've got the kits. I can get them ordered. You got to have your play around map, and you can have your escape. All right, let's go eat. So we just came back from the gym. It is 8:30 in the morning. Should have some calls coming up. Should be a nice productive day. All right, boys, we just got done talking to 5 or 6 leads. We have an offer pending to give in 2 hours. All of this was captured on the, not on the vlog because this is the vlog, but on the other camera, which should already be on YouTube by the time this video posts. I need to pick up the Amazon package that just came in, which I'm super excited about. I've gotten very disciplined as far as my spending on unnecessary bullshit. Granted, this These purchases right here are not really a reflection of that because I don't really need any of this, but you need to, you need to buy something for yourself, something to look forward to, something to rise your dopamine, which in this case means some LED lights for under the desk so my setup looks better, a watch repair kit, and then a light for my weapon. So this is the updated setup. The Holosun green dot optic, got the stock, and now we have the light. That's so tragic for whoever comes in here. And let's go ahead and put this back to its designated designated location. Shorty charging up. Oh my God, look how nasty that looks. This is allegedly, and honestly, I don't really mean any of this. This is AI. This is ChatGPT. This is GTA 6. This editor is fucking tripping. He wants $50 a video. That's besides the point. Yeah, but right now we just got off, bro, I don't even know, like 3 calls. I have a pending offer with a seller where he wanted $230,000 and we got it. We got a verbal agreement. Granted, he couldn't sign at the time because he apparently has an eye problem, can't read off his phone. So we're going to send it over to the title company first thing Monday morning, a local title company to him. They're going to print it out. They're going to sign the agreement right there and then. And then we'll start dispo and we should be able to dispo the property that same day. That's the goal, dispo the same day, which would be the 29th. Uh, we definitely won't be able to close it before the end of the year, but at least it'll be the first deal of 2026. Um, will it be? I don't think so. It might be the second one because we do have another closing lined up for early January. I gotta check what's the exact date, but it might be the first or the second closing. Pretty sure the second. So that's fun. Two deals pending on closing for January. One pending on closing for January. The second one, haven't got the contract yet, so we're waiting on that. But he seemed pretty bought in, seemed super motivated, seemed like he liked the price. He didn't really like the price, but it made sense for his situation, so we're waiting on that. Right now, uh, I'm 2 meals in. I still need to drink my protein shake and I still need to eat another meal. So we're gonna go get Panda and then me and my girl are gonna make vision boards. I have one up here, uh, but that's the one I made last year, maybe even over a year ago. So I want to make a new one, uh, and I do want to share with you guys, you know. I'm not, I'm not one of those people that think, oh, do everything quietly. I believe in my own ability. I believe in my own power. I believe in my own will. I believe in my own discipline to be able to achieve these goals. And I want you guys to see these goals come to real life, you know, because I don't, I don't really share a lot of things before I actually get them. I'd rather show you guys. But for you guys to see a vlog like this, then 6 months down the line, half the fucking vision board is gone, is like, that's, that's pretty fucking motivating. And even from a perspective of me watching somebody else achieve those goals, it's super, super motivating. One thing that I do want to emphasize on, like, make sure you plan out this new year, you know. Don't, don't wing it. Don't think, oh, I'm gonna do better, and you have no plan. Don't wing it and you have nothing reverse engineered, right? It does take a lot of work to be successful. It does take a lot of sacrifice. It does take you to take a lot of risk, you know. At the end of the day, all this stuff might seem cool from the outside, might seem easy from the outside, I'm guilty of that. Obviously, I only have 60 seconds in some videos to talk about the business model that I do. But, you know, it's not easy. It's not easy. It definitely helps having a mentor, definitely helps, you know, being in the right environment, having the right people around you and making sure that your head is on straight. But it's definitely possible, and I'm a full attest to that. And one thing that I did hate watching other people say on videos is 'If I can do it, so can you,' because it just seems so out of touch with reality because they don't know your exact situation, right? And I can say the exact same thing. If I can do it, some of you can, right? I'm not gonna sit here and lie and sell some fucking dream like a lot of these people on the internet do, but I come from immigrant parents. I'm a college dropout. I didn't have the best luck in school. I didn't have the best people surrounding me. I was in very bad habits. I had a terrible sleeping schedule. I had terrible discipline. I would rely on motivation. I would make excuses for myself. I would look at myself in the mirror and be disappointed because I didn't do what I told myself I was going to do. Like, this is who I was, and I'm not that person anymore. So if me, somebody that had all those issues, somebody that had all those excuses to say for myself, it came to a point where I decided, hey, it's no more fucking excuses. If I really want this shit, I'm going to be able to do it if I actually do it.
Right?
It's actually taking action. It's actually taking the sacrifice. It's actually taking the risk, right? And being okay with it not working out. A lot of people like to, like to want a guarantee, want, want something reliable, want something to fall back on. That's not how you win. How you win is being all fucking in. If you want to be bowling, you have to be all in. So I'll leave you guys off with that one. Stop making fucking excuses for yourself. Go out there and make it fucking happen, whatever you want to do. You have everything in your power to do it. You just have to take responsibility and take massive fucking amounts of action. That was the old vision board. Holy fuck, I look chopped. Right now we're gonna go get a new one and possibly get a mirror for my office. That way all that's left is putting in a couch and maybe some more lights, and that way this place looks dope as fuck. So I've been on the phone for an hour roughly. 7:30. Would have been done training by now, but shit gets in the way sometimes and you cannot let it take you off track. Right now we are about to come in here to this training gym, train for like 20 minutes, bro. Get it out of the way, check it off the list, say I did that shit even though I was on the phone for a fucking hour and it got in the way. And then we gonna go back home, run through the fucking day, run through a wall, and, um, boom, boom, clap.
