He made $10,500 in 1 hour of calling | Wholesale Real Estate

David closed his first wholesale deal for $10,000 profit after one month in Jay Mendez's program. He spent two weeks preparing, then one hour cold-calling to find the lead, contracted it in 14 days, and sold it for $15,000. He's now scaling to more deals.

What's up, boys and girls? In this video, I wanted to highlight one of the students, David, that just closed his first deal for $10,000 in profit, and he's only been in the 101 program for a month. Now, if this is the first time you're watching one of my videos, welcome. My name is Jay. I've been wholesaling real estate for the past 7 years, and I make content just like this to help you start or scale your wholesale business. So if you like this content, like, comment, subscribe, and let's get right into the video. So we got David here.
What's going on?
How's everything going with you?
So far, so good. Just closed up on my first deal last week. And yeah, got my first check a few days, or no, less than 24 hours after.
Yeah. Bet, bet, bet. So give everybody a little bit of a background, who you are, where you're from, what got you even interested in the first place on wholesale.
Sure. So my name's Dave. I live in the San Francisco Bay Area. I mean, for a long time I've been wanting to— my long-term goals are to have real estate. So coming from my background, I wanted to find out my way to kind of get into real estate in some capacity. So after doing a few different— going to a few different mentorships and different seminars, I found wholesaling. A buddy of mine from high school, he actually makes his living wholesaling now. So after trying, looking at different things, I decided to take a look at what he was doing. So it made a lot of sense. And I started to just follow a bunch of different people who were doing the same thing. And I came across Jay's program. And something about your program, I like the way you teach. I like the way you kind of do your version of wholesaling. And it resonated with me. So I was like, "All right." I watched your videos for a good minute before I was like, "All right, all right.
I'll hit him up." Why did you not do it by yourself in the beginning? Well, you said you tried other mentorships, no?
Yeah. So I first learned everything that I knew about wholesaling going into your program by watching— I don't know if you've heard of Zach Ginn, but yeah, I learned everything I learned to start by watching his videos and getting into his course, because he's got a whole free course and he's got a free community and all the shit. Like, I went through all of his stuff, which gave me really good background going into your program. Yeah. So, um, I don't know, I was doing everything just by myself and it just kind of felt like I needed some more one-on-one Uh, which isn't something that I really got in that program because it's just such a big community, um, that everything is a little scattered. You know, you have a lot of people there that, um, like the people that really know what they're doing, they're like almost harder to reach because it's part of such a large community. They're being hit up by tons of different people. Um, so I felt like I needed something a little more small something where I can have a little bit more of a tighter-knit community with fewer people where we can actually get thoughtful conversation between people.
What was your initial reason on why you wanted to go with me versus maybe other people that you saw out there?
I don't know. It really kind of came down to teaching style. Like, different people do the same thing, right? But for me, it was kind of like your personality. I was like, something about you reminded me of like people that I've known in the past.
Yeah.
And you're really good at explaining things. Um, a lot of, a lot of what you've posted on your videos like resonated with me more than like the same things that other people would post sometimes. Yeah. So, um, it just felt like, uh, you know, a good fit. But also it was funny, like around the time that I hit send on, on messaging you, I was reading this book about kind of just like attracting wealth. And basically there was a part, things you need to do to become wealthy. And I was on this part talking about like, stop thinking about it. If you need some coaching, get fucking coaching. I was like, all right. So I put the book down and just sent you a message. Yeah. So it's like, fuck it. If there's a sign, here it is.
Obviously my videos, the way I am from social media versus being in the program, how, how is the experience from what you thought it was gonna be like to what it was like? Was it better? Was it worse? What was your experience with the program itself?
Um, well, the program was definitely what I really wanted from it. I've, I've been getting so far, like getting to have one-on-ones with you. Yeah. It's been so helpful. Um, The community is a little, I want to say, not as talkative as I thought it was going to be. It can be pretty quiet sometimes, which is fine. Like, when people ask questions, someone usually responds to help. But I mean, with that came definitely the benefits that I was hoping for with like a smaller community is there's less noise in there. From randos asking stupid questions. You know, that was, that was one of the downsides is that with the free thing, anyone could just hop in there. There's plenty of people that hop in there that are bots. They're, um, asking questions that the course answers right off the bat if they'd watch at least the first video of the course. Yeah, so a lot of questions would be met with people that were like, just watch the videos, bro, watch the videos, watch the videos. So I feel like people in this community, even though like we can be quiet sometimes, like when people start asking questions, it's like usually more thought out questions, you know? So I, I find a lot of value in that.
