This 18yr old Closed 2 Wholesale Deals in 2 Months!

Jose, 18, closed two wholesale real estate deals in two months after joining Jesus Gabriel Mendez's mentorship program. His first deal made $6,500 profit on a property listed at $78k with an ARV of $130k. He credits the program's market lists and phone training, though he notes he could have negotiated harder with sellers.

In this video, I wanted to highlight one of the students, Jose, who's been in the program for about 2 months now and he's already on his second contract. He's going to be breaking down his experience, his background, and how you can close your first deal. Also, if you're interested in getting coached by me, click that first link down below in the description. And if this is the first time you're watching one of my videos, welcome.
My name is Jay.
I've been wholesaling real estate for the past 7 years and make content just like this to help you close your first deal or scale your wholesale business. Let's get right into the video.
All right, Jose, introduce yourself to everyone. Where are you from? What got you started?
My name is Jose. I'm from, um, South Carolina. And I got started, I really got started like a year ago, a year and a half ago, but I was on my own, me doing it on my own, trying on my own. Um, and then, you know, I ain't really see much progress on my own. You know, I learned how to talk to people, how to do certain things, but actually getting like deals under contract, that wasn't something that was happening. Then I joined your mentorship and after what, 2 months?
Yeah.
And I got my, my first like 4 deals signed.
You said you started about a year ago. What got you started? What got you even interested in wholesale in the first place?
I think honestly I seen one of your videos pop up like on Instagram and I was like, what the hell is this? Yeah, because I always try to do things, you know what I mean, like make money online, but nothing really like this. Just, I felt like I, I fit in this, you know what I mean? Because, yeah, um, most of the other things, it seemed like it was a lot of— I'm not saying this isn't a lot of work, but it's a lot more simple. Than a lot of other businesses. And, um, so I tried it. I looked up, you know, on YouTube. I just learned on YouTube everything I learned. I watch your videos and then I just try on my own.
Yeah. Did you try any other business besides wholesale before?
Um, I tried, um, an agency like, like SMMA. Yeah. Um, I tried, um, what else did I try? I don't even know what else I tried. I tried a lot of things, honestly.
Yeah. And, and don't work out?
Honestly, the one I got, um, that I actually— because other things it was like I would learn them, but I never really actually like went into, actually tried it. Yeah, but SMA actually was like trying, I was going into it, um, and then I was like, I don't know if I want to do this for real. And then I was— then literally right whenever that was happening, I found like you and I found all those wholesaling and stuff. So it just— I just started doing that and it seemed more something I want to do.
Something more realistic?
Yeah.
Okay, so you tried it for about a year by yourself, is that what you said? Or you were just learning about it? Yeah, for a year.
Um, I was learning about it for like a little bit, but I actually was doing it for like about a year. It was on and off, you know. Um, I would have money once in a while and, um, to actually put into a business, and then I'd— whenever I did, I would go, I'd do it, or I'd use like free things like Deal Machine, the free skip tracing and stuff like that, all those things.
So you tried it for a year and didn't make money from it. What kept you going?
Um, I don't know. I just, I don't know. I just kept going. I don't really quit on anything once I'm trying it, and it just made sense to me. Like, it's just like, bro, it makes sense. Like, there's no way it don't work. Just makes sense.
Just need more time.
Yeah.
Okay. So you did it for about a year, no results, and you came across my page from what, YouTube, Instagram, you said?
Instagram. I've seen you whenever you used to be in that BMW flexing like that, that cash and stuff. Yeah. Yeah, yeah, yeah, yeah.
I remember those. So you were struggling with wholesale, you didn't close any deals. What made you want to hire me as your mentor or just Take that.
Um, honestly, I always wanted to, but I— and I had money, like, like I always had like money, but my mom, because I was under, um, 18, my mom would take care of that, you know what I mean? And she just would not let me touch that. And, um, yeah, she just never let me touch that, so I never really got to spend the money. Once I turned 18, the first thing I did was hop on the mentorship.
Now, as far as Wholesaling. You joined the program. What did that look like?
I joined, I went through, honestly, you know how you're supposed to like learn the script and you're supposed to like look at everything and then later hop on that call to get access to everything else? I didn't do none of that. I just text you, I was like, hey, I'm trying to go ahead and get this over. And then Phillip called me that day and then I just, I talked to him. He was like, oh, you sound good, man. He was like, whatever. I know it's something I sound good. I was like, okay. I was like, yeah. I was like, all right. And then we just kept going. And from there I just started getting my markets and stuff. And then I would call them. At first I ain't seen no, no that much like progress. But then I was like, honestly, it's just because, you know, you gotta spend money to make money. Yeah. So like I was, if the market wasn't working or I wasn't getting much out of it, I just go to another market right away. Yeah. I just keep switching.
So, I mean, you were, you were pretty focused from the beginning, right? You tried it for a year, you didn't quit, then you joined the mentorship. You were like, all right, what were you expecting out of it?