Yeah.
Okay, then yeah, you should be good. Just fix that bottom one and then everything else looks good with the date 12/29. Yeah, yeah, good. Okay, then should I still put that disco package? Yeah, so get it signed. Once you get it signed, tell me, I'll send you a buyer's list. And before you start calling the buyer's list, build the disco package and then we'll get on a call, I'll review it and then I'll tell you, hey, good to go, start calling buyers. That's good. Let's do it. Let's get this shit signed.
All right, I'll see you, dude.
All right, appreciate it. All right boys, so that contract with Scott did end up getting signed. Uh, he went over to the title company yesterday and signed that baby in person. As far as what next steps are for us, obviously we are going to get pictures. We have some on the internet, we're going to use those in the meantime for the Discord package just to not spend money on pictures just so yet. And then we're going to pull a cash buyers list, start calling the buyers, see who's interested, see who's interested in going to walk the property. And then from there, we'll probably get pictures from them, or depending on the feedback, we'll get professional pictures, and then we'll go from there. Yeah, the goal is to disco it today, honestly. And yeah, everything's at title. Let's get this shit closed. I wanted to see if you might be interested in it. Okay. Does that sound like something you'd be interested in?
How many acres is that? About 4 acres.
I dropped out, so I couldn't tell you the numbers. I can go ahead and text you all the information. I have it on a Google Doc. Yeah, send it to me on the text. Sounds good. Let me know if you're able to open it because Alaska was not—
9:30 would be fine.
9:30 would be fine? Sounds good. I'll give you a call then.
The call has been forwarded to—
Hey Adam, this is Jay.
Hey, this is Teresa. Sorry, I can't take your call. Has been forwarded to voicemail. Your call has been forwarded to voicemail. The person you're trying to reach is not available.
Hey Brian, this is Jay. I got a property I saw you bought in the area before of. I wanted to reach I'm gonna try and see if you might be interested in this one. Give me a call back at this number.
Hello?
Hey, is this Jamal?
Yes.
Hey Jamal, this is Jay. I got a property.
Yeah, uh, it's— so it needs to be renovated or—
Yes, it does need some work, uh, to get the full asking price when you sell it.
Do you have a lockbox there?
I don't have a lockbox yet, but as long as we have a day before when you want to walk it, we're able to get you in it.
I have a cash stream by maybe tomorrow, you know.
Let me go ahead and send you over the information first. I don't want you walking a property that off rip you know you might not want. Has the property pictures, the address, the bed bath count, square footage, asking price, resale value, uh, comps, repair estimates, literally everything you need. $450,000 for it because the one on which is literally that street over, that one sold for $436,000 and it had half the lot size.
Yes, I can get inside. That'd be great.
What time would be good for you today, tomorrow, or the next day? I'm sure not the next day for New Year's. I don't know if you want to walk a property on New Year's.
Uh, Friday, Friday morning, that's better.
Maybe Friday, what time in the morning?
9:30 in the morning.
9:30 in the morning. Okay, let me check in with the seller and see if that time works. Sounds good. So we'll talk tomorrow once I confirm that time, and then we'll get you in the door, see what you think. Think about it. All right, sounds good. Thank you, Jamal. Talk soon. Let me call Scott, see if that time works. Okay, cool. Sounds good, Scott. I'll let you know the confirmation for— I'll let you know the confirmation for Saturday afternoon once my contractor gives me the, the green light, and then we'll go from there.
Okay, okay, sounds like a plan.
Let's do it. Thank you, Scott.
Okay, the sooner we get this done, the better.
Okay, likewise. Let's do it. Okay, bye-bye. Nice.
Ever since watching the fucking— we had like a really long sales training video from those other guys.
The 55-minute one? Yeah, yeah, yeah. Negotiate Like Diddy or something. Yeah, yeah, I remember.
That shit was actually aimed as hell.
Say that one more time. You said the Diddy module helped you in what?
It helps with, I don't know, like making some of those calls a lot more common.
The connections are unstable.
Yeah, I can hear you now.
Yeah, you said your quality of conversations have gone up.
Yeah, I feel like it's really gone up. So I don't know if it's just a matter of something happening or not, but I feel like—
It's a matter of you following up, bro.
It's a matter of you following up. Yeah.
You make it happen. Something doesn't happen to you, you make something happen.
Yeah, yeah, but for sure.
So like I said, let me know, keep me updated on those, uh, on the leads. If you need help with running numbers, markets, whatever you need, just text me and then we'll get on and get some shit under contract.
All right, bro, sounds good.
You had something else?
Uh, no, that was it. You know, I just kind of wanted to, to fill you in on where I've been at, but you know, yeah, kind of what's coming, I think.
Let's do it.
That's pretty much it for now.
You gotta go all in this year, bro. No more jobs.
I know, dude. I know, I know. We're gonna make it fucking happen.
Let's do it. Keep me updated, bro.
All right, man, sounds good.
Happy New Year.
All right, Happy New Year, man. Be safe out there.
Nice. Yeah, Happy New Year to you guys.
