Jay walks through closing your first wholesale deal with no money: find off-market properties using county records and Facebook Marketplace, lock them with a contract, then find cash buyers through other wholesalers' Facebook posts and recent flip comps. He recommends a paid skip-tracing service to verify contact info and recording every call to improve your pitch.

I just got started with wholesaling, but I have no capital. Let me give you some game. I need you to understand it's going to take a little bit longer and it's going to be harder because you don't have the money to speedrun your success. First thing is sounding confident and knowing exactly what you're talking about on the phone so these sellers don't immediately hang up on you. I have a 55-minute training on my YouTube channel that is out there for free. Build out a script from that YouTube video and start talking to sellers immediately. You might be asking, Jay, I don't have money to pull lists just yet. Cool. You can pull lists from the county for free, but pay for skip tracing because you don't want to be talking to the incorrect people. You can do for sale by owner listings on Zillow. You can do affordablehousing.com listings. You can do Facebook Marketplace posts and Craigslist posts to reach out to sellers immediately. Laptop, or do this with your phone, but make sure you're recording your conversations. That way you can go back, pinpoint, look at the game footage, and see where you're fucking up. Now, this is why I'm the Wholesale GOAT. You can go to my YouTube channel for free and see how I run numbers on properties and do the exact same. You know how to talk to sellers. Now you know how to make offers. You should have a deal under contract. And if you're asking questions about contracts, they're on my fucking YouTube channel. Now that you have that contract, it's time to find a cash buyer. Facebook Marketplace, Zillow. On Facebook Marketplace, you can go on other wholesalers' posts, see who commented under them, reach out to those real estate investors, get them on the phone, make sure that they're vetted, and get them to walk your property. Zillow, you can reach out to the realtors and see who's in their network ready to buy properties, or you can skip that, skip trace the property of flip comps that have sold in the last 6 months, and reach out to those investors and see if they're interested in your property. Now you get them to sign the assignment agreement, submit earnest money, and now you've collected your money for your first wholesale deal. It's time to double down, get a coach, hire me, and let's close more fucking deals in 2026.