Uh, I was expecting to make some money in like a month, but then I was like, in that month I kind of just like, I was just like, oh, you know what I mean? It just takes time, you know what I mean? And it's something that, that In the beginning, I was just going with the markets, like, oh, I'd pick out some markets, let you choose them, just stick to those markets until I was done. But then I just switched it up later. I was like, bro, I was like, this ain't gonna work. I gotta like actually move around, do different markets whenever the market isn't working, right? Because like there's no point of staying in the market if it's not working. It makes no sense. So what's—
what would you say is the biggest change from doing it on your own for almost a year? To having somebody like me kind of coach you through it?
I feel like it's like you kind of get, you know, the guidance, you know what I mean? It's somebody who's already done it. So like, it's kind of, you know, I mean, you, you can ask questions that you're most likely 9 times out of 10 gonna get the answer to. I don't think there's one thing I've asked you that you didn't give me an answer to.
Yeah.
So like, it's just, it's something that like, if you're— instead of having to learn on your own, you know, you just cut that curve, you know what I mean?
Yeah. And you did tell me, uh, before you even closed the deal, you were like, damn, I can't wait to show my mom the check. Did you tell your mom that you were trying to get into wholesale before you joined?
Yeah, I would tell her. I told her, um, before. She was, she would just like, she's about, okay, but she would just never, she would never give me the time to do it. She'd always be like, she'd always be on my ass. She'd be like, she think I'm just wasting my time, kind of. Yeah. And then I'm like, once, um, I got the check, I was like, I'm gonna wait a little bit to show her once I actually had the check. She always told me she was fine with it. She was like, just that, you know what I mean, that if it doesn't work out, to go do other things, you know what I mean, and not, not to just stay there wasting my time there, or not wasting my time, you know, just not making no money. So I mean, it makes sense. But, you know, I just, I knew I could do it, you know what I mean? So I just wanted to focus on it my whole time.
Yeah. That was the same thing with me. My mom was always not, not super on board until I closed 20 quotes.
It's 'cause they're immigrants, man. They be tripping. Yeah.
They just, they just want comfort and they want to—
Yeah. They, they want to feel safe.
Yeah. Which is the thing that keeps most people behind. So you were, you were doing by yourself. Were you, what you said you were using Deal Machine. You said you were, what, making a couple calls? Like what changed? Mostly once, once you got the information into the program and you got me helping you?
I feel like what changed was really— I feel like I got better to talk on the phone too. That's another thing. I feel like I did get better even though I was already— I'd say I was already good, but I would say I got actually like really good at it. Yeah. Um, and the other thing was like, I feel like just the information helped me actually like, I guess, progress in my, my own business, you know what I mean? Because like me on my own, it was like I was just doing the same thing over and over and just hoping for a different result.
Yeah.
But instead I just kind of like, I feel like the information helped me kind of go through it different ways and actually get some result out of it.
So you got a couple deals under contract. This is the first one that closed. Walk me through this first one.
He was cool. You know me, we were cool. You know, I mean, he was, he would talk to me. He sounded young. Um, but he had this one property and he said he remodeled it in like 2021, 2022. Um, and basically he wanted $78,000 for it. I wanted to get it lower for like a normal wholesale deal. Yeah. Um, but then I was like, I can just do a renovation on it. So I didn't, I got under a renovation contract. Um, agreement. But, um, then, um, he— yeah, we got it signed. Um, it took a little bit because, you know, I just didn't know how to go by at first because I thought it was— oh, it could be a novation. But then I asked you, I was like, to confirm it, like, oh, is it a novation or not? You were like, yeah, you know, I mean, it would work or whatever. And so ARV or retail price was at like $130,000 since it was already, um, remodeled. Yeah. But then the agent I got, she went in there, she took photos, and the tenants, they, they messed it up, you know what I mean? They had like triangles in the doors, like just random things, like— and then, um, yeah, so that kind of brought that down and brought down the price. And I was looking to get like $100,000. I was like, okay, then I can get like $115,000, $110,000, maybe $100,000. I was like, I'd be fine with that for a retail buyer. But then, yeah, I was— I was— we were gonna do that, but then we're like, oh, we don't even think it would sell for that. And so then I was like, okay, I'm gonna just do a regular wholesaling. I'm just switch it around. Yeah. And then so I was trying to find buyers for like in the hundreds or at 100, and my agent ended up finding a buyer for 100. But then that buyer was like, oh, he doesn't know though because he wants to wait till the tenants are out. Because the tenants were still in there. He was like, he doesn't know, he doesn't want it to be more messed up. Yeah. Um, and then that buyer, I think it's the same buyer, I forgot what buyer it was, but he basically, um, offered $95,000 for it, and we were in a contingent, um, purchase. So we waited, then they got, um, they went in for an inspection, and then It was going to be a $12,000 assignment with that, with the $95,000. And then the inspection made it go down to $85,000, which then made it $6,000. Oh, first I had the 5% for the agent still, because I was being nice because she handled everything with title company, she handled everything. So I was like, for $95,000, if we get that $95K, I'll give you the 5% still. I'm cool with that. And then whenever they went down to 85, we were still going to have that 5%, or she thought. And I was only gonna make like $1,000 something or $2,000. She was gonna make like $4,000. And I was like, oh no, I was like, we ain't doing that.