Yeah, I think that's, that's definitely, 'cause I've been myself in many other communities and you'll see just like the dumbest questions out there 'cause they just let anybody in. But with this, it's like, it's more of a vetting process. I mean, you saw it yourself when you first hopped on a call with my team. It was like, we have a bunch of questions. We make sure that you say you're going to do something and you seem like you're going to do it. I mean, so obviously you're not going to have those type of people in here. And the barrier to entry, obviously it's not a cheap program to the point where anybody and anybody can just join. So that's definitely one thing that I feel like I pride myself in. You join the program. We got on the first call, we kind of laid out the blueprint on everything. Tell me kind of what you were going through when you first joined the program. Like, what was your mind racing? Were you like, fuck, I'm already in, what do I do? Boom, boom, boom. Like, tell me what you were going through as David.
I was here at work because, yeah, I scheduled the call with Cam. I was initially going into it, I was like, all right, like, I'm gonna see what this program is, like, how, what the blueprint is. And then I'll sit on it and make a decision. And then I think I told you recently how Cam did his thing and he helped push me to actually just make the decision. But ultimately it came down to like, I hit you guys up for a reason and it wasn't like an easy thing for me to hit you guys up for at all. I've struggled asking people for help my whole life. So there came a point, like, I have a daughter now, like, those things gotta change, you know? So like, I, I just kind of had a moment where I was like, all right, put it all to the side, reach out for help, see what happens. And, um, you know, I ultimately just decided to, uh, just take the leap and to just do the thing that I initially had that like impulse to do. Yeah, because I knew it was gonna be for the better. And like, I wouldn't have just hopped in if, if I had never seen any of your content or anything like that. Like, I felt like I had vetted, you know, you and your, your information enough to be like, okay, like, this guy knows what he's talking about, and I think this could really help. Um, but I was definitely kind of nervous. I was like, all right, like, are we really gonna do this? But I was at the same time kind of When that conversation first happened, I was in this point in my week or whatever where I was like, I need to make something happen here. Because it's either I do something in this arena or I go back to work and nothing changes. And that's kind of just where I was at.
So you got into the program, we got on our call. How long did it take you to get your first lead versus the lead that actually ended up closing for— how much was it again, the deal?
I made $10,000. Yeah, the whole thing was around like $15,000 just because seller got the $5,000. Yeah. But yeah, how long was it from the start of me coming in to getting that lead?
Where you got onboarded, where it was like, all right, all your systems are ready to go. All you got to do is start talking to sellers. How long from that moment to where you got that lead that actually ended up closing?
It was close to a month, right? Because I hopped in the beginning of August. Sometime around the beginning of August. There was some dead time where I didn't really get started, but I think it was 2 weeks in, 2 weeks from when I started popping in, checking out your course, doing some one-on-ones, and then actually calling the list was when I got that first lead.
How many days after you started calling did you get it?
That was within calling an hour from the list, the first list that I got from that market. So I had pulled that list, sat and called for like an hour, and then that was the lead. Yeah, yeah. So it took me some time to really get started, but once I sat down there and did it, then yeah, it was kind of wild.
Hell yeah. And then you're still working your full-time job?
Yeah. Nice.
What is the goal moving forward? So you got your first deal out of the way. How do you feel now that you got your first deal? Because you have obviously the feeling of seeing all the other people, and I talk about this in the videos of like, you have to get the conviction for yourself, right? So you've seen me, you've seen students close deals, you've seen other people, other programs, other videos on the internet. How does it feel for that check to come in and be like, all right, I did that shit myself?
Yeah. It feels kind of weird. When the check came in the mail, I was just like, what the fuck? And I took a picture with it and everything and I still haven't deposited it because I don't know where to put it. I don't want to put it in my personal funds and I was going to make a business account the other day, but they're like, you need to make a DBA first and register that with the county. So I was like, fuck, all right, I got to do that this week. Yeah. But the initial feeling was definitely a feeling of a calm kind of confidence of like, holy shit, I did that. Yeah. And I had your help for sure, but I did all the steps myself. I made the calls, I did the acquisition part, I did the dispo part, I did the title company part, I handled all the stuff with the contracts. That was weird. It's crazy looking back and be like, "Holy shit, I actually put some work into this and facilitated the communications between seller title, title buyer, buyer, all that shit." So definitely came out with a sense of confidence, but also just like, "Holy shit, this is a whole world that I am just barely scratching the surface of." Because I feel like this deal, was the easiest possible deal I could have gotten. Lady had a piece of land that she was just ready to get rid of. There was no house left to be— the house was just charred up. So I felt confident but also intimidated because I'm like, things will only get more challenging or have the potential to get more challenging from here. And it was both a confidence boost, but also it feels really humbling that there is so many other ways that these deals can go from here forward. Everything from creative financing to people having crazy mortgages on their houses and all these other things that are clouding title. I had it easy for this first deal. Yeah.
