A five-step real estate wholesaling process: use PropStream to find owners who've held property three years with under ten units, cold-call with a scripted pitch about motivation and price, make a cash offer, find local investors through recent cash sales, then assign the contract. Repeating this for a month yields at least $10,000 in profit.

If you and your friends want to get rich this summer and you don't know how or where to get started, I got you. I did this to become the richest kid on campus, but nobody had a clue on how I did it. Here's a step-by-step guide on how you can do the same. Make a PropStream account and pull a list of homeowners that might be interested in selling. Make sure they've owned this property for at least 3 years and own less than 10 properties in their portfolio that they don't currently live in. Second, you will reach out to them using a script that hits all these points: motivation on selling, conviction that you've helped someone in their situation before, timeline on how fast they want to sell, and the price they're looking for. Third, we will give them a cash offer for their property over the phone. If they accept your offer, you will send them a purchase and sale agreement over DocuSign. Fourth, you will find a cash investor in the area the property is located in. You can do this by going to the cash buyer tab on PropStream and pulling a list of the properties that were sold for cash in the last 6 months. Fifth, offer the property and tell them, "Sign the contract, big boy." Do this consistently for at least a month and you will make a minimum of $10K. I made a free training showing you how to do this. If you want me to send it over, just comment the word "house."