Yeah.
I was like, um, I can give you like— usually we do like— I was just like, we usually we do like $700 for our agent find our bars. But since you help me out, I can— I'll do it. I'll give you $1,000, you know what I mean? And she was like, my broker only allows at least 1.5. And I was like, all right, you can take it. And I was like, if you get it at, at, um, at a higher price, you can get 1.5, you know what I mean? She, she got up at 86K. So it was just a band more, but that saved me, I guess, some money on, on her assignment. So I just, um, yeah, I gave her 1.5 and I kept $6,500 for the rest.
Okay. So you closed your first one for $6,500.
Yeah.
Okay. What do you think you could have done better on this deal?
I think I could have, honestly, I think I should have got photos before anything, before I even got it signed, or even once I got it signed, gotten photos first. But, you know, I thought it was going to be in good shape since he said he remodeled it. I didn't know the tenants were going to mess it up that bad. So I mean, but yeah, I should have gotten photos before that. It's definitely something I should have done.
Yeah. So photos. Why didn't you go for a reduction with the seller?
Um, because he was, he was stuck on that price. He wasn't selling it for anything lower, like since the beginning, since we were first talking. That's why I was going to go with a novation, because like he wants more, he's not going lower. So a novation is the perfect thing to go for. Yeah.
Even with the condition being worse than what he originally explained it to be?
Honestly, yeah, we could have sold it to a retail buyer, but I didn't want to do that because then we'd have to sit on the market. So I was like, I want to find a buyer who's going to, you know, get it away quick because my inspection period was 30 days on the novation. And I was like, you know, I mean, I want to get this gone before the inspection period. I'm not trying to be stuck with this, even though I could probably sell it for more with a retail buyer, even if we wait. But I just didn't want to do that. I was like, I might as well just get a buyer.
Now tell me this, because this is different for everybody. Getting your first deal under contract, what did that feel like? Because you hadn't done that by yourself, right?
Um, honestly, whenever I had got it signed, you know, I mean, I was like, I did get a little— I was a little happy, you know what I'm saying? Because it was in the middle of the night too. Like, like, I just called, I was like, oh, I was like, you know, I mean, let's get it signed or whatever. Because he was telling me after work. And, um, yeah, so I was a little happy and shit, but after that, I don't know, I was just back to reality. I was just back to work. Like, next day I was just— yeah, I was just going back to— I didn't really think about too much shit. The checks should come in like today. Yeah. And I'm not— I'm not like I'm like going crazy about it. I'm just like, oh, finally. Yeah, it's about time. Yeah. And I'm just like, then I'm gonna get in PBC, and it was straight.
Yeah. Then more and more and more.
Yeah. Oh, and those other 3 deals I got on contract, you know how 2 of them probably weren't gonna work, but yeah, there's, there's that one that I was like, I know it could work, it needs a lot of work.
Yeah.
Last minute, um, a buyer gave me a buyer for $23,000. I got the reduction at $10,000. Um, the buyer, I told him to go walk it. He walked it that same day. And he offered $19,000, so I'm gonna go out with a $9K assignment for that one too. If he's paying $19, I'm getting that at $10.
Yeah, it's gonna be like, like, from buyers you should be able to go a little bit lower. Yeah, make it $10, make it even $10. Yeah, then you're at what, $16, almost $17 for the month?
Yeah, something like that.
It's not bad.
Yeah, could have been more, but oh well, it won't really matter.
Pays the bills.
Yeah.
Bet. Congrats, bro. I know, I know we were texting back and forth on Instagram before you joined. And you were like, yeah, bro, I'm gonna close my first deal. I'm gonna do this. I'm gonna do this. And now you're doing it. If anybody's watching this video, what would you recommend? What would you say about the program?
Say, yeah, bro, join the program. Join the mentorship. He'll teach you how to light up a cigar. Yeah. And yeah, it comes with it. Don't think, don't think that video was lying. That one a couple days back, a couple weeks back, it comes with it. There's a whole module right there. Let it sit on. But no, yeah, it's definitely a good investment, only if you're actually gonna do it though, and if you're actually gonna stick to it, because you promise you, you ain't getting nothing. And, or you, yes, you will. I won't say you won't because you'll definitely get something in, in, uh You could get some in a couple weeks, but it's definitely gonna take a month or two if we're being realistic. Yeah. Um, but who knows, some people come in here like, what's his name, David, guys, in like, what, 14? Yeah, 14 days. It just depends how, how fast you get onto it. Yeah, but yeah, it's definitely a good investment though.
Would you— 10 out of 10 would do it again?
Yeah, I'll do it again for sure.