Yeah. It's definitely a learning experience. But you got the first one out of the way, meaning that you can do it again. And yeah, like, yeah, I helped you, whatever, whatever. You had the information, but you went out of your way to go find that information, make the change, make the calls, because I didn't make the calls for you. I didn't pull the listing. All I did was just answer your questions that you asked me. When there's a lot of people in your situation that buy a program, get into a mentorship, don't ask anything, don't do anything. And then they get mad at the person, maybe like me, where it's like, bro, I can't make the calls for you. I can't work for you. You know, at the end of the day, like, it's your business, it's your life. But you did it, which is fucking sick. And it's crazy because Cam reached out to me when he first joined. He was like, bro, this guy's good. He's like, you know, tell when somebody— like, almost everybody that joins the program, like, I can talk to them for like 10, 15 seconds and be like, all right, I can see this guy closing a deal because you can see the attributes, you can see the way people speak, you can see the way people like act. And it's like, all right, in my head automatically what goes through is like, all right, what needs to change? All right, if he says this this way, if he does this different, if he asks this question like this, all he has to do is plug this, this, this, and he'll close the deal. So it's like seeing people come in with literally zero experience like you where it's like you haven't closed a deal yet and seeing you in there, it's like All right, bad, bad, bad. It's like a working project for me because it's sick.
Yeah, yeah, yeah.
And it's like, all right, boom, boom, boom, and he's good. Boom, you're good. So now it's just about the next deal.
Yeah, that's sick, bro.
14 days. Yep, that's all it took to lock up the contract.
Yeah, sign it. 14 days to really get started and about an hour of calling just to get that first lead. Yeah.
Bro, yeah, hour to make 10 grand. Yeah, 10 grand at your job right now, like profit 10 grand.
Was it like after taxes?
Yeah, after tax.
Fuck, it would take, it would take about 2 months and 2 weeks.
So like 2 and a half months.
Yeah, yeah.
And you did it in an hour.
I did it in an hour and got the return in less than 30 days. Yeah.
That's sick.
Yeah. I bet. Yeah.
So what are your goals moving forward? You got the first one out of the way. What's the future look like for Dave now?
I mean, the goal is to get more deals. The goal is to be able to, I don't know, I need to get my systems down because I took a lot of, like, once I got this lead, I kind of stopped getting more leads because, okay, I was like, I just want to get this process down and understand where I need to troubleshoot so that I can do more of these more efficiently. So I kind of gave it all my, my attention, but I just want to get better at it. And I want to understand how to handle certain objections a little bit better too. Yeah.
Cool. So, but yeah, watching this video and they're on the fence of joining the program or interested or are just looking into me, what, what would you, what advice would you give them?
Advice I would give to someone who's looking at joining, I would say if you're, if you're here watching this video, it's not just by some chance reason, it's because you have a reason to, to seek out how to do this. And same thing with me. If there was ever a sign, just shut the fuck up and take it. Take the sign. And after you take that first step, that's not the only step. Keep practicing taking those steps one piece at a time every day. And something's going to happen. It might not be a week. It might not be a month. But if you keep doing it, something's going to happen. I think it's kind of inevitable if you're putting in the work and critiquing yourself every day, seeing how you did good, how you did bad, how you can do better. If you keep doing that and keep being involved, something's going to happen and it's going to be in your favor.
Any advice for anyone out there from you being in the perspective before of not closing deals of What it takes to close the first deal?
Yeah. I mean, what it takes to close the first deal is being okay with sucking. You have to be okay with being at square one. You have to be okay with sounding like shit on the phone for a sec, and you have to be okay with people being assholes to you. I have been, in the amount of time that I started from day one of cold calling in general to hopping in the program and doing all that, I've been called some things, man, that I never thought I'd be called in my life. I've been called a lowlife. I've been called everything you can think of. And if you can recover from those moments that knock you the fuck down, you're gonna get some thick skin. You're gonna get some crazy confidence. And those are the kinds of humps that propel you forward. If you get run into those things, those hardships or whatever problems with people that are just not the people that you're looking for, and if you let those things like keep you down, then like you're not gonna get anywhere. But you have to learn how to recover. You have to learn how to take care of yourself when you get knocked down. And you have to learn how to just treat that as the thing you needed to get out of the way to find the thing that you're actually needing to find.
Yeah, fuck yeah. Yeah, good shit, bro. I'm proud.
Thank you, thank you. I appreciate you, man. Like, this is, uh, deal one, deal one of more to come, you know. I got a lot of work to do. I got a lot of things to smooth out in my life, but, um, you know, the first thing is done. And, and, you know, I came out— I came on the other side of this being like you know, able to confidently say, hey, I know how to— I've done an acquisition before, I've done a dispo, I've locked up a contract, all the stuff. Like, you did it, you know?
So you can do it again.
Do it again.
It's easy. Might be a little harder, might take a little bit longer, might be sooner, but you can do it again, which is all that.
Absolutely.
Good shit. Happy to have you here. Let's get those first ones. Let's get those next ones. We got the first one. Let's get those next couple deals and then, uh, we'll move to inbound. It'll be way easier.
